Typical Problems with vertical sliding sash windows

While vertical sliding sash windows are a beautiful way to dress up your house exterior and interior,
there are points to bear in mind regarding the traditional timber sashes. The most reported issues
include sticking windows and rot appearing on the frames.

OK, that's the downside. But is it?

Regular checks on vertical sliding sash windows each season will ensure that you are not heading for
trouble. Any sign of damage will usually only need a nip and tuck with minor repair work like
replacing the epoxy resin or running a knife along the frame if it sticks. That only occurs after
painting the windows incorrectly. Just some superficial issues are the common ones to deal with and
you do not need to hire a professional.

While considering sash windows, and under the impression that plastic windows are the better option,
there are different ways to look at that argument. One is that plastic windows have a 10 year life span.
Timber sashes last for generations.

Wet rot and other deterioration issues do occur over time though all issues can be repaired. The
foremost points to bear in mind:

1. Regular painting of your double sliding sash windows is needed to keep the timber in good shape.
Paint flakes and falls off due to the environment conditions throughout the years. Paint carefully along
the sill gap once a year. During winter, the sash windows tend to absorb any damp and distend
causing them to stick. This can be avoided by checking the paint has not flaked away.

2. Do not clean the windows with chemical-based solutions if you have wood window frames. The
harsh chemicals will damage uPVC and Vinyl frames too. Use a soft cloth with soapy water and
lightly wipe the frames.

3. Sills allowed to rot without maintenance can result in the glass falling out. Rain water is the bigger
culprit and simply increases the rate of deterioration of the sill if it is not maintained. Ask a
professional to inspect the condition of the sills every 2 years.
4. Any structural movement in the property can cause cracking of the glass. It’s not a regularly
occurring issue for homeowners with sash windows, and tends to be more prevalent in much older
buildings.

5. Sliding sash windows are opened and closed quite often throughout the year. Sometimes, when
they stick, you may try and force them open. It’s suggested that you avoid that and take out a knife
instead and run it along the gap and then try and open it again. Forcing a push or pull can break the
cords. If a breakage occurs, you can buy the cords and weights from DIY stores.

6. Further issues can arise from not using a professional to replace the windows such as a tendency to
stay open. This is down to an imbalance caused by fitting new glass windows without adjusting the
weights. A professional can point out if adjusting the weights suffices or if you need alternative
windows.
