This document provides information for the conceptual design phase of renovating the YWCA of Greater Miami-Dade. It includes a site location, history of the Overtown neighborhood, program requirements, design goals, and conceptual plans including a first floor plan, reflected ceiling plan, elevations and perspectives. Material and furniture selections are proposed that consider sustainability with recycled, low-emission, and easily maintained options. The overall goal is to incorporate the soul and vibrant characteristics of Overtown's history into the YWCA to make it a cultural center that promotes freedom of expression.

1904
The Overtown area got assigned
to black workers due to segrega-
tion. Crop freeze brought mostly
blacks from the south into this
unestablished area.
Coined “Colored Town,” Black
workers became segragated
between the rest of the city. The
Overtown area became assigned
to black workers in building the
service railroads, streets, and
hotels. Blacks truly built the
tourist industry of Miami.
Miami officially became known as
a city. Not enough white people
came out to vote; therefore, blacks
got to vote. Nearly 1/3 of men that
stood to incorporate the City of
Miami were black.
Black codes and the Jim Crow laws
came into play and blacks lost
their civil rights all the way until
1965.
The City of Miami officially started
listing businesses both opperated
and owned by blacks. Overtown
became the leading center for
black commerce including banks,
hospitals, businesses, and
churches.
The Lyric theatre was completed
by Geder Walker. It became the
first theatre built in Miami, home
of vaudeville, music, and silent
movies.
The fourth Census of the State of
Florida was taken and put the
population of Miami at 15,592.
Out of this number, 5,659 people
in the population of Miami were
blacks, living in Overtown.
Overtown became the home of
one of the first black millionairs in
the world, D.A. Dorsey. He even
came to own Fisher Island, at one
point.
Booket T. Washington High School
became the first high school to
educate black students in Miami.
Liberty Square was constructed
and became the first public
housing in the Southern United
States for blacks.
After World War II, Overtownbecame a
center for nightly entertainment. Ella
Fitzgerald, Cab Calloway, Josephine
Baker, Billie Holiday, and other black
performers made their way to the Mary
Elizabeth Hotel. They were able to not
only entertain there, but lodge as well.

7. “Overtown is the
epitome of every city
in America. Built by
invisible workers who
worked for
subsistence wages
while being forced to
live in squalor while
the larger city
prospered.”1950

Overtown saw an economic
decline because the I-95 was built
directly through these black
neighborhoods. A gradual decline
was witnessed in this area, where
many people had to move away
from this area, into Liberty City.
The residential population of
Overtown saw a radical decline
from 50,000 to a low 10,000
people. This neighborhood slowly
became known as the “ghetto.”
“Deep City” became the first black
owned record labeling shop in
Overtown.
The developing real estate market
in Miami began to skyrocket.
The Lyric Theatre, which was
closed for 4 decades, was
revitalized and brought back to
life. It still strives today.
Overtown began hosting its
annual Overtown Music Festival,
to give tribute to all the greats
that have passed through the city.
Organizations such as “Take Back
The Land” and “Miami Workers
Center” seek for permanent
solutions for the housing crisis
that Overtown is going through.
David Beckham starts a Major
League Soccer team in Miami
florida. He secured a lot of land in
Overtown to expand his franchise
and build a stadium.
Today, Overtown is a true
destination not only for tourists,
but for local South Florida
residents looking for great music
and entertainment.

8. Known as the “Mecca of Music” for many decades, its liveliness
and rigor was lost when the Black music culture spread to the
mainstream radio.
Segregation’s positive effect according to historian Marvin Dunn,
allowed for a “place where art could flourish, where musicians in
particular” were thriving talents that everyone brought raw talent to
this big simmering pot
Only life that locals knew, forced them to a sense of community,
self-sufficiency and independence.
Overtown is recognized as a historic and cultural influence
however could not bring back the way of life and vibrancy.
Not motown or sax, but inspired by them. Eccentric Soul music coined
the “Miami Sound.”

9. The goal of this project is to incorporate the soul, free
flowing movement and inspirational features of
Overtown.
We need to remind the community that the YWCA is a
cultural center that promotes freedom of expression,
evolvement, vibrant characteristics and sustainable
features that impact our environment and our lives.
Provide a profound statement that allows individuals,
both young and old, the importance of sustaining
their own talents and goals for their lives.
The YWCA, no matter how small can never fall short of
becoming Overtown’s new‘Mecca’
DESIGN NARRATIVE
CONCEPT STATEMENT
THE HARLEM RENAISSANCE
The Harlem Renaissance, a time when
African Americans and cultures alike took
hold of the opportunity to create an
explosive era, that dignified their growth as
well as their cultural and social awareness.
In many ways, Overtown, experienced their
own Harlem Renaissance, and brought forth
artists, poets, photographers, musicians
and scholars, performing on a common
ground.
The era, however, was short-lived due to
circumstances that left a city almost
unaware of its impressive, impeccable
history.

DESCRIPTION: Cork flooring is a very durable choice. The air contained in the
millions of cork cells provides a cushioned feel underfoot. Cork reduces the
transmission of sound, vibration, heat and thus is a great insulator. Cork
naturally maintains a comfortable median temperature, never getting very hot or
very cool. Bugs, mold, mites and even termites are repelled by cork due to a
naturally occurring substance in cork called Suberin. Cork is fire resistant and
also does not release any toxic gases on combustion. Cork cell membranes are
very flexible allowing cork to be both compressible and elastic. Globus Cork tiles
are pre-finished and pre-glued. This means that your flooring installer will spend
far less time installing your floor.

SPECIAL INSTRUCTIONS: When you receive the cork tiles, remove them from
the boxes 4 days before you're going to install them. Carefully cut down opposite
corners to open the boxes and lift out the tiles, making sure not to break the
corners. Let the tiles acclimate to your normal room temperature for 4 days. You
should also shuffle or blend the tiles as there is naturally some shading
variations. If you have any concerns about the tiles, do not install them.
