  • Welcome to my presentation on the Real Estate.com Buyer’s Advantage. My name is Andrew Wilson and I am a Realtor with the New York Region of RealEstate.com. Let’s look at some of the benefits of working with me as your buyer’s agent to help you find real estate in Long Island or Queens.
  • Basically, it is my goal to help you find your dream home. I utilize technology as much as possible to put you in control of the process. Besides being a realtor, I am also a practicing architect, and co-founder of the Architectural firm [1016] Architecture . I bring architectural and real estate market knowledge to every interaction with my clients to their advantage..
  • Why have a buyer’s agent? Basically, this means I am dedicated to your interests alone. Not the sellers, not the bank, just yours. And keep in mind, all of the things that I will mention in this presenation are services to you with no out-of-pocket costs. We’ll talk more about that later. Without representation most home buyers will have one or more of the things listed here happen to them. Home buying is a fairly complicated process, and it is smart to have an expert buyer’s agent on your side.
  • When we work together the first step is to sit down and determine exactly what it is you are looking for in a new home. From number of bedrooms to school districts or other amenities that are important. Now Hidden opportunities… this is where having an architect as your realtor is very advantageous. I can help you visualize… to look past minor deficiencies to envision how a certain property can become exactly what you are looking for in a new home. Other buyers and agents won’t see the possibilities and this means opportunity for you. In addition, if you choose to move forward with a hidden opportunity, I can help you execute the project after closing.
  • The second part of the consultation is to look at your overall situation. Do you need to sell a home? How much might you expect to make from it We will speak realistically about your situation and put together a plan that will help you have the best outcome.

  • Step 3 is to get financing preapproval. This puts you in a strong financing position and makes it more likely for you to get better terms from the seller in other areas of the purchase. I can get you set with a LendingTree loans officer or one of my other brokers. I also strongly recommend you speak with your personal banker.
  • Step 4 is to go an see the most promising houses that come up in our search. So you know, working with me does not limit the houses that we can go see. In fact it might increase your ability to see certain properties when listing agents can’t show to unrepresented buyers.
  • Once we find a house you’re interested in, we make an offer through a binder letter. I work to get the offer accepted with the most favorable terms to you.
  • There are lots ways to negotiate with the sellers. Many time unrepresented buyers either don’t know these things are negotiable, or they are uncomfortable asking for all the things they want. It is my job as buyers agent to represent you to the seller, and get you the best possible deal. I am not afraid to ask, and everything’s negotiable.
  • There are a lot of things that have to happen between accepted contract and the closing date. I will help you keep track of the steps and get you in touch with the right people. You’re in charge, but I am here to help you out and to make sure you get the keys to your new house.
  • As I said, All of these services are provided to you by me and almost always result in no cash out of your pocket because the costs are paid from a seller’s commission. Usually, I will not even require a contract. If I am not providing valuableinformation in a responsive and professional manner, you are free to move on to work with another agent. I just don’t think that will happen. All I ask is a chance to start working with you so that I can earn your trust as we find you a new home.
