Liability Protection
• There are two types of liability coverage – coverage for
Bodily Injury and coverage for Personal Property.
• Texas requires all licensed drivers to carry a minimum of
30/60/25 (or post a bond) which means $30,000 in coverage
per person with a maximum amount of $60,000 per accident
and $25,000 in property damage protection.
• This coverage protects you if you are “legally” responsible or
“liable” for damages to another person as a result of an auto
accident in any car you are authorized to drive.
• While the liability portion of the policy (30/60) covers bodily
injury, the last figure (25) is the amount of coverage to pay
for damage to another persons vehicle or property you
damage. This coverage will also pay when your car is driven
by a qualified family member or another driver using your
car with your permission.

The Replacement Cost of Your Home
What would it take to rebuild your home at today's prices?
Keep in mind, the price you paid for your home is not necessarily what it will cost to rebuild it. An
average “spec” home, once burned down, becomes custom when rebuilt. In addition, the builder
will have to deal with debris removal and create plans to fit an existing slab. Without the benefits
of lumber and labor costs that new home builders enjoy, you can see how quickly the price to
rebuild on your existing land would be considerably more expensive than purchasing a new one.
Don’t allow insurers to reduce exposure by insuring your property for less than it would cost to
rebuild! In the event of a total loss, most insurers require you to carry at least 80% of the total
replacement cost of your home to receive full benefits. If you fail to retain this required amount,
you could find yourself coming out of pocket for much more than your deductible if a loss arrises!

It’s difficult to know exactly how many things you own, and how much your personal possessions are really worth until
you do a full home inventory.
That means going room to room, making a list, and taking pictures of what you have (include as much detail as possible).
With a better idea of the value of your personal property, you can more accurately choose the coverage you want to
replace your items in the event of a covered loss.
With some limited exceptions, a Farmers Homeowners policy will usually cover your personal property anywhere in the
world, for the limits stated in your policy.

• Anywhere it rains, it can flood. A flood is a general and temporary condition where two or more acres of normally dry
land or two or more properties are inundated by water or mudflow.
• Many conditions can result in a flood: hurricanes, overtopped levees, outdated or clogged drainage systems and
rapid accumulation of rainfall.
• Just because you haven't experienced a flood in the past, doesn't mean you won't in the future.
• Flood risk isn't just based on history, it's also based on a number of factors: rainfall, river-flow and tidal-surge data,
topography, flood-control measures, and changes due to building and development.

Flooding can happen anywhere, but certain areas are especially prone to serious flooding. To help communities
understand their risk, flood maps (Flood Insurance Rate Maps, FIRMs) have been created to show the locations of high-
risk, moderate- to low-risk and undetermined-risk areas.
Here are the definitions for each:
High Risk Areas - (Special Flood Hazard Area Or SFHA)
In high-risk areas, there is at least a 1 in 4 chance of flooding during a 30-year mortgage. All home and business owners
in these areas with mortgages from federally regulated or insured lenders are required to buy flood insurance. They are
shown on the flood maps as zones labeled with the letters A or V.

Moderate- To Low-Risk Areas - (Non-Special Flood Hazard Area Or NSFA)
In moderate- to low-risk areas, the risk of being flooded is reduced but not completely removed. These areas submit
over 20% of NFIP claims and receive one-third of disaster assistance for flooding. Flood insurance isn't federally required
in moderate-to-low areas, but it is recommended for all property owners and renters. They are shown on flood maps as
zones labeled with the letters B, C or X (or a shaded X).
Undetermined Risk Areas
No flood-hazard analysis has been conducted in these areas, but a flood risk still exists. Flood insurance rates reflect the
uncertainty of the flood risk. These areas are labeled with the letter D on the flood maps.

Coverage
As with any other type of insurance, it's important to know what your policy does and doesn't cover. For example,
damage caused by a sewer backup is only covered by flood insurance if it's a direct result of flooding. The damage is not
covered if the backup is caused by some other problem. For a complete summary of coverage, go to What's Covered.
Deductible
Deductibles apply separately to building and contents with different amounts to choose from. Like other insurance plans,
a higher deductible will lower the premium you pay but will also reduce your claim payment. Your mortgage lender can
also set a maximum amount for your deductible.
Rates
The NFIP, a federal program, offers flood insurance, which can be purchased through most leading insurance companies.
Rates are set and do not differ from company to company or agent to agent. These rates depend on several factors,
including the date and type of construction of your home, along with your area's level of risk. Most premiums include a
Federal Policy Fee and ICC Premium. If your community participates in the Community Rating System (CRS), you may
qualify for an insurance premium discount in some communities of up to 45% if you live in a high-risk area and up to
10% in moderate- to low-risk areas.

Waiting Period
Typically, there's a 30-day waiting period from date of purchase before your policy goes into effect. Here are the only
exceptions:
• If flood insurance is purchased in connection with making, increasing, extending, or renewing your loan, there is no waiting period.
• If a building is newly designated in the Special Flood Hazard Area (SFHA) and flood insurance is purchased within the 13-month period following a
map revision, there is a 1-day waiting period.
• If additional insurance is selected as an option on the renewal bill, there is no waiting period.
• If a property is affected by flooding on burned Federal land that is a result of, or is exacerbated by, post-wildfire conditions when the policy is
purchased within 60 days of the fire containment date, there may be no waiting period. Waiving of the waiting period is determined at the time of
claim.
Payment
Payment must be made for the full year's premium.
The National Flood Insurance Program accepts check and credit card payments (American Express, Discover Card,
MasterCard or Visa).

• In the past 5 years, all 50 states have experienced floods or flash floods.
• Everyone lives in a flood zone. (For more information, visit our Flood Zones FAQs.)
• Homeowners' insurance does not cover flood damage.
• If you live in a Special Flood Hazard Area (SFHA) or high-risk area and have a Federally backed mortgage, your mortgage lender
requires you to have flood insurance. (To find your flood risk, fill out the Flood Risk Profile.)
• Just a few inches of water from a flood can cause tens of thousands of dollars in damage.
• Flash floods often bring walls of water 10 to 15 feet high.
• A car can easily be carried away by just two feet of rushing water.
• Hurricanes, winter storms and snowmelt are common (but often overlooked) causes of flooding.
• New land development can increase flood risk, especially if the construction changes natural runoff paths.
• Federal disaster assistance is usually a loan that must be paid back with interest. For a $50,000 loan at 4% interest, your monthly
payment would be around $240 a month ($2,880 a year) for 30 years. Compare that to a $100,000 flood insurance premium,
which is about $400 a year ($33 a month).

• A Preferred Risk Policy provides both building and contents coverage for properties in moderate- to low-risk areas for one low-
price.
• You are eligible to purchase flood insurance as long as your community participates in the National Flood Insurance
Program. Check the Community Status Book to see if your community is already an NFIP partner.
• In most cases, it takes 30 days after purchase for a policy to take effect, so it's important to buy insurance before the storm
approaches and the floodwaters start to rise.
• In a high-risk area, your home is more likely to be damaged by flood than by fire.
• Even though flood insurance isn't federally required, anyone can be financially vulnerable to floods. In fact, people outside of
mapped high-risk flood areas file over 20-percent of all National Flood Insurance Program flood insurance claims and receive
one-third of Federal Disaster Assistance for flooding.
• From 2005 to 2014, total flood insurance claims averaged more than $3.5 billion per year.
• When your community participates in the Community Rating System (CRS), you can qualify for an insurance premium reduction
discount of up to 45% if you live in a high-risk area and up to 10% in moderate- to low-risk areas.
• Since 1978, The NFIP has paid nearly $50 billion for flood insurance claims and related costs (as of 2/17/15).
• There are currently more than 5.3 million flood policies in force across more than 22,000 communities in the U.S.
• The two most common reimbursement methods for flood claims are: Replacement Cost Value (RCV) and Actual Cash Value
(ACV). The RCV is the cost to replace damaged property. It is reimbursable to owners of single-family, primary residences
insured to at least 80% of the building's replacement cost.

As a business owner, you know that protecting your building and your contents is
vital to its survival. Your business is either in a high-risk or moderate- to low-risk area
and insurance premiums vary accordingly.
Flood Insurance – Business
Moderate- To Low-Risk
Most commercial buildings in a moderate- to low-risk area qualify for coverage at a preferred rate. A Preferred Risk
Policy provides both building and contents coverage for properties in moderate- to low-risk areas for one low-price.
You can also opt for Contents Only coverage, if you prefer. Commercial coverage gives you up to $500,000 of
insurance to protect your building and up to $500,000 to protect its contents.
If you don't qualify for a Preferred Risk Policy, a standard rated policy is still available. Even though flood insurance
isn't federally required, anyone can be financially vulnerable to floods. In fact, people outside of mapped high-risk
flood areas file over 20-percent of all National Flood Insurance Program flood insurance claims and receive one-third
of Federal Disaster Assistance for flooding. When it's available, disaster assistance is typically a loan you must repay
with interest.

As a business owner, you know that protecting your building and your contents is

and insurance premiums vary accordingly.
Flood Insurance – Business
High-Risk
If you live in a high-risk area, a standard rated policy is the only option for you.
It offers separate building and contents coverage.
Flood insurance premiums are calculated based on factors such as:
• Year of building construction
• Building occupancy
• Number of floors
• The location of its contents
• Its flood risk (i.e. its flood zone)
• The location of the lowest floor in relation to the elevation requirement on the flood map (in newer buildings only)
• The deductible you choose and the amount of building and contents coverage
If your commercial property is in a high-risk flood area and you have a mortgage from a federally regulated or insured lender,
you are required to purchase a flood insurance policy.
32. Flood Insurance – Business
Note: All non-residential business and other non-residential buildings,
including non-residential condominium buildings, are eligible for the
Preferred Risk Policy. Individual non-residential condominium units
are only eligible for contents-only coverage. In addition, individual
residential condominium unit owners in non-residential condominium
buildings are only eligible for contents-only coverage.
Note: Replacement Cost coverage is not available for the building or
contents. All claims will be settled using Actual Cash Value
(depreciated value). Business interruption is not available coverage in
the National Flood Insurance Program.
Note: Contents located entirely in a basement are not eligible for
contents-only coverage.
Note: Properties that have been newly mapped into a high-risk flood
area may qualify for an equivalent preferred risk rate through the
Newly Mapped procedure rating option. This premium table does not

Term Life insurance policies generally offer the greatest amount of coverage for the lowest initial cost –
they are the most straightforward form of coverage. If you have shorter-term needs and limited
money to spend on insurance, a Term Life insurance policy may be the best fit for you.
Policyholders generally pay a premium on a monthly or annual basis for the length of that term.
Proceeds help to cover financial responsibilities that decrease or end over time, like mortgages or car
loans, should something happen to the insured. With Term Life policies, premiums can increase at
the end of the fixed-term period.

remain level as long as the policy is in force. The death benefit decreases monthly, rather than
