Mr. Yap Seng Siang is a very successful contractor, he holds 2
degrees (Degree in Civil Engineering and Master Degree in Structure
Engineering), which he achieved in UK. Upon finishing his second
degree, Mr. Yap made up his mind to finish his last degree before
jumping out into the world to give his service. Unfortunately, he was
forced to abandon his dream because of the drop in the economy of the
market which led his family business to drop. Mr. Yap then, came back to
malaysia and was previously working in his family company in Sungai
Johor, from 1987 to 1989. He decided to work in his family company to
bring them out from the drop in the economy and he got out 2 years later
after he had stabilized the company’s economy. He then, with the
decision of having a better life, went back to his hometown where he
thought he could be more recognized and that it will bring credits for his
business, and founded his own companies, “Bundar Intan Sdn. Bhd” and
“Fasa Kayangan Sdn. Bhd”. And just as what he had predicted, the
recognition of his name by the people in his hometown turned into a
credit for his business. His companies have stand for more than 20 years
now, and he had built more than 1000 single storey house, built and own
a hotel and many more.

PROJECT
What is project?
Project is an individual or collaborative firm planned
and designed to achieve an aim. This construction
project usually refers to a large construction, i.e.
construction of a residential housing area, a great
shopping center, etc.
There are many types of project, and according to
its type, the meaning then, differ . In this case, we
are talking about a construction project.

A Contractor, is the man who leads the
construction process of a construction project. The
Contractor will be responsible to lead the
construction process smoothly, bringing in workers
and materials, estimating the cost with a Quantity
Surveyor, and finishing the construction according
to the requirements.
The project will be tendered by a Developer, after
the Developer finished, it will be given to an
Architect and an Engineer before it will be given to
a contractor.

3. Mr. Yap Seng Siang is a great and famous
contractor, he had done a lot of projects since he
founded his own companies “Bundar Intan Sdn. Bhd”
and “Fasa Kayangan Sdn. Bhd”. He built thousands of
buildings by running these two companies. Mr. Yap is
actually holding two titles for a contractor, he is a
building contractor as well as an infrastructure
contractor. One of the projects he regard as his
greatest project of all time is the building of “EQ
Ferringhi Hotel”. This hotel, which is located in Batu
Ferringhi, was magnificently built along the famous
and beautiful beach of Penang. Besides being the
contractor of this project, he also holds the post of
managing director of this resort and by his dedicated
work, the Ministry of Tourism Malaysia awarded the
“EQ Ferringhi Hotel” the highest grade of license
(budget hotel).
It does not stop with just that, he also built the
“Taman Saujana Meru” housing. The one storey
residential area, located at Klang, Selangor.
This project was done by a joint venture of his
company “Fasa Kayangan Sdn. Bhd.” and a malay
company.

Problems are the thing a man cannot defy, no matter
how great a man is, he will still face problems and
failures. And so that applies to Mr. Yap Seng Siang
too, he have already faced many problems in his work
as a contractor.
According to Mr. Yap, his biggest problem is to received
an approval from the government about his projects. Mr
Yap also faced problems like excessive costs, material
shortages, etc.
Mr. Yap also experienced a problem with his client. His
client, without any proper reason sued Mr. Yap to the
court with the problems of having leakage in the house
Mr. Yap just built for him, and then later provoked the
other clients with a small unnoticed problems to sue Mr.
Yap. In the end the client lost and because of dignity he
went somewhere not even Mr. Yap know.
Despite facing so many problems in his life, Mr. Yap is
still an optimistic man who still plays his role as a
contractor and completing projects by projects.
