The Surgical Facility is made up of 4 to 6 Operating Rooms:

equipment and furnishings needed to meet the state and federal
mandates for licensing in each individual state within the USA only.
Recovery Care/Rehab/Skilled Nursing/Urgent Care Center consist of:
• 10 to 24 Hospital Patient Beds curtained
• 10 Exam Rooms curtained
• Full Commercial Lab
o PRP Therapies
o Toxicology Therapies
o Clinical Genomic-DNA Sequencing
• Full Commercial Pharmacy
o Compounding capabilities for external ointments

The Surgical Facility and the Care Center:
• Can be expanded up to:
o 4 times the Operating Rooms and
o 4 times the Hospital Bed Rooms.
• Can be build up to
o 16 Operating Rooms for the Surgery Center
o 40 Hospital Beds for the Recovery Care Center
o Both without going back to the drawing room!
Collected Revenues: These are the Billed Procedures and Collected
Reimbursements from the Procedures after negotiations and collections
have occurred.
The Groups of Surgeons are recruited from either Neurosurgery,
Orthopedic Surgery, Interventional Pain Doctors, or Interventional
Cardiologists. Any mix of these Surgeons can produce in the Hospital
environment the equivalent of $24 Million a year!
Actual collected revenues of $2 million per month, or $24 million a year, are
needed to make for our 4-6 Operating Rooms and 10-24 Hospital Bed
Surgical Complexes to work financially and maintain a good ROI for the
Investors.
While they are working in a hospital environment, the Surgeons as a group
must produce a minimum of $24 million of “collected” revenues annually
per site before they are invited to join within this opportunity.
Also, the same collected revenue production in an Ambulatory Surgical
Center Settings we will invite to participate.
No Governmental Insurance allowed: Medicare, Medicaid, Obama Care,
Etc. the Surgeons will take these procedures to the Hospitals.
Disbursement of Collected Revenues each month will be as follows:
• 25% for the Surgeons
• 50% for Operations and Management and $200K /month/lease
• 25% for the Investor

What does the Investor receive for his $20 Million investment?
1. Owns the Land.
2. Owns the Building.
3. Owns the Equipment and Furnishings.
4. Owns the Licenses.
5. Has a 10-year Lease Purchase Agreement Guaranteed and signed
by the Surgeons of each individual site.
6. Has a 10-year User Agreement in which the Surgeons pledge all of
their Non-Governmental Procedures to the Facilities of each
individual site.
7. Key-Man Insurance on each Surgeon.
8. Confirmation that each Surgeon Group produces a minimum of $24
Million Dollars per year, where the investor would receive a minimum
of $6 Million Dollars a year per site ROI Guaranteed.
9. A monthly note starting 90 days after the first surgery in the amount
of $200 Thousand Dollars per month or 1% of the Total Project Costs
per month for 10 years.
10. 30% ROI which is paid every 12 months each year for 10 years
starting 90 days after completion of the Surgical Complex and
the first surgeries performed.
