• Vacancy rates have been decreasing in the east submarket over the last two years as tenant demand
escalates. Demand has been strongest in the Class A product type as tenants see an opportunity to
upgrade offices amid cyclically low prices. The East submarket has historically outperformed other
suburban submarkets given its proximity to Fortune 1,000 companies and the region’s most affluent
neighborhoods. Class B vacancy currently rests at 18.8 percent while Class A vacancy is roughly half
that at 9.0 percent.
