SUMMARY OF COMBINED FINANCIAL REPORTS
As this 25th Anniversary Annual Report reflects, the last two years have
been filled with milestones and dynamic activity for Montgomery Housing
Partnership (MHP). We celebrated the organization’s 25th year of providing
affordable housing to low- and moderate-income families in Montgomery
County by breaking ground on The Bonifant at Silver Spring, our first senior
development; and we cut the ribbon at Olney Springs, our first for-sale,
mixed income community of townhomes and single-family detached homes.
It’s inspirational for all of us to have been involved in building, strengthening,
and maintaining connections to the thousands of children and families who
MHP has served since 1989, whether through our multifamily housing,
educational enrichment programs, or neighborhood revitalization services. We
look forward to continuing this work with our donors, community partners,
and volunteers in the neighborhoods we serve into the next decade.
In 2015, your support enabled MHP to serve 338 kids in our preschool and
after-school programs. We watched their GPAs increase to a 3.57, an amazing
trend that started at 2.8 just a few years ago. We also started a wonderful new
summer program to assist first graders who have fallen behind in reading.
Despite a continuing complex economic climate, MHP’s financial performance
remained strong, anchored by the ability to secure new financial partnerships
and new supporters. The equity fund that we first launched in 2011 has
exceeded $10 million in committed funds, and produced great dividends for
our real estate development activity. During 2015, MHP focused heavily on
expanding affordable housing options for seniors and families through new
sources of financing and creative partnerships. As the cover shot reflects, our
first such co-developer relationships with Elm Street Development at Olney
Springs, and The Donohoe Companies at The Bonifant have been wonderful
examples of this progress. Both projects were buoyed by the investments of
private lenders and Montgomery County’s dedication to expanding affordable
housing options by selling surplus county-owned land.
We invite you to take a closer look at our accomplishments, successes, and
challenges during this 25th Anniversary edition, including the two first-time
homebuyers, Carmen and Alani, who are profiled in the following pages.

that summer to accept the 1st Place
award and gift certificate. Her artwork
appeared on the cover of the program
book, and she gave a rousing speech to
the more than 1,000 housing industry
professionals gathered for lunch. She
recalls the experience as “priceless.”
While living at Amherst Gardens, Nicole
and her siblings have attended MHP’s
Play Learn Circle preschool program
and the GATOR Club, which is a new
partnership with Arcola Elementary
School and funded through a grant
from the Maryland State Department
of Education and the 21st Century
Community Learning Centers to
strengthen students’ math, reading,
and science skills.
After Nicole graduated from elementary
school in 2015, she felt strongly about
coming back every day to volunteer
her time as a tutor for the younger
students. She has also become a vocal
resident leader.
“MHP’s programs mean a lot to the residents living in our
community because the kids get help with homework and
learn other valuable lessons. I love being a volunteer here.
The community center gives kids a place to go to get extra
help with school work, because our parents sometimes
don’t understand or know how to help us with homework.
We get better grades because we learn a lot from the
teachers, and we feel happy and proud of ourselves when
our grades go up!”

MHP creates quality affordable homes.
It accomplishes its mission by housing people, empowering families, and
strengthening neighborhoods. Formed in 1989 as a 501(c)(3) to meet Montgomery
County’s growing need for affordable housing, MHP builds, acquires, and
rehabilitates apartments, condos, and homes for low- and moderate-income
families. Through its affiliates, MHP has developed and owns more than 1,400 units
of affordable housing around the county, including in transit-oriented neighborhoods
in Gaithersburg, Rockville, Silver Spring, Takoma Park, and Wheaton.
Our Focus:
Nicole Nolasco’s artistic side was publicly displayed during 2014 after she won the HAND Children’s Art
Contest for her drawing of the favorite place in her home – the kitchen table. Nicole lives at MHP’s Amherst
Square apartments in Wheaton with her parents and younger brother and sister. She created the artwork
during the GATOR afterschool enrichment program for elementary school children that she attended onsite
at MHP’s community center.

MHP creates quality affordable homes.
It accomplishes its mission by housing people, empowering families, and
strengthening neighborhoods. Formed in 1989 as a 501(c)(3) to meet Montgomery
County’s growing need for affordable housing, MHP builds, acquires, and
rehabilitates apartments, condos, and homes for low- and moderate-income
families. Through its affiliates, MHP has developed and owns more than 1,400 units
of affordable housing around the county, including in transit-oriented neighborhoods
in Gaithersburg, Rockville, Silver Spring, Takoma Park, and Wheaton.
Our Focus:
Nicole Nolasco’s artistic side was publicly displayed during 2014 after she won the HAND Children’s Art
Contest for her drawing of the favorite place in her home – the kitchen table. Nicole lives at MHP’s Amherst
Square apartments in Wheaton with her parents and younger brother and sister. She created the artwork
during the GATOR afterschool enrichment program for elementary school children that she attended onsite
at MHP’s community center.

SUMMARY OF COMBINED FINANCIAL REPORTS
As this 25th Anniversary Annual Report reflects, the last two years
have been filled with milestones and dynamic activity for Montgomery
Housing Partnership (MHP). We celebrated the organization’s 25th year
of providing affordable housing to low- and moderate-income families
in Montgomery County by breaking ground on The Bonifant at Silver
Spring, our first senior development; and we cut the ribbon at Olney
Springs, our first for-sale, mixed income community of townhomes
and single-family detached homes.
It’s inspirational for all of us to have been involved in building,
strengthening, and maintaining connections to the thousands of
children and families who MHP has served since 1989, whether
through our multifamily housing, educational enrichment programs,
or neighborhood revitalization services. We look forward to continuing
this work with our donors, community partners, and volunteers in the
neighborhoods we serve into the next decade.
Despite a continuing complex economic climate, MHP’s financial
performance remained strong, anchored by the ability to secure new
financial partnerships and new supporters. The equity fund that we
first launched in 2011 has exceeded $10 million in committed funds,
and produced great dividends for our real estate development activity.
During 2015, MHP focused heavily on expanding affordable housing
options for seniors and families through new sources of financing and
creative partnerships. As the cover shot reflects, our first such co-
developer relationships with Elm Street Development at Olney Springs,
and The Donohoe Companies at The Bonifant have been wonderful
examples of this progress. Both projects were buoyed by
the investments of private lenders and Montgomery County’s
dedication to expanding affordable housing options by selling surplus
county-owned land.
We invite you to take a closer look at our accomplishments, successes,
and challenges during this 25th Anniversary edition, including the
two first-time homebuyers, Carmen and Alani, who are profiled in the
following pages.
