Zaha Hadid Architects is exploring the use of Building Information Modeling (BIM) and Virtual Reality (VR) in their design process. They recognize that BIM allows for greater collaboration and an integrated design workflow. They discuss the differences between BIM Level 1 and Level 2, and how BIM can impact resources over the project phases. The company also explores the use of Mobile VR and Full VR, noting the tradeoffs between the two approaches in terms of hardware requirements and immersive capabilities. Their VR group is working to implement these technologies into client presentations and the design process.

We work at all scales and in all sectors.
We create transformative cultural, corporate, residential and other spaces that work
in synchronicity with their surroundings.

Why BIM?
• The UK Government Construction Strategy (GCS) requires professional teams to utilise fully collaborative 3D BIM as of 2016 in any UK publicly
procured project of a capital value above £X. In order to bid for these projects, ZHA needs to be able to offer and demonstrate BIM capability.
• The UK and Europe have adopted a mandatory BIM strategy, much of the Middle East, Asia, America, and Australia voluntarily requiring the
same service.
• Increasing numbers of clients are requesting BIM expertise to be presented in bids.
• The impact of BIM on fee proposals, contracts and fee levels need to be understood and addressed.
• ZHA requires to roll out its existing BIM Execution Plan (BEP) on all BIM projects. To do this, it must put a strategy in place for use on projects
and deviation from this strategy should require Director approval with an agreed alternative BEP strategy.
22. ZahaHadidArchitects
The impact of BIM
• We need to understand the full project workflow and the integration of BIM with ZHA form finding software.
• Discuss, how, when or if BIM should be introduced by ZHA during design stages.
• BIM increases collaboration across the industry, particularly at early design stages.
• Collation and exchange of information occurs in a common format for collaboration.
• Shared three-dimensional models.
• Intelligent, structured databases.
• Responsibility for BIM model and its management are fundamental.
• Responsibility for data management increase, high level of software competence required for key staff on project teams

BIM levels
Level 1 vs Level 2
The difference between BIM Level 1 and BIM Level 2 is subtle but fundamental:
• BIM Level 1 is about sharing files minus collaborative coordination with 2D cad output
• BIM Level 2 is about sharing data so that all of the design, construction, operation and maintenance information can be held in a single,
federated BIM model
• It is way of working: information modelling and information management in a team environment

BIM vs 2D CAD Resource profile
• So why would ZHA invest in any additional work at the early stages?
• If ZHA have a greater role in later project stages the up front investment pays
• Otherwise we are setting a project up reduce the risk and workload at later stages for all
• So ask additional fees or simply front load fees to reflect the earlier costs?
• The decision if and when to move to BIM can be driven by what stage we hand over to our LEA and the scope split
• If we have scope limited to early stage design we can simple hand over BIM usable data for others to integrate into a BIM model
26. BIM Level Case Studies
All participants are using data held in a single, federated BIM model.

Why VR?
• As one of the key technological innovations of recent years, Virtual Reality affords a myriad of possibilities when it comes to design
production and presentation.
• VR allows the possibility of experiencing the design prior to the building’s construction.
• The immersive qualities of this approach allows for an enhanced decision making process.
• Client presentations become much more effective as the design is presented in a medium which is very easy to relate to, allowing for a
true perception of space.

Mobile VR vs Full VR
It is important to make the distinction between the two different types of Virtual Reality experiences that current hardware’s allow.
• Mobile VR. Displayed through a mobile smartphone and a portable headset. It is an economical way of showing immersive images from a
fixed point of view.
• Full VR. Using a high resolution fully tracked headset + hand controllers and a VR Ready PC/Laptop. Affords full freedom to navigate the
space by physically walking in it as well as permitting interactions using the user’s hands.

Mobile VR
• It’s an economical and practical way to experience space.
• While not as powerful as a Full VR experience, it gives an enhanced sense of scale, shape, form and materiality than traditional 2d mediums of
representation.
• It’s easy to transport and simple to use.

149. ZahaHadidArchitects
Full VR
• Contrary to a mobile VR experience, a full VR allows the user to freely move around the space.
• It has higher hardware demands, but in return it exploits the true immersiveness of the medium.
• A pair of fully tracked controllers allow the use of hands within the virtual space, making it possible to interact with the environment.
