 A mortgage loan, often simply referred to as a mortgage, is a financial arrangement in which a borrower obtains funds from a
lender to purchase real estate, typically a home or a piece of property. The borrower, who is usually an individual or a family,
receives a lump sum of money from the lender, and in exchange, they agree to repay the loan over a specified period, typically
15 to 30 years, along with interest.
 Key characteristics of a mortgage loan include:
 Collateral: The property being purchased serves as collateral for the loan. This means that if the borrower fails to make their
mortgage payments as agreed, the lender has the right to take possession of the property through a legal process known as
foreclosure.
 Interest: Mortgage loans come with an interest rate, which is the cost of borrowing money. The interest rate can be fixed
(remains constant throughout the loan term) or adjustable (varies based on market conditions).
 Principal and Interest Payments: Borrowers make regular monthly payments that typically include both principal (the amount
borrowed) and interest. These payments gradually reduce the loan balance over time.
 Amortization: Mortgage loans are typically structured with an amortization schedule. This means that a larger portion of each
monthly payment goes toward interest early in the loan term, while more goes toward the principal as the loan matures.

 Loan Application: Submit a loan application to a lender, either in person or online. You'll need to provide personal information, financial
details, and specify the type of mortgage you want (e.g., fixed-rate or adjustable-rate).
 Credit Check: The lender will review your credit history to assess your creditworthiness. A good credit score improves your chances of
getting approved and securing a lower interest rate.
 Loan Pre-Approval: If your application is strong, the lender may issue a pre-approval letter, which specifies the amount you're qualified to
borrow. Pre-approval can help when making an offer on a home.
 Property Appraisal: The lender will order an appraisal to determine the property's value. This ensures that the loan amount aligns with the
property's worth.
 Underwriting: The lender's underwriting team will thoroughly review your application, credit, and property appraisal. They may request
additional documents or information.
 Loan Approval: Once the lender approves your application, they'll issue a formal loan commitment, specifying the terms and conditions of
the loan.
