CBRE’s latest report—which analyzes the outlook and appetite of the region’s real estate investors for the year ahead—reveals that while Asia Pacific investors are less willing to invest more in real estate compared to last year, they do have a stronger appetite for higher risk assets due to the potential return.
Global economic uncertainty and a focus on cost savings are prompting multinational corporations to proactively adopt workplace strategies, says CBRE’s 2017 Asia Pacific Occupier Survey. Approximately 50% of all multinationals will invest more in their workplace and space efficiency programs, ranking it as their main priority for the coming year.
International real estate continues to serve as an attractive asset class for investors, with Asian outbound investment into the sector posting significant year-on-year gains. In H1 2017, Asian cross-border investment surged by 98% y-o-y to US$ 45.2 billion.

Self-storage is a relatively new type of commercial property in Asia that is primed for growth due to demographic changes, strong business activity, and growing investor interest. Focusing on the more developed cities of Tokyo, Hong Kong, and Singapore, demand is being driven by the four 'Ds' – death, divorce, density, and dislocation as well as business activity (office expansion and contraction).

1. MÔ TẢ NGHỀ
TÊN NGHỀ: ĐIỀU ĐỘ, KHAI THÁC BAY
“Nhân viên điều độ, khai thác bay thực hiện nhiệm vụ lập kế hoạch bay của người khai
thác tàu bay và thực hiện công việc trợ giúp tổ lái trong qúa trình thực hiện chuyến bay”
(Chương II, Điều 3, Thông tư Số 61/2011/TT-BGTVT Ngày 21 tháng 12 năm 2011 của Bộ
trưởng Bộ Giao thông Vận tải).
Những nhiệm vụ của nhân viên điều độ khai thác bay là:
1) Phối hợp với người chỉ huy tàu bay để đảm bảo sự an toàn cho chuyến bay, và đảm
bảo việc khai thác tàu bay phù hợp với quy định của pháp luật và quy định của nhà
khai thác tàu bay.
2) Nghiên cứu những điều kiện khí tượng tại sân bay khởi hành, trên đường bay và tại
sân bay đến cũng như sân bay dự bị để chọn đường bay tối ưu cho chuyến bay.
3) Áp dụng những quy định của nhà chức trách hàng không cũng như những quy định
của nhà khai thác tàu bay để tính toán cự ly, nhiên liệu và những yếu tố khác có thể
ảnh hưởng đến an toàn của chuyến bay.
4) Lập kế hoạch bay, tính trọng lượng cất cánh tối đa, trọng lượng hạ cánh tối đa; tính
toán cân bằng trọng tải tàu bay, nắm bắt những thông tin về thời tiết (METAR, TAF,
PIREP, …) và những thông báo cần thiết cho người lái (NOTAM); và những thông
tin cần thiết khác để đảm bảo thực hiện thành công chuyến bay.
5) Chuẩn bị và ký những loại giấy tờ cần thiết để tàu bay có thể khởi hành.
6) Quyết định hoãn chuyến bay, thay đổi đường bay hoặc hủy bỏ chuyến bay nếu xét
thấy có những yếu tố đe dọa đến an toàn của chuyến bay, tổ lái, hành khách hoặc
hàng hóa.
7) Theo dõi điều kiện thời tiết và những báo cáo vị trí của tổ lái. Thông báo kịp thời
cho người chỉ huy tàu bay những hiện tượng thời tiết có thể ảnh hưởng đến an toàn
của chuyến bay
8) Đánh giá tiến trình và mức độ an toàn của chuyến bay. Đề nghị người chỉ huy tàu
bay thay đổi kế hoạch bay nếu cần thiết để đảm bảo tiếp tục thực hiện chuyến bay an
toàn.
9) Trợ giúp tổ lái trong những trường hợp bất thường hay khẩn nguy.
Môi trường làm việc: Môi trường làm việc của một nhân viên điều độ, khai thác bay là
trên sân bay (khu bay, nhà ga, văn phòng công ty hàng không).
Thiết bị, dụng cụ cần thiết: Để hoàn thành được nhiệm vụ, nhân viên điều độ, khai thác
bay phải được cung cấp những tài liệu, thiết bị, dụng cụ như:
1) Máy tính và những phần mềm chuyên dụng để lập kế hoạch bay và cân bằng trọng
tải tàu bay;
2) Máy thu phát sóng để liên lạc với tổ lái;
3) Tài liệu về loại tàu bay đang khai thác;
2. 4) Tập san thông báo tin tức hàng không của những nước mà hãng hàng không có điểm
đến hoặc bay qua;
5) Bản đồ hàng không;
6) Quy chế cảng hàng không, sân bay;
7) Phương thức khẩn nguy tại cảng hàng không;
8) Danh bạ điện thoại của các cơ quan nhà nước liên quan đến hoạt động hàng không;
