with the management of buildings. Like: long term maintenance planning, incident

The 3D viewer supports all these processes and shows real time information.
For example: the status of contracts can be
shown in the transparency mode. Could
also be rooms where maintenance issues
are being solved.

BIMkeeper supports maintenance, but can also be used in the development and
renovation process. In 2013 the UK government stated that the costs of constructing
and maintenance of Public Property “should and could” go down 20%.

6. BIMkeeper = an online collaboration platform
BIMkeeper is 100% web-based. You need only a web browser to view and share
models and all (related) information, with your partners or stakeholders. Our 3D
viewer is IFC based (open standard), so architects can use any design program.
You can use any level
of detail.

device, with enough
memory and a recent
browser that supports
WebGL.
7. Basics: legenda
In BIMkeeper we use the words “Complex” and “Unit”.
A “Complex” is a building, with at least one unit. In the system you cannot have a
unit without a related complex. Normally a complex (for example, of apartments)
holds many units.
A ”Unit” is the smallest entity of
a complex. It could be an office floor,
an apartment, a garage box, etc.
Primarily, a unit is an object that
can be sold or rented.
8. Basics: how to find data
The List page offers an overview all complexes (buildings) in the database.
You can browse, page by page
Or search: city, street, type of building (industrial, school, hospital). You will very
quickly find a specific Complex, even if there are thousands in the database.
If you want to use a combination of criteria: use the Map page,
Here you can see exactly what filters are “on” and what the reusults are.
9. Basics: how to find data
The Tiles page makes the daily
management easier.
Here you can view your own private
collection of complexes, with an overview
of al items that need your attention.
Repair requests, expiring contracts, etc.
And compliance with laws and regulations.
These dashboards can actually show any
information in the database. You can also
search within this collection .
10. The Map page gives you direct
access to any selection of
information in your database.
In seconds you can have an
overview of all buildings older
than 50 years with an energy
label A or B. You can store this
selection for re-use.

map, click on details and open
the 3D model (if present)

11. BIMkeeper is safe: access is role based
• All stakeholders can (should) have access.
• Administrators decide what they are allowed to see or change.
• The system is logging all actions, of all accounts.
• Validation and versioning are in place
• The status of files is always clear

The manager of the complex assigns
the request to a supplier (work
order).
The supplier sees the exact location
and the request or complaint and
can act accordingly.
If the repair is done, an invoice can
be connected to the work order.
This guarantees 100% compliance.

floors of a building and
allows you to turn them on
or off. For example, when
you only want to view the
2nd floor of a building.

shows a list of elements.
There can be multiple levels
of element types. You can
turn them on or off by level.
To hide everything except a
specific category, right click
and select “Hide others”.
You can do this for a main
category (“Glass”), or a
subcategory (all glass from a
specific brand or dimension)

29. In these views, the structure of the building (walls, roofs, windows,…) is made
transparent. The sensor readings are attached to desks and spaces. The color relates
to a specific value, that can be altered easily. To toggle between viewing spaces and
the structure of the building, click on the “Spaces” icon

46. 1. Before the BIM modeling process of a complex can start, it is necessary to gather all
necessary “input”. For example: floor plans, drawings, pictures, point clouds, etc.
2. If the input is complete, the BIM modeler starts to work. If he is ready the new files are
uploaded. The corresponding IFC-file, makes the model directly available in the 3D viewer.
3. In the PM tool work on a complex is called: a case. If the work of the modeler is accepted,
the files are exported to the asset management environment. Case closed.
