Increased stamp duty for foreign investors, the start of a new Financial Year and a looming Federal
election meant there was plenty of uncertainty for prospective buyers throughout the month of June.
Many of our prospective buyers were keen to stay on the fringes throughout June yet as a company
twenty nine purchases were carried out on behalf our clients.
Seventy percent of our customers engaged for the month were categorised as investors and many
astute buyers are turning their attention to the Sunshine State. Brisbane is becoming increasingly
more requested by our clientele for the main reason of affordability.
Brisbane locals typically have a conservative appetite for direct property investment. As such a lack
of dedicated buyers on the ground presents an opening for our Victorian and New South Wales
based buyers who approach buying with a more aggressive mindset.
Collectively for the month of June our Queensland purchases are deriving an average 5.8% yield from
purchase price points ranging $310,000 - $2.2 MN.

overpay for it. They remained patient over the next four months and
continued to keep tabs on the property until it was under $500,000.
This is when it became attractive to the client, as it was showing rents of
between $520 and $550 per week. Surfers Paradise is also experiencing
very high yield at the moment, with 6.5 per cent, so this buy will be
brilliant for the client’s capital gains and immediate returns.

for $50,000 less than the most recent comparable sale within the
building. There was another sale around the same time, and it went for
$13,000 more, even though it was run down.

The team was able to minimise disruptions to the clients’ business by
securing a property in close proximity to their existing practice, with the
