Dear Colleagues,
FY 2018-19 has started on a good note for all of us at L&T Realty. The
launch of Seawoods Residences drew an unprecedented response from
the customers, brokers, corporate houses and international markets and
I would like to congratulate all the teams who made this possible.
Receiving 1800 Expression of Interest (EOI) within 3 days of pre-launch
does evoke a sense of pride and once again proves that L&T Realty holds
a unique market position and is a preferred choice for the customers.
The factors this success can be attributed to are:
ā¢ Meticulously designed & planned ā Right from the massive dome at
the Seawoods Grand Central mall to the integration of ofļ¬ce, mall
and residences together with a transit node; this mega project has
been designed keeping the customer ļ¬rst and with a futuristic
thought to be the new epicentre of Navi Mumbai.
ā¢ New Centre of Gravity ā Seawoods Phase 1 incorporating already
completed world-class ofļ¬ce space and a 1 million sq. ft. mall has
altered the centre of gravity of Navi Mumbai and has become a
landmark.
ā¢ Unique location ā Leveraging its convenient location and being surrounded by breathtaking views; the project has become a
destination in its own way. Besides this, it is well connected and surrounded by requisite social infrastructure.
ā¢ Brand name ā Lastly, a name that spells trust and stands true to its promise of placing fairly-priced, thoughtfully-designed and
appealing products to the customers.
On the home front, under LTR 2.0, the initiatives have crossed the bridge of SOPs formulation and have entered the stage of
execution. The design mission element team is progressing on a series of innovations and their focus will be on āDesign to Costā.
A continuous tracking mechanism of customer feedback at various touch points is being implemented. With this, the team will be
enabled to design various programs for enhancing customer experience.
Operational Excellence team has laid down the new SOPs of handover which partially got implemented at Tower 6 of Crescent
Bay and Tower 8 of Emerald Isle and now will be deployed in Raintree Boulevard.
The Synergy mission element team has reached out to various stakeholders and are in the process to integrate them within LTR
2.0 to bring in better synergy. Lastly, under the organisation wide digitisation wave, the latest initiative to be enforced is āSales
Forceā which will help in mapping the entire customer journey on a single platform.
Elevating ourselves to the next business level requires us to inculcate a āculture of speedā which permeates all departments and
business processes. It should also be demonstrated in our actions, interactions and decision-making. To continue being an industry
leader and to remain proļ¬table, we as an organisation should master organisational speed on all quarters. And for achieving this,
each one of us should continually work to improve our own capability for speed.

Knowledge Tour: Real Estate Association of the Second-generation
Developers
The Knowledge Tour was organised at Crescent Bay on 12th
June 2019 for āYOUTHā ā Young Optimistic of Urban Township &
Habitats Association, a Real Estate Association of the second-generation & upcoming real estate developers.
This esteemed event was attended by 50 Developers from across Mumbai at L&T Realtyās marquee project - Crescent Bay, ļ¬anked
by the breathtaking view of the harbour on the east and the Sea Link on the west. One of the largest developments in South
Mumbai, the towers of Crescent Bay make an imposing ļ¬gure in the Mumbai skyline.
The tour started with the warm welcome of 50 prestigious real estate developers followed by the address from our MD & CEO
Mr. Shrikant Joshi. Focusing on real estate developments, Mr. Joshi gave insights on major transformational changes that took
place in last 60 years as compared to extensive changes over the last 5 years. The changes that took place in the last 5 years have
constituted as major enabling factors for the new organised and well-regulated real estate sector.
After the address, the MD & CEO invited questions and there were a large number of participants with questions pertaining to
(i) scaling up of their current organisations, (ii) the real estate sector in general, (iii) āVision & Purposeā elements and (iv) values.
The Second Generation Developers thereafter were taken around the site to get a ļ¬rst-hand experience of LTRās prestigious
development along with information about our latest technologies and eye-catching landscape(s). Thereafter the YOUTH team
felicitated Mr. Shrikant Joshi, Mr. Pawan Choudhary, Mr. Hari Easwaran and Mr. Sudhir Kulkarni for conduct of the Knowledge
Tour.

Self-Directed Team (SDT)
Crescent Bay, Parel, has 6 towers ranging from 52 ļ¬oors to 64 ļ¬oors above road level and totalling to 1490 apartments. The
project is best known for its 180o
views of Arabian sea with the upcoming Mumbai Trans Harbor Link on one side and the
spectacular Bandra-Worli Sea Link on the other.
We at L&T Realty take pride in executing this wonderful project. The successful handover of an apartment to our discerning
customer has been one of our biggest challenges. The projectās team at Crescent Bay has crafted a systematic approach to
overcome this challenge which is explained in this article.
Initially, the handover process was structured in multiple stages as mentioned below:
A. Main contractor to LTR project team. (Step 1 of the diagram below).
B. LTR QC will then inspect the apartment and give a snag list. LTR projects get these points rectiļ¬ed by the main contractor.
(Steps 2, 3, 4, 5 of the diagram below).
C. Projects then invite FM, who gives a list of their observations and projects get these snags rectiļ¬ed and call FM again to
inspect. This is repeated till FM certiļ¬es and takes over the apartment. (Steps 6, 7, 8, 9, 10 of the diagram below).
D. LTRās FM team then hands over the apartment to the customer. (Step 11 of the diagram below).
E. Customer inspects the apartment and if any points are raised by the customer, then FM highlights the same to projects and the
process above is repeated. (Steps 12, 13, 14, 15, 16, 17 of the diagram below).
As such, there were minimum 17 cycles between various departments for the handover process.
The key issue of the process was internal walls between departments, resulting in more cycle time and dissatisļ¬ed customers. This
led to the formation of SDT in Crescent Bay. Now the handover process has become more streamlined and simpler.

Functions of SDT:
ā¢ SDT takes ownership of the product and the customer handover process.
ā¢ SDT gets the product ready in all aspects once it is offered as complete by Projects.
ā¢ SDT handholds the customer through the possession process, answering various technical queries and offering immediate
redressal of any concerns raised.
ā¢ SDT monitors customer complaints for three months from date of occupancy.
Qualities of SDT:
ā¢ SDT understands that there is only one handover. From LTR to the customer.
ā¢ SDT has no leader. Everyone should have an attitude, where they are all leaders, trusting each other and backing up each
other.
ā¢ SDT doesnāt report to anyone. They only escalate. They shall escalate directly to Project Head / Business Head or CRM Head as
per the situation.
ā¢ SDT has all go-getters and problem solvers. They have no departments. Successful handing over and customer satisfaction till
society is their aim.
ā¢ SDT bank on each otherās knowledge and fall back on parent departments only to get support / expertise where they require.
ā¢ SDT has full knowledge of the complaints that can arise, have SOPs to tackle each snag / complaint by customer, based on
above categories.
ā¢ SDT shall have members who are familiar with customer agreement, project contracts and operations contract.
ā¢ SDT shall control the help desk and attending of complaints for three months post possession.
Results:
ā¢ SDT was implemented in Tower 2 for the ļ¬rst time.
ā¢ The cycle time of handover was reduced by 150% in comparison to other towers.
ā¢ The overall CSAT score was an all-time high of 98%.
The SDT culture and CFT way of working has given a fresh impetus to the entire team in Crescent Bay.

About a year and half back Corporate HR (CHR) started ATLNext which is a state of the art AI and Machine driven learning system.
It generates substantial data and analytics in terms of usage, assessments, engagement, time, logins, sharing, uploading, etc.
Most promising at this point is using āLearning Indexā in talent discovery. CHR took this to take next step in terms of āContent
Consumptionā to āContent Creationā. To achieve this purpose, a role of āATL Buddyā is being created in the system. The people
selected in this role are those learners who have crossed a cut-off point in learning index in a speciļ¬c competency.
These āATL Buddysā can respond to the queries raised by other learners. They can also create content in their identiļ¬ed
competencies which will also be extended for technical competencies. They will support phygital sessions too, as and when it is
held at LTR. This is the ļ¬rst time in the history of L&T that we have used AI ad tool and ATL buddies are selected by machine based
on their learning index and not by nomination. There were 90 ATL Buddies selected from across L&T and the commendable fact
is that out of the total, 8% from L&T Realty.

Recognising a learner as āATL Buddyā will also increase his depth of understanding of content, and will help him transition

10. CORPORATE SOCIAL RESPONSIBILITY
The āGreen Columnā exercise undertaken to beautify the surroundings
around L&T Business Park.
The Foot-Over-Bridge situated at a T-Junction between L&T Gate No.1 L&T and Gate No. 5 was selected for the āGreen Columnā
exercise. Under this initiative, three columns of the Foot-Over-Bridge were developed into the āGreen Columnā by placing plants
in a vertical manner. As a result, the columns which used to look very drab and untidy have got a new look together whilst adding
to the green quotient of the area.

Taking inspiration from the above valuable words of APJ Abdul Kalam, L&T RealtyĀ Bengaluru team and L&T Construction
Equipment Limited (LTCEL) embarked on a noble mission of constructing school buildings for the underprivileged children
studying in interior villages of around Bengaluru. As a part of our CSR activity,Ā two government schools were adopted with the
intention of providing classrooms, auditoriumĀ andĀ toilet blocksĀ for the students. One of the schools identiļ¬ed is in Bidegere
village which is 10 kms from LTCELās campus at Doddaballapur and other is in Shivapura village which is 4 kms from LTCEL.
The construction of dining hall, school building and auditorium each of 800 sq.ft. is part of the assurance for Bidegere village
school and construction of a school building of 800 sq.ft. will be done for Shivapura village school.
Guddali Pooja for the proposed project was done on 12th
April 2019 by the Business Head of L&T Realty Raintree Boulevard
project,Ā Mr. K. Chandrashekar along with Chief Executive ofĀ L&T Construction Equipment Limited, Mr. D. Keshava Kumar. Ā
Collectively, both these projects will serve 154 students. With all the combined efforts, this project is targeted to be delivered by
August 2019.

Kutumbotsav 2019
MUMBAI
This year's Kutumbotsav celebrations marked a signiļ¬cant
landmark in LTR's journey as it was our 5th
Annual Day. The
festivities and decorations ensured that the celebrations lived
up to the milestone.
The year 2018-19 was marked by newer and greater
achievements woven into LTR's hat. These achievements were
made possible only by the constant dedication of the staff
towards their work. To celebrate their work and also the endless
contributions made by their family members, Kutumbotsav 2019
was organised as a special token of our appreciation towards this
LTR Family.Ā
The festivities began with each department lining up and
posting their pictures, indicating the countdown to the grand
event. A special Instagram page was also created as part of the
social media outreach. This page posted various updates of the
event. An agency "Youthellenium" was taken onboard to
prepare a special welcome song for all the employees and their
families. Employees from all locations were a part of this video. The choreography of the entire video was performed beautifully
by the employees making the video further interesting.
The function marked the conclusion of month-long celebrations by the companyās employees, which included singing and dance
performances and various indoor games. The enthusiastic participation by the employees in various events, and the spontaneous
response from the audience added to the gaiety of the celebrations.
As is customary, the event was held on a Saturday. This year the date chosen was 04th May, 2019. The employees brought their
family members ā parents, spouses, kids ā along with them and made them feel part of the celebrations. A special section was
dedicated for children where various kinds of indoor games and fun activities were organised.
Employees started coming to the organisation at around 4:00 PM with their family members. The families were particularly
interested in visiting their family members' workstations. The ofļ¬ce walkthrough continued for the next 2 hours until 6:00 PM.Ā
A special photo booth was set up at the entrance and the theme
for it was from the very famous Avengers movie series. All
people, especially kids, were very excited to get themselves
clicked with their superheroes.
The event, which began at around 6.30 PM, was held with much
fanfare and aplomb and centred on honouring the companyās
employees for their contributions to the success of the
organisation.Ā As the event began, guests were greeted by the
hosts for the night - Mr. Nikhil Ratanghayra (Commercial
Leasing) and Ms. Sahana Banerjee (HR). A special Ganesh
Vandana was performed by Mr. Mayur Masane (Design) as an
auspicious start for the event. The ļ¬rst part of the event was
conducted by "Kaustuv Songman" who is known for engaging
with the audience through songs. He performed some great numbers with his mesmerising voice and the other part of this round
was performed by the employees. The audience thoroughly enjoyed it and also participated with fervour and gaiety.Ā

The second part of the event were the various cultural performances. The theme for this year's performance was "Fusion". And
this year's celebrations were made all the more fun by participation from the employees' family members. The very ļ¬rst
performance by Mr. Hrishikesh Bhagwat (Design) and Ms. Meera Kulkarni (C&P). They did a beautiful fusion of old and new Hindi
Bollywood songs. Moving on, the next performance by Ms. Reva Paranjape on vocalsĀ and Mr. Tejas Paranjape (daughter and son
of Mr. Pramod Paranjape) on guitar completely mesmerised the audience. The next performance was by Mr. Sanskrut Chavan (Son
of Mr. Sachin Chavan from C&P) and Mr. Ankur Jadhav (Powai West). One could see the audience humming to the tunes during
their performance. The ļ¬nal singing performance was a solo act by Mr. Sukhendu Lodh (Sales) who presented an amazing
mash-up of Bollywood songs all the while playing the tunes on his guitar.
The dance performances by the employees was equally mesmerising, if not less. A special talent of our employees was showcased
to the entire audience. The line-up of the dances were Ms. Suchita Shetty, Ms. Sapna Jha, Ms. Aayushi Gupta, Ms.Priya Bedarkar,
Ms. Tina Mehta, Ms. Rashmi Sukhwani, Ms. Trupti Pawar.
Towards the end of the celebrations, winners of the various sports events held during the year were felicitated by our CEO & MD
Mr. Shrikant Joshi. As the show culminated, a sumptuous dinner was arranged for all the employees and our guests. A special gift
of bluetooth speakers were presented to each employee as a recognition for their continuous contributions to the organisation.

14. Seawoods Residences: The one and only modern gated development of Navi Mumbai
The customers at the Seawoods Residencesā sales ofļ¬ce
The project launch was preceded with an exhaustive and extensive Channel Partner Activation drive wherein close to 1500 brokers
were deployed across Navi Mumbai and Thane to mobilise their respective markets. Approximately 400 brokers worked
relentlessly to capture customer interest and within 3 days for the formal launch about 1800 Expression of Interest (EOI) were
received. Besides this, substantial interest has come from the corporates and employees working in the ofļ¬ces at the commercial
towers of Seawoods Grand Central.
L&T Seawoods Residences, the ļ¬rst residential project by Larsen & Toubro in Navi Mumbai received unprecedented response from
the customers, brokers, corporate houses and international markets on its launch in May 2019. Built on the ļ¬rst Transit-Oriented
Development in India, it is one of the largest modern gated communities in the vicinity and offers the comfort of conveniences
and ļ¬ne living.

L&T Seawoods Residences are proposed to be developed in a phased manner in a 10-acre campus. Phase 1 will have 5 towers while
phase 2 will house 3 towers. Architectural concept of this project is by Woods Baggot, Hong Kong, while the landscape design is
by WAHO, Pune ofļ¬ce.
Intensive market research to assess the customer needs and aspirations in the micro-market has led to meticulous product
planning and design of Seawoods Residences. The property is designed to ensure optimal utilization of open spaces and greenery,
sunlight and ventilation. Phase 1 will comprise 500 apartments which will be a mix of 2 & 3 BHK which will be surrounded by
extensive landscaping and a wide array of amenities. A modern, lavishly designed clubhouse within the project has something for
every age group.
The fact that the project has garnered such an interest in a muted market goes on to prove that even in the current business
environment brands like L&T that offer fairly-priced, appealing products, will always invoke a favourable response from the
customers. Of course, what adds to this, is the meticulously designed product at the unique location, where residential precinct is

NAR Channel Partnerās Meet at Seawoods Grand Central
NAR Channel Partner Meet was organized at Seawoods sales ofļ¬ce on 18th April 2019 which included channel partners from all
of Navi Mumbai and other areas in Mumbai. The leasing team made a presentation to the channel partners on L & T Realty with
focus on Seawoods Grand Central. A group of channel partners were taken for site inspection of Tower -1 and 2, Seawoods Grand
Central mall, Seawoods station concourse, an overview of the overall development and future residential development.

Mr. Ajay Nambiar, MRICS, Head - Customer Care & Property Management,
participated in the India CX Conclave held at the Lalit, Mumbai on April

2019 and was on a Panel Discussion on the ROI of Customer Centricity.
The conclave focused on building a customer-centric culture and
delivering consistent, personalized experiences.
He also moderated a panel discussion on trends evolving in CX with best
practices at CXM Event-2019 held at The Hilton International, Sahar
Airport Road, Ashok Nagar, Andheri East, Mumbai on April 25th
2019.
Mr. Nambiar was also a part of the 2nd
edition of the Economic Times
Strategic Management Summit 2019 held on 21st
June at the Leela,
Mumbai where he shared his views on the changing face of facilities
management.
