EeMAP: Comments to Energy Efficient Mortgages - Juho Maalahti, NordeaGBC Finland
1. Commercial and residential buildings represent an important opportunity for mitigating climate change through increased energy efficiency, as they account for 40% of primary energy consumption and 30% of CO2 emissions in the EU.
2. Nordea Bank recognizes opportunities to create positive environmental impacts through green products that encourage energy efficiency and cleaner energy consumption among homeowners.
3. As about half of Nordea's lending is for households, and it has a 30% market share of the Finnish mortgage market, the bank is well positioned to influence energy use given most household loans are for properties in urban areas.
EeMAP: Story so far – James Drinkwater, WorldGBCGBC Finland
This document summarizes the progress and timeline of the EeMAP initiative, which aims to leverage mortgages to improve the energy efficiency of European buildings. It discusses that mortgages represent a large portion of EU banking and notes key financial institutions' support. Consumer research found energy efficiency is an important factor for Italian homebuyers. The initiative will pilot guidelines in 2018 and collect anonymized loan performance data to demonstrate lower risk to lenders. National workshops will provide feedback to refine proposals before the June pilot launch.
EeMAP: Sustainable Finance in Finland - Elina Salminen, Finance FinlandGBC Finland
The document discusses sustainable finance in Finland. The Financial Sector Entities (FFI) in Finland represents 180 member organizations in the financial sector with 26,000 employees. In 2017, the FFI Board decided to support limiting global warming to below 2 degrees Celsius and to collaboratively develop climate change indicators for reporting. An ad hoc working group was formed to draft a sustainable development commitment and guidelines on indicators. The FFI also generally supports projects combating climate change and sees integrating a green supporting factor into capital regulations as a way to influence matters, but cautions it needs more assessment first.
EeMAP: Energy Efficient Morgages Initiative - Marie Louise Andersen, EMF/ECBCGBC Finland
This document summarizes the Energy Efficient Mortgages Initiative. It discusses how improving the energy efficiency of housing stock can provide benefits to borrowers, lenders, investors and society. The initiative aims to create a pan-European private financing mechanism to encourage energy renovations through incentives linked to mortgages. This would support the EU's energy savings targets. The mechanism would offer interest rate discounts for new highly efficient buildings or existing buildings that improve their efficiency. Technical committees are examining data and guidelines to support piloting energy efficient mortgage products.
This document discusses two phases of sustainability and well-being certification for buildings. The first phase focuses on resource efficiency through metrics like energy, water, and materials use. The second phase focuses on occupant well-being through assessing air quality, light, nourishment, activity, comfort, and mental well-being. The WELL building standard addresses these factors through preconditions and optimizations. Certification requires assessing current performance, developing improvement plans, implementing actions, and ongoing monitoring to enhance occupant satisfaction, retention, and financial outcomes.

BUILD UPON: Luca Bertalot - Road Map for an Energy Efficient MortgageGBC Finland
Buildings are responsible for 40% of EU energy consumption and 36% of CO2 emissions. 75-90% of the existing building stock will still be standing in 2050, so improving energy efficiency is key to meeting EU energy and emissions targets. This document proposes a pan-European financing mechanism to incentivize households to retrofit buildings for energy efficiency through financial incentives linked to mortgages. This would support private investment in energy efficiency improvements estimated to be €100 billion per year, helping the EU meet its 2020 energy savings target.
BUILD UPON: Monica Ardeleanu - Green homes & mortgages: quality, health and f...GBC Finland
The document discusses the benefits of green homes and mortgages, including lower costs, health benefits, and financial returns compared to traditional homes. It provides examples of green housing projects in Romania that have achieved certification. Government policies like property tax reductions for green buildings could further incentivize deep energy renovations. Moving forward, engagement is needed from mortgage underwriters, real estate appraisers, insurers and national banks to recognize the financial benefits of energy efficiency and lower total homeownership costs.
BUILD UPON: Mieke Oostra - Experiences from de StroomversnellingGBC Finland
This document discusses the Dutch "de Stroomversnelling" program for renovating row housing to net zero energy buildings (nZEB). It was developed to accelerate deep retrofitting of housing associations and private homes. The program aims to convert 11,000 homes within 10 years through an integrated approach and new business models like an energy performance fee. It represents a shift from one-off pilot projects to implementing renovations at scale across entire regions. Further deals are now being developed in other Dutch provinces to continue driving the transition to energy neutral neighborhoods.
