OVERVIEW
The Subdivision covers forty-nine (49) vacant residential lots and twelve (12)
common area lots, plus two lots with finished homes in the Mahana Estates
Subdivision on approximately 125 acres of land. Located in Honokahua, Lahaina,
Island and County of Maui, Hawaii, situated on the southeasterly side of
Honoapiilani Highway. The Subdivision is approximately 34 miles from Kahului
Airport, approximately 4.2 miles from Kapalua Airport and approximately 10
miles from the town of Lahaina. The County of Maui issued final approval of the
Subdivision on February 8, 2017.
ROADWAYS
Roadway Lots 56 through 61, are intended to be owned and maintained by the
owners association. Six interior Subdivision roads will provide access to the
Lots within the Subdivision. Roads will include four (4) 60-foot wide right-of-
way arteries and two (2) 12-24 feet wide roadways throughout the Subdivision.
Construction of the interior Subdivision roads is complete.
ACCESS
Access to the Subdivision is complete from Honoapiilani Highway onto Mahana
Ridge Street within the Subdivision. Honoapiilani Highway is a 2-lane public road
which generally runs parallel to the Maui coastline with an average travel surface
width (in the vicinity of the Subdivision) of 12 feet.

RESIDENTIAL LOT USES
Residential Lots may be used for single-family dwellings; private,
non-commercial gardens and horticultural activities.
ELEVATION
The Subdivision lies between 80 feet to 760 feet above sea level.
The general topography of the land within the Subdivision varies
but areas on the plateaus generally slopes to the south at an average
grade of about ten percent (10%).
SOILS CONDITIONS AND DRAINAGE
Regional and site topography indicate that surface runoff flows generally from East (mauka
mountain) to West (Makai ocean). Certain Lots in the Subdivision will contain drainage
basins, swales, drains, ditches, channels, lines, and other facilities for managing surface water
runoff within the Subdivision.
WATER SUPPLY
Potable and non-potable (irrigation) water is supplied to the Residential Lots by
underground water lines from the water system and transmission lines owned, operated and
maintained by Kapalua Water Company, Ltd. Potable and non-potable is water is delivered
by 1-inch meters. Extension of water transmission lines is currently 100% complete to the
Residential Lots.
SEWAGE DISPOSAL FACILITIES
Sewage disposal is provided to each Lot through a central sewage disposal system and sewer
lines owned, operated and maintained by the Kapalua Waste Treatment Company, Ltd.
Extension of sewer lines is currently 100% complete to the Residential Lots.
ELECTRICITY, TELEPHONE, GAS, CABLE TELEVISION
The electrical, cable and telephone systems are underground with service provided along the
Subdivision’s internal roadways. These lines are installed to a location at the street adjacent
to the boundary of each Lot.

Kapalua is one of Hawaii’s more luxurious resort communities with exclusive
activities such as golf, tennis, and water sports. Imbedded in rich history, the
origin of the Kapalua’s progression dates to the 1800’s with the formation of the

MAUI COUNTY OVERVIEW
Maui County includes four of the Hawaiian Islands: Maui, Kahoolawe, Lanai and
Molokai. It is the second-largest county in land mass and home to approximately 12% of
the state’s residents. Maui is also the second-most popular tourist destination in Hawaii
(about 2.4 million visitors in 2017) thanks to sites like the Haleakala Crater, Kaanapali
Beach, and the historic whaling town of Lahaina. The rustic feel of Lanai and Molokai
also attracts tourists looking for a relaxing vacation.
Maui’s economy relies heavily on tourism, with more than 40% of all jobs in the
accommodation, food services and retail sectors. Non-tourism areas generally grew more
rapidly during the past decade, particularly construction, health care and business services.
There is also a limited but growing technology sector on Maui, centered around the
Research and Technology Park in Kihei.
Visitors from the U.S. Western region make up most of the Maui tourism
market (47.2%), with visitors from the U.S. Eastern region also contributing
significantly. Maui has also reported some increase in visitors from Australia and Oceania.
The Island has an average daily census of 52,798, which is a 3.6% increase from 2017.
Roughly 67.2% of all visitors to Maui are repeat visitors. Modest gains are expected as the
U.S. and global recoveries strengthen.

STATE OF HAWAII OVERVIEW
State of Hawaii is an archipelago comprised of 137 islands in the Central Pacific Ocean,
including eight major islands. The archipelago is one of the most isolated land masses in the
world and lies 2,400 miles from the West Coast of the U.S. Mainland. Honolulu, the state
capital, is located on the island of O’ahu. Hawaii’s approximately 1.3 million residents are
joined each year by about 8.9 million visitors, who enjoy the state’s pleasant climate, famous
beaches, world-renowned surf, active volcanoes and Polynesian cultural heritage.
Hawaii’s economy is centered on the tourism industry: transportation, accommodation and
food services, and retail trade sectors represent a significant fraction of total jobs. About
a fifth of Hawai’i’s jobs are in the government sector—with both state and federal civilian
components, as well as a large military component. Non-tourism service sectors such as
health care, business, administrative and professional fields have generally grown faster than
the economy overall, contributing to gradual diversification of the economy.
The majority of tourists to Hawai’i hail from the U.S. mainland. With a record number
of 8.9 million visitor arrivals, 2017 was the tourism industry’s best year ever, not only for
visitor arrivals, but also for visitor spending and tax revenue. In 2017, the average length of
stay for visitors dropped 0.8% in comparison to 2016. The average length of stay remains an
impressive 8.99 days. By island, the breakdown of visitor’s length of stay is: Oahu - 6.81 days,
Maui - 8.14 days, Hawaii Island - 7.49 days, and Kauai - 7.65 days.

  • 42. MAUI COUNTY OVERVIEW Maui County includes four of the Hawaiian Islands: Maui, Kahoolawe, Lanai and Molokai. It is the second-largest county in land mass and home to approximately 12% of the state’s residents. Maui is also the second-most popular tourist destination in Hawaii (about 2.4 million visitors in 2017) thanks to sites like the Haleakala Crater, Kaanapali Beach, and the historic whaling town of Lahaina. The rustic feel of Lanai and Molokai also attracts tourists looking for a relaxing vacation.   • 44. STATE OF HAWAII OVERVIEW State of Hawaii is an archipelago comprised of 137 islands in the Central Pacific Ocean, including eight major islands. The archipelago is one of the most isolated land masses in the world and lies 2,400 miles from the West Coast of the U.S. Mainland. Honolulu, the state capital, is located on the island of O’ahu. Hawaii’s approximately 1.3 million residents are joined each year by about 8.9 million visitors, who enjoy the state’s pleasant climate, famous beaches, world-renowned surf, active volcanoes and Polynesian cultural heritage. Hawaii’s economy is centered on the tourism industry: transportation, accommodation and food services, and retail trade sectors represent a significant fraction of total jobs. The majority of tourists to Hawai’i hail from the U.S. mainland. With a record number of 8.9 million visitor arrivals, 2017 was the tourism industry’s best year ever, not only for visitor arrivals, but also for visitor spending and tax revenue. In 2017, the average length of stay for visitors dropped 0.8% in comparison to 2016. The average length of stay remains an impressive 8.99 days.
