Hyde Park House, Hyde is a privately owned Business & Conference Centre offering meeting room
hire, serviced offices, leased office space and virtual offices in Tameside. Since our formation in 1986
we have remained a dedicated office rental business and have built an outstanding reputation for
our commitment to local businesses throughout Tameside, High Peak and Stockport areas.
Our experienced onsite business management team includes our Centre Manager, Holly Hulston, in
addition, we have dedicated accounts, reception, security, maintenance and cleaning team. All
the members of the Hyde Park House team will provide personal assistance, tailor made for you and

2. What terms/ length of contract do you offer?
We offer a 6 month, 12 month or 18 month contract, which automatically renews
at the end of each term, if you don’t want it to renew then you need to serve
notice 3 months before the end.
3. What are the hours of access?
The site is opened up at 6am and locked down at 9pm, Monday to Friday. At
weekends we are open 8am to 1pm on a Saturday, closed Sundays and bank
holidays.
4. How does the reception work?
We have a receptionist on site from 8am to 6pm, Monday to Friday. Reception
will welcome any visitors to your company and take any incoming deliveries and
deal with any outgoing ones. The reception team can also provide a call
answering service, whereby calls are answered in your company name and then
either transferred through to your office or a message taken and emailed to the
address of your choice.
5. What on-site parking facilities do you have?
We have a large 124 space car-park for the use of our tenants, they are priced at
£25.00+VAT per month, per space. For any visitors to site we have a dedicated
visitor car-park, which they may use free of charge.

FAQ’s Continued…
6. What about business rates?
We don’t include business rates within the rent and service charge for the simple
reason that the vast majority of Tenants at Hyde Park House qualify for small
business rate relief.
Would this be your only UK base?
If yes: under a government scheme rates for small businesses are currently
reduced by 100% until April 2014, after this time the reduction may return to 50%
(on a single unit this would be around £35 per month on a double its approx £70).
If no: unfortunately you wouldn’t qualify for small business rate relief which would
mean that you would need to pay 100% rates (on a single unit this would be
around £70 per month on a double its approx £140).
7. What if my requirements change and I need more space?
Should you outgrow your existing office space we would be delighted to take a
surrender of your current Licence to allow you to take additional space, you
would just need to let us know when you are starting to think about upsizing and
we will be able to let you know what is coming available.
8. What if my requirements change and I need less space or want to move out?
If you need to re-think your office space requirements and downsize or move out
altogether please let us know, we will then work with you to try and re-let your
space to a third party so that you may be released from your obligations early.
9. How much do you charge for internet and phone lines?
We three different services:
a) Full Communications Package - £44.99+VAT

History of Hyde Park House
The site was constructed in the 70s and was formally the head office for ICI plc (who
are better known as the parent company to Dulux paints). In the early 1980s the
building was sold off along with the factories, which are now Newton Business Park; and
waste land that is now the Barratt Homes estate at the rear of the building.
Following Manchester & Northern Developments Ltd’s purchase the business centre at
Hyde Park House was created by Gordon Handley.
His vision was to create an office centre, where clients could take small serviced office
units with minimum commitment. At the time there was no such accommodation in
Tameside, and today the concept still remains unrivalled within the area in regards to
the level of service, facilities and value for money offered by Hyde Park House.
Over the last five years the building has undergone major transformation with many
new offices and facilities being formed. Including the dedicated visitor car-park and
landscaping projects around the grounds.
2012 has seen the largest refurbishment project to date, a new lift has been installed
and the main reception remodelled to include a ‘Costa’ style coffee lounge formed
for the sole use of the clients and visitors of Hyde Park House. Two new toilet/
washrooms, including a disabled facility have been accommodated on the North
Wing, along with a new kitchen on the second floor.
The meeting rooms have also been revamped, in particular the main meeting room,
which now includes a media wall to allow presentations to be presented over an LCD
screen. WiFi is accessible in certain areas throughout the building, for the use of coffee
shop and meeting room clients.
Recent additions to the Hyde Park House offering includes; virtual office services and
the hire of meeting rooms to clients based outside of the centre. This provides the
home worker with a credible business address, access to reception
The work planned by the team will ensure that the centre remains at the forefront of
serviced office accommodation in the local area, providing an impressive base for
local companies to grow their business.
