In 1853, Captain John Gunnison explored the area
searching for a route through themountains andover the
continental divide to develop a railroad. e county was
named aer this early explorer. From 1873 to 1875, F. V.
Hayden, a medical doctor and mineral expert, surveyed
the Gunnison Valley as part of his quest for mining
claims. eodore Roosevelt, our National Park
President, created Gunnison National Forest, originally
the Cochetopa Forest Reserve, on June 13, 1905.
Formerly known as the Roper and Redden Ranches, then
the Elsinore Cattle Company and nally the Wapiti
Ranch, this property has functioned and operated as a
workingranchsince1910.

Improvements
e deeded area of Wilder on the Taylor includes
approximately 2,100 acres with several thousand
additional acres of nearby forest service land leased for
summer cattle grazing. A total of only 26 homesteads are
being offered, each consisting of a minimum of 35 deeded
acres. Each homestead includes a one-acre building
envelope. e remaining acreage on each homestead is
protected by a conservation easement, prohibiting future
development. All other property, including ranch
buildings and equipment, will be held by the homeowner
associationforeachowner’sundividedmutualinterest.

Expansive Acreage
Four turn-of-the-century cabins are ideally sited along the
northern bank of the Taylor, allowing maximum exposure
to the river. Strategically positioned in the heart of the
ranch, these cabins are available for owners to utilize as a
place to stay while building their home e cabins can also
serve as accommodations for owners' guests to stay while
visiting. Each cabin is nearly 100 years old but has been
tastefully refurbished. In addition to the cabins, the
Founders Porch was constructed as a eco-friendly
recreationalmeetingplaceforowners.
A six-mile cedar fence with secure access gates were
designed by the architectural team CCY from Basalt,
Colorado. CCY is widely renowned for their work on
award winning mountain homes and resorts. e
landscape design at the entry and the placement of the
homestead sites is the work of Design Workshop from
Aspen, an internationally recognized land planning rm.
e historic barns, the stables and housing for summer
help have been repaired and re-roofed for long-term
preservationandcontinueduse.
Improvements along the river include trails for easy
shing access, numerous pools for wintering sh and
additional weirs to protect habitat and ngerlings. e
River Road was built with crushed rock that was all
repurposed from the installation of the underground
utilities and the various ponds and streams. e roadbed
has been built to standards for heavy equipment use
during home construction, possible re truck use and for
minimum maintenance in the future. e crushed stone
bedisofexceptionalqualityforaranchroad.
Founders Porch
The Ranch
One begins to truly understand and appreciate the Taylor
River on the drive from Almont, in the Taylor Canyon
headed towards Wilder Ranch. Taylor Canyon is a
geological marvelspanning20milesinlength,showcasing
massiveverticalrockwallsupto400feetinheight.
Arriving at one of the three entrances to the ranch, the
feeling of being in an unforgettable setting begins to sink
in. It is quite extraordinary to nd a property
incorporating a sizable stretch of private and exclusive
shing water nearly enveloped by millions of acres of
national forest. Highly prized, Wilder is one of only three
signi cant stretches of private water along the main stem
oftheTaylorRiver.
Hiking up the mountains to the peak of the Wilder Ranch
is an easy path that takes you to a far valley and the Fossil
Ridge Wilderness area. e view up the trail is from one
mountaintop to another, from east to west and to the
south. To the north, one looks over the expansive irrigated
meadow and the passageway to Crested Butte and Red
Mountain.
Fluctuating topography is evident as the landscape is ever-
changing supporting numerous drainages, small canyons
and tributary creeks. e picturesque setting of a summer
evening at e Camp is the perfect stage to share stories of
“the one that got away,” as you relax and create memories
foralifetime.

The Fishery
A tremendous asset of Wilder is the Taylor River. It ranks
as one of the very best sheries in the West and is a
tailwater, extending the shing season almost year-round.
e Taylor River currently holds two Colorado state-
released sh records: a rainbow trout of 40.25 inches and a
Snake River cutthroat trout of 30 inches. e Taylor River
isalsohometosomeofthelargeststream-born troutinthe
lower 48 states. e main stem of the river has been
signi cantly enhanced to improve holding water, feeding
lanes, pools, riffles, runs, dri lanes, and a gentle overall
gradient creating a spectacular shing experience.
Nurtured to the fullest extent, this self-sustaining natural
shery has proli c insect life and exceptional habitat to
grow and maintain trophy trout. Fish commonly caught
on the Wilder are rainbows, browns or cutthroats and
typically average between 16 and 20 inches with many
topping 24± inches. Beaver Creek and Rarick Creek
provide additional waters that feed into the Taylor River.
For the novice and the teacher, our six ponds are
challengestoanysecondcastoftheParachuteAdams.
Wilder’s 2+/- miles of professionally designed and very
private Dream Stream winding through the meadow is
suretodelight shermenofallskillsets.

Wilder is proud to be a catch and release community of
owners. Wilder continually measures and assesses the
health and quality of all the aquatic resources on the
property.
Limits on the number of sh caught each day and the
number of rods each household may have on the river are

Design Guidelines
Carefully planned homesteads were designed to coexist
harmoniously with nature. Architectural design is meant
to be timeless and organic, subordinate to the existing
landscape. Owners of Wilder will share in the enjoyment
and responsibilities that come with preserving this legacy
property. It is understood and expected that each owner is
an individual and has different architectural desires that
vary in style and size. Diversity in design is encouraged
and will be assisted through the architectural and
landscape guidelines for Wilder. (Additional information

e purpose of the Homeowners’ Association is to control
and maintain the common areas of the ranch. e
property is part of a common interest community and is
subject to speci c declarations. Owners of the property
will be required to be a member of the Homeowners
Association and will be subject to the by-laws, rules and
regulationsoftheassociation.
In accordance with the Wilder Covenants, the entire
Wilder property, including any Owner Parcel, is
encumbered by an easement in favor of the Wilder
Association for agriculture use, among other purposes. In
accordance with Paragraph 8.3 of the Wilder Covenants,
assessments are apportioned equally among the lot
owners. A new owner will not be obligated to pay more
than its pro-rated share of the approved assessments.

Location
Centrally located in Colorado, Wilder on the Taylor lies
between Crested Butte to the north and Gunnison to the
south. e Gunnison-Crested Butte Regional Airport is 15
milesfromWilderwhileCrestedButteMountainResortisa
17-mile drive in the summer and less than 25 miles in the
winter. Together, these two iconic Rocky Mountain towns
and surrounding public lands offer many of the recreational
opportunitiesforwhichColoradoisfamous.
Gunnison, a long-time ranching community at the
crossroads of Highway 50 and 135, has all the necessities to
work and live well. Crested Butte, smaller and more
compact, is a well-preserved Victorian mining town with a
heritage of winter skiing and an ever-enduring charm.

e avorofGunnisonisde nitelycowboys,ranchingand
outdoor living. Western State University provides an
element of youthfulness to the town, enhancing its
heritage of working and living in the outdoors. It is a
practical town with a regional medical hospital, a
volunteer re department and a proud heritage of
mountain rescue teams. e town also offers a variety of
restaurants, a convention center, several nancial
institutions, y-shops, sporting goods stores, a library,
museums, antique shops and art galleries. Local golfers
have Dos Rios, a comfortable 18-hole public course just
southwest of town spanning the Gunnison River. In
addition, Gunnison has a white-water park on the
GunnisonRiverforkayakingenthusiasts.
e Club at Crested Butte offers a premium Robert Trent
Jones II championship design golf course, tennis, pool,
and many other member activities. Mountain-biking
enthusiasts from around the world visit Crested Butte’s
endlessadventuroustrails.
e heritage of mountain biking started in this truly one-
of-a-kind rocky mountain town. For snow skiing, Crested
Butte Mountain Resort, a family-friendly ski resort, offers
121 established runs, 2,775 feet of vertical drop and 300±
inches of annual snowfall. Monarch Mountain, a smaller
ski resort located east of Gunnison on Monarch Pass,
boasts 350± inches of annual snowfall, 54 runs, a vertical
drop of 1,170 feet and some of the best powder and tree
skiingColoradohastooffer.
Airline service and private aviation utilize the superb
Gunnison-Crested Butte Regional Airport with ILS, GPS
and VOR approaches to the 9,400-foot runway at the all-
weather airport. Commuter airline service is provided by
United Express, operating all year, and by American and
United direct ights from Dallas and Houston during the
winter ski season. Car rentals are available as well as a full-
service general aviation FBO that offers fueling, charters
andmaintenancetovisitingcorporatejets.
Locale
e summers are cool and mild, with average
temperatures in the mid-70s and a bounty of sunshine-
lled days. Although the temperature can be below zero
during the winter months in Crested Butte, conditions are
sunny and pleasant thanks to abundant radiant heat.
While Crested Butte, at over 9,000 feet, averages over 300
inches of snow, Gunnison at 7,000 feet receives much less,
about 50 inches. A typical winter day in Gunnison can be
inthelow20s,whilesummerhighsareinthelow80s.
Elevation and topographical features at Wilder vary
signi cantly. e lowest point on the Taylor River is
approximately 8,300 feet. From the river bottom and low-
lying meadows, the topography shis dramatically, rising
in elevation through several drainages and more
challenging terrain. Multiple trails lead to higher points
ontheproperty. ehighestpointis9,700±feet.
e property taxes for each homestead are determined at
the time of purchase and are subject to change aer
completion of improvements. e Covenants require the
Wilder Association to operate the Wilder Property as a
functionalagriculturalunit.
All homesteads are entitled to drill one domestic well.
Colorado state law allows for an “exempt domestic well” to
serve up to “three single-family dwellings and irrigate up
to one-acre of gardens and lawns.” All other water rights,
historically and currently used for agriculture operations
of the ranch, and/or used in connection with the
“Common Area” will be owned by the Homeowners

Extensive research and due diligence has been performed
to determine the status of the mineral rights associated
with Wilder. ere are a small portion of mineral
reservations located in the farthest southeastern section
and outside the primary area of development that do not
belong to Jackson-Shaw and its successors, the developers
