5. Introduction
 What is Real Estate ?
Real estate is the property contained of land and
buildings on it, as well as the natural resources of the land,
including cultivated crops, water and mineral deposits.
Real estate can be grouped into three major categories based
on its use:
1) Residential Real Estate
2) Commercial Real Estate
3) Industrial Real Estate

6. Introduction
Residential Real estate: Residential real estate includes
both new construction and resale homes. The most
common category is single-family homes.
Commercial Real Estate: Commercial real estate is any
property owned for the purpose of producing income.
Residential buildings are considered as commercial
when it’s owned to produce income.
Industrial Real Estate: Industrial real estate includes
manufacturing buildings and property, as well as
warehouses. The buildings can be used for research,
production, storage and distribution of goods.

8. History of Real Estate Business
In Bangladesh
In Bangladesh, real estate is a recent
phenomenon, although such activities started in
1970s. During 1970s there were fewer than five
companies in Bangladesh engaged in this
business. But in early 1980s with the inception of
Eastern Housing Ltd. the apartment project
started. Now this is a booming sector of the
economy. As a fast growing city of Bangladesh,
such business was initially concentrated in
Dhaka.

10. Opportunities of Real Estate
Business
As economy of Bangladesh is changing rapidly
that results market is becoming too much
competitive. So as time goes, market becomes
very competitive in nature. Opportunities of real
estate in Bangladesh can be:
1) Slum-rehabilitation
2) Mass housing
3) Free trade and warehousing zones

12. Current Situation of Real Estate
Business in Bangladesh
By 1988 there were 42 developers in business in
Bangladesh. At present, more than 1500
companies are active in the real estate sector with
1081 of them registered with (REHAB).
In recent years the trend of urban growth in our
country is about 3.6% annually and the demand of
housing is increasing day by day. To
accommodate the increasing urban population the
real estate business is booming rapidly.

13. Current Situation of Real Estate
Business in Bangladesh
Major reasons for the development of real estate
business in Dhaka city :
i) Rapid increase in the population of the city.
ii) Scarcity of unoccupied lands in major area
iii) Very high prices of land.
iv) Hazards involving purchase of lands.
v) Profit motives of the land owners.
vi) Re-structuring of households to single
family units.

4 ) Lack of capital collection sources

20. Conclusion
With a rising population and increasing housing
demand, apartment culture has grown up in Dhaka
sharply. Apartments were first introduced by the formal
private developers in early 1980s to the housing history
of Dhaka and afterward the city experienced a boom in
apartment development in all residential areas. During
the last decade, the total volume of Real Estate,
Renting and Business service sector increased every
year which implies a positive growth in the sector every
year.
