Description
Manor estate of the highest quality for sale in Umbria, composed of: a historic manor house on 3 floors

(2.4 hectares) on the south side of the property which is partly designated to create parking areas and

Access to this prestigious historic villa for sale in the stunning and green Umbrian countryside, is via two
private entrances, closed by important and imposing gates; the avenue of access to the villa is lined with

The manor villa likely dates back to the XVII century, with clean harmonious architectural lines. “Il
Poggiolo” is of a rectangular shape, extending mainly east-west, and enriched with large terraces

“Il Poggiolo” is in excellent condition both interiorly and externally; the villa is spread over 3 floors,

The main entrance is on the west side of the manor, where there is an important entrance, which is
accessed by an evocative external stone staircase; from here one can enter the manors entrance, fully
tiled in marble. Much of the ground floor is devoted to living areas, with large living rooms with
fireplaces, dining room and kitchen with frescoes, as well as rooms used as study / bedroom, 2
bathrooms and important external loggias leading to the park.
The sleeping area (5 bedrooms and 4 bathrooms) is located on the first floor, which also houses other
rooms, designated for ulterior uses such as: a library, billiard room and screening room, as well as the
stairs.
In the attic there are several rooms yet to be finished, as well as a studio apartment for guests.
The basement houses utility rooms, cellars and storage rooms, as well as an underground church now
desecrated.
A short drive from the villa, on the south side, is a rectangular building that once housed the stables and
has since been repurposed as a limonaia, in good condition.
On the west side rises a two storey building, once used as a caretaker's house, in fairly good structural
condition but which needs interior work and a new roof.
On the east side of the estate, not far from the entrance gate located to the south-east, is a group of
buildings probably dating back to the nineteenth century.
Here is a plastered villa on three levels, dedicated to residential use (Poggiolo 1), fully and beautifully
refurbished, in adherence to an old tobacco dryer recovered for residential purposes and with various
outbuildings and ancillary rooms.
The ground floor comprises a double living room, dining room and kitchen, developed as a large open
space with clean lines. “Il Poggiolo 1” is home to a prestigious music room with open loft. Adjacent is a
large gym and a laundry room. On the same level there is also a spacious garage.
The first and second floor boast 5 bedrooms, 1 study/bedroom and 4 bathrooms (of which 3 are ensuite
bathrooms). The view down the valley of Assisi makes this an incredibly scenic location. At a short
distance is an outdoor swimming pool, and a large garden so well cared for it could be British.

The remaining part of the estate is spread to the north, with farmland mainly oriented towards
winemaking and olive groves, climbing gently towards the top of the hill, with a supremely panoramic
view.

State of repair
The finishes of the manor houses are generally of a very high standard, with marble floors, terracotta,
hardwood or carpeted floors, depending on the rooms. The structural conditions are very good, with
roofs and facades re-plastered and reviewed in the late 90’s.
Some rooms, such as kitchens and bathrooms, are affected by the passing of time and would need to be
revised. The windows are in single-glazed wood, with shutters.
Some ceilings are adorned with characteristic frescos. The general conditions of the villa are excellent.
Very high, albeit featuring contemporary materials and feel, is the degree of finishing of the residential
building: Il Poggiolo 1.
The other buildings need renovation works, in whole or in part.
Utilities
There are all necessary utilities. The water supply is guaranteed by connection to the local water mains
and all necessary connections are provided for use of the natural gas and electricity.

All the buildings are properly recorded with the buildings registrar in Perugia. Energy consumption

denominato "IL POGGIOLO" con codice VSGE002444 del quale d stata presa visione via
Internet e via e-mail tramite l'Agenzia Immobiliare Great Estate s.r.l.
1. OGGETTO DEL CONTRATTO

Questo accordo trale parti contraenti d irrExqcabklyeparti convengono quanto segue:
1.1 Altieri Ltd acquisird l'immobile denominato Il POGGIOLO, VSGE002444 da pEDRO
S.S. al prezzo di € 5.600.000,00 che sard soggetto al buon esito della due diligence da
effettuarsi sull'immobile tramite professionisti incaricati dalla parte acquirente entro un
termine di 90 giorni dall'accettazione della presente. La due diligence consisterd in una
relazione tecnico-finanziariasull'immobile al fine di individuarne 1'effettivo valore di vendita
la parte acquirente si riserva la possibilitd di valutame l'esito a suo insindacabile giudizio
prima di procedere eventualmente con l'impegno definitivo per l'acquisto. Se al termine della
due diligence verrd riscontrato un valore inferiore a quello pattuito nel presente accordo, le
parti awanno la facoltir di rinegoziare ilprezzo di vendita sopra pattuito tramite la
sottoscrizione di un preliminare di compravendita, che annullerd gli effetti di qualsiasi
accordo preso in precedenza. Se l'esito della due diligence esito verrd considerato
sfavorevole per qualsiasi motivazione e/o inmancanza di accordo tra le parti in relazione al
prezzo rinegoziato, nessuna delle due parti potrd richiedere all'altra o all'agenzia immobiliare
alcun tipo di penale, rimborso spese o risarcimento danni.
1.2 Dopo la firma del presente accordo PEDRO S.S. fornird a Altieri Ltd tutta la
documentazione necessariaper completare la due diligence, incluso ma non limitato a: gli
ultimi 3 anni dei bilanci dell'azienda, tutte le relazioni tecniche e frnarviarie, lo stato e la
condizione della proprietd.
1.3 Dopo la firma del presente accordo, Altieri Ltd fomird la prova dei fondi a PEDRO S.S.,
per completare I'acquisto dell'immobile, che seguird, nel caso in cui la due diligence dia un
risultato favorevole.
l.4L'accordo scadrd il 19 maggio 2015.
1.5 Se Altieri Ltd sceglierd di non procedere con I'acquisizione al termine della due diligence,
o nel caso in cui scadranno i 3 mesi di condizione sospensiva legati alla due diligence stessa,
questo accordo sard automaticamente nullo.
1.6 Altieri Ltd e PEDRO S.S. garantiscono che la documentazione e le informazioni che
vengono divulgate alle rispettive parti, saranno strettamente confidenziali, e le informazioni
non saranno divulgate e/o comunicate aterzi, con l'eccezione dei partner o altre parti che
parteciperanno all' acquisto.
1.7 Dopo aver completato con successo il processo di due diligence, le parti firmeranno un
accordo definitivo per completare ufficialmente I'acquisizione, tramite la firma di un
contratto preliminare di compravendita o direttamente tramite Atto notarile da stipulare
presso Notaio Italiano scelto dallaparte acquirente, il tutto entro e non oltre il3010512015.
1.8 Al momento della sottoscrizione dell'accordo definitivo tra le parti (sottoscrizione
preliminare di compravendita o del rogito notarile), la parte acquirente si impegna a
riconoscere all'Agenzia Immobiliare Great Estate Immobiliare s.r.l. la prowigione del
3yo + IY A sul prezzo di compravendita mentre la parte venditrice si impegna a
riconoscere all'Agenzia Via dei Colli immobiliare di Calafd Stefano la prowigione
concordata nell'incarico di vendita sottoscritto con l'agenzia stessa.
2. LEGGE E GIURISDIZIONE
2.1 Questo accordo, nonchd qualsiasi reclamo o disputa derivanti da o in connessione con
questo accordo, sono regolati dalla legislazione Italiana.
2.2Le parti concordano irrevocabilmente che il tribunale italiano competente ha giurisdizione
per risolvere qualsiasi disputa o reclamo derivante da o in connessione con questo accordo.
3. ACCORDO GLOBALE
Questo accordo costituisce I'intero accordo tra le parti e sostituisce qualsiasi accordo,
intesa o precedente contratto verbale o scritto tra di esse, in relazione agli aspetti che
vengono trattati.
