a Real Estate Agent
Getting rid of an old house is not easy, especially if you want to get a good price for it. The
house has to be in a fairly decent condition for someone to want to buy it. This would mean
that you would have to put in some effort into sprucing it up and making it more sellable.
Hiring a real estate agent will definitely make your job easy when it comes to finding you a
couple of buyers who may be interested, but ultimately, if the house is not in a good
condition no one will offer a fair quote.
Most property owners only hire real estate agents to find buyers so that they can get over with
the sale. However, due to the fact that real estate agents deal with various buyers on a daily basis
and are aware of the basic needs that a buyer expects from his new house, the seller has the
advantage of obtaining some great tips from the real estate agent on how to improve the house
and increase its selling price.
The first tip that a real estate agent will give you is to get rid of the clutter. No one
likes to see messes and no buyer will be able to get a good idea of how well the
space in a house could work for them if it is filled with unnecessary clutter. Throw
out your old newspapers and other such items to give the house a more spacious
look.
The second tip is to ensure that the house is cleaned well. The cleaning would
include everything from sweeping away any dried leaves from the garden, dusting
the furniture, washing the floors and windows to vacuuming the carpets and
changing the curtains. This will not only make the house more presentable but it
may also play an important role in making up the mind of a buyer.
The third tip would be to get rid of any smells. No one would want to buy
a stinky house or live in one. If the house on sale smells damp or of any
other odors, it is quite possible that buyers may be put off. Upholstery,
carpets and drapes should be cleaned and the house should be well aired.
Room fresheners and potpourri too can be used if necessary. It is also
important to make sure that the gutters are cleaned out.
The fourth tip involves making minor repairs. Replacing bad wiring,
spoiled bulbs and switches and also repairing faulty faucets and broken
door hinges will work to your advantage for a good selling price for your
house. The less repairs for the buyer, the more appealing the house
becomes for him as he would not want to spend more on repairs over the
sale price.
