8. Technology in Detail
LGSF
Light Gauge Steel Frame/Structure is a ‘C’
Section, Cold formed Galvanized High Tensile
Steel, produced by Computerized Roll
Forming Machine, with built in notch,
dimpling, slots, service holes, etc. The "C"
frame profile size is usually
89mmx41mmx10mm (other sizes are also
available).
These Frames are assembled using metal
screws to Form the walls and rooF structures
oF the building. Provisions For doors,
windows, ventilators and other cut-outs as
required are incorporated in the Frame itselF.
The entire structure works by distributing
load very eFFiciently, eliminating the need
For elaborate Foundations, thick columns,
beams etc. without aFFecting stability.
Technical details
Z 275 GSM Zinc coated steel and 550 MPA yield
strength conforming to AISI specification and IBC
2009 for cold form steel framing and construction
and shall also be as per IS: 8750-1987, IS: 800-
1984 Part II. The wind loads shall be as per IS:
875 (Part III) (Conforms to Indian Building Code
Standards and as listed in the National Schedule
of Rates)
Wall Cladding
Heavy Duty Cement Boards help create both
internal and external walls which are impact
resistant, load bearing & require minimal
maintenance. They are exceptionally stable
in dimension and offer resistance to
damages caused by dampness or seepage.
They are excellent for all kinds of internal
wet and dry areas. They are also suited for
all types of applications.
Cement Fibre Boards (CFB) Can be painted
just like any normal masonry wall or can be
covered with various cladding materials.CFB
is a combination of cement and reinforcing
mineral fibres formed into sheets of desired
thickness. CFB has long-term performance
qualities.
Infill Insulation
InFill Insulation: Mineral wool (manuFactured
by Rockwool (India) Ltd), an excellent
material For construction as it is light weight
with good thermal insulation and high
impact resistance and are Flame prooF.
Floor Structure
Composite Floor Deck is a galvanised steel
deck with a ribbed profile, which binds
with concrete slab and together forms a
part of the floor structure. This
interlocking between the concrete and the
floor deck is brought about through a
system of embossment and ribs which are
built into the deck, creating a reinforced
concrete slab that serves the dual purpose
of permanent form and positive
reinforcement.
Roof Covering
Apart from decking concrete roof, as
above, many types of roofing solutions are
possible. Coloured metal profile PUF
insulated roofing panels or any other type
of suitable roofing such as roofing tiles,
shingles, onduline etc., as specified in the
design or specifications/BOQ can be
achieved with ease.

1. Is it well suited for Indian weather conditions?
Yes. Absolutely! The skin of the building is essentially cement, with a weather-
proof coating of primer and paint. The frame structure is rust proof and corrosion
resistant. The walls can also be claded with stones or even wood, to give
additional protection or to enhance the aesthetics.
2. Can I build a house on the hills using your technology?
Of course! We can build on any terrain and to any size! It is easier to ferry the
raw materials (steel frames etc) across rugged terrains than bricks and sand!
3. Are there any special maintenance needed?
Just like any normal building, your prefab building also needs minimal
maintenance. Regular cleaning and occasional paintwork and other typical
upkeep is all that is needed to keep your building in top condition. No
special care is needed.
4. Can I make alterations? Add another floor to my house in the future?
If you intend to build additional floors in future, it can be factored in during
the design stage. Minor and major alterations are possible, but not without
some effort!
5. Where all in India do you provide your services??
Esthete prides itself in being a true-blue company with a pan-India vision. We will be happy
to serve you ANYWHERE IN INDIA. Certain minimum project sizes may apply. Please check
with us.
6. How safe is the building? Can someone break the walls?
Esthete built prefab buildings are very safe. But in case you feel the need for additional safety,
we can suggest alternative stronger cladding for the wall, though this is rarely needed. The walls
can be broken by hitting hard with a hammer. This will make a lot of noise and also there would
be steel frames, wires, plumbing and insulation inside to deal with. It would be easier to use the
hammer to break the door or the windows.
7. Are prefab buildings more expensive than conventionally built ones?
Cost of any building, whatever be its technology or method of construction, depends entirely on
the shape and layout of the design, specifications, size and types of rooms, number of doors and
windows, height of each floor, type of roof, number of balconies and so on. There are too many
variables and no one can predict the cost accurately unless a set of fully detailed drawings of the
building are available for analysis. However, our team can guide you with a broad budgetary
estimate based on your requirements. ONLY after the design process is done can a realistic
costing be worked out. All cost estimates without detailed drawings are just speculation and are
mostly meant to mislead you.
8. Will you work with my architect and undertake only the construction?
Yes, we are very happy to work with your architect's design and under his guidance. However, if
the design process is not handled by an expert in the field, then we may charge extra to fill in
the design and details. We also charge a fee for the structural design, if it is not provided by
your architects.
9. Do we have to get the foundation made ourselves?
no! Esthete believes in taking on the entire responsibility of the construction including
foundation, any demolitions, site levelling and so on. We even assist in obtaining all sanctions

It is very common for most of our clients
to insist on getting a cost estimate for
their proposed construction projects even
prior to designing the building itself, be
it a home or a hotel, a school or an
office building!
We, at Maak, as a group of
experienced architects and engineers,
find this an impossible task, without
resorting to lies!
There is a strong belief system in the
market that costs can be fixed for any
construction without needing any
references to the actual plans,
elevations, details, material
specifications of the proposed building.
We at Esthete believe in being truthful,
transparent and realistic about potential
costs of a proposed project - which will
invariably be higher than all
guesstimates! (guessed estimates)
We provide costing only after the
design process is completed. An
indicative budget range is all we can give
at the enquiry stage.
Foundation
Foundation type, depth and design depends on two major Factors; the type oF building and the
type oF soil. For low rise buildings, our preFerred method is a rcc raFt. This gives a solid, level,
waterprooF, crack prooF, termite prooF and earthquake resistant base on which your building can
be saFely and securely mounted. Cost oF Foundation entirely depends on the structural design and
will be included in our costing
Walls
Your building envelop and interior wall will be made with preFabricated galvanised steel Frames clad
with Fibre reinForced cement panels with mineral based insulation. Internal walls will have an
additional layer oF gypsum lining. All exterior wall surFaces will be Fully covered with
reinForced plaster mortar to give a weather prooF and timeless Finish. Further layers oF bricks, stone
or wood can be added as additional cladding, as per your wish and design.
Floors & Roofing
Your preFab buildings is designed and built to last a liFetime. The Floor and rooF slabs are made
oF extremely durable and strong rcc deck slab. IF your project demands a sloped rooF or light
rooFing, we use preFab galvanised structural system with a choice oF beautiFul rooFing shingles,
rooFing tiles or any other suitable aesthetic solutions, as per the architectural design. All our
exterior surFaces are 100% weather prooF in any all climate conditions.
Doors & Windows
You choice oF materials, be it the classic and timeless wood, tried and tested aluminium or the
new Favourite upvc, are all highly suitable and Fits well with our construction system. Beauty
with Functionality and ease oF use are the only deciding Factors (and oF course, the budget!)
Floor & Wall Finishes
The preFerred Flooring options are natural stones, vitriFied tiles or wood. We have also worked with
oxide Floors, mosaic, epoxy Flooring etc., Cost oF Flooring will vary depending on the material
selected as well as the size oF each tile or Flooring pattern etc., Paints are both protective and
decorative at the same time. Here too, several options and colours are available. Costing usually
includes an estimate For painting works.
MEP Works
MEP reFers to the service lines such as plumbing, electrical wiring and circuits, sanitary lines and
liFts and other electromechanical components oF a building. We deploy the best ISI marked
products For all our MEP works and ensure that only qualiFied and experienced proFessionals
handle this important aspect oF your building.

It is best to approach Esthete if you have a
project slated to start immediately or in the
near future. Esthete is run by professionals in
the field of design and construction. We are
always fully prepared to take up your project
immediately.
STEP 2 - MAXIMUM REALISTIC BUDGET
You may not always know how much of a
budget you should allocate for your intended
project and may be confused by widely
oscillating 'package' rates, off-the-cuff online
quotes and guesstimates. Be prepared for the
full journey with realistic amounts in hand.
STEP 3 - BE READY WITH YOUR WISH LIST
Before you approach a professional orgnisation,
it is best to think through exactly what is it
that you plan to build. Do sit down with all
stakeholders to discuss and collect as much
information and input about the project you are
about to embark upon and it is best to have it
written down.
STEP 4 - HAVE THE SITE MEASURED OR
SURVEYED
It is very helpful to have an accurately
dimensioned plan of your plot handy before
approaching Esthete. If your project site is large
and has undulations, a topographic survey with
locations of trees etc., will be very helpful.

STEP 5 - PHOTOS AND VIDEOS OF YOUR PREMISES
Having visual reference while discussing your project is very helpful in gauging the
project intricsies. This is especially true for projects involving existing buildings and

STEP 6 - PROJECT DESIGN & MANAGEMENT PROPOSAL
Once we get some clarity on your project's extent (total estimated built up area or
overall size of the project), typology and other information needed for us to begin the
design process, we will be sharing with you a formal proposal with scope of works,
fee structure etc., for your consideration and approval
STEP 7 - COSTING AND CONSTRUCTION AGREEMENT
Once the design process has progressed and you have approved the design, we will
put the design through a cost-analysis process which is a highly accurate and
realistic way to ascertain the actual cost of the project, taking into consideration all
items of work, material needed and processes required to complete the project in all
respects.
STEP 8 - CONTINUOUS DESIGN AND PROJECT SUPPORT

14. Sustainable Green Technologies
World over, steel based preFab construction with insulated walls are considered to be
sustainable and environmentally Friendly For several reasons.
Energy Efficiency: Usually, conventional concrete based buildings tend to get heated
up during summers (and gets really cold during winters). This happens due to the
heavy thermal mass of the building and also due to thermal bridging. Your prefab
building has comparatively low thermal mass, walls are double-skinned with
insulation infill which prevents heat transfer and there is minimal thermal bridging.
Because of these factors, you will experience much more thermal comfort, with 5
to 6 degrees or more difference in temperature between the outside and the
inside. Your energy bills from fans and a/c's will be significantly lower,
ensuring you save lots of money!
Long Life and Recyclability: Steel based prefab building have a long life and can be
easily re-furbished to extend its life. Moreover the main component, steel, is 100%
