ABOUT THE PROJECT
• This an innovative idea offering tourists a cultural, educational, exciting
and real experience, while simultaneously rejuvenating a culture rich in
knowledge about the balance between man and nature.
• The Eden View Gardens project is a conservation project that embodies
the balance of agriculture, hospitality and social investment. We intend to
construct and operate an agri-tourism business whose main intention will
be the preservation of the environment, to prevent degradation, preserve
the ecological integrity and produce vegetables in the most
environmentally friendly and natural way. In order to teach and share this
knowledge, we will also hold cultural festivals, trade in African artifacts,
host nature conferences, serve international and local cuisines, serve
beverages, invite our guests to participate in our farming activities,
interact with the community, host weddings in our gardens, kiddies
parties, game & safari drives, historical sites tours etc.

PROJECT
LOCATION
Our project is located in Ramotswa, Botswana, a country in Southern
Africa that has an impeccable record of security, political &
economical stability so much it has been, and still is, crowned as the
“Jewel of Africa.”
Prince Harry also loves Botswana. In fact, this is the country where he
sourced the diamond for his wife Meghan Markle’s engagement ring.
The couple enjoys visiting the camps in the African
country. Apparently Prince Harry fell in love with the country after his
father took he and Prince William on a trip here after Princess Diana,
their mother, died. He is alleged to have stated that, “I am incredibly
fortunate to be able to call it my second home.” This is proof that
Botswana has very a good reputation, climate and the general
attitude of its inhabitants is genuinely inviting. You feel welcome and
at home when you are here. The rich history, vast and naturally
preserved tracts of wild vegetation, the varied and diverse multitudes
of wildlife are the reason we anticipate, expect and look forward to

democratically every 5 years since its Independence from Britain in 1966. Government's priority include among others,
the equitable distribution and prudent management of our natural resources, steadfast and resolute intent to root out

Climate Semi-arid climate. These tend to be located in
the tropics and subtropics. These climates tend to
have hot summers and warm to cool winters, with
some minimal precipitation (about 65mm/26 in per
annum).
There are seasonal rivers like Limpopo river.
The vegetation is shrub savanna.

WHY CROW-FUNDING
• We see this project as a social investment and corporate social
responsibility on our part. And this is the main reason the
board has decided to pursue crowd funding as the main
source of our support. Most of the local projects similar to
ours, rely on donations to start, however they end winding
down as they can't sustain themselves eventually.
• With our model, the project has been designed such that it will
be able to operate and generate sufficient operational income.
We are fully confident that once we have fully constructed &
furnished Eden View Gardens, we will have a fully fledged self
sustaining business whose backers and supporters shall forever
cherish and take pride in, for many generations to come. This
is also an opportunity to come and experience the beauty of
Africa; the most natural environments and spectacular scenes

PROJECT DESIGN
• As can be seen in the 3D models, our project will consist of
5 chalets for accommodation, a swimming pool, an open
garden for parties and other open space events, a
conference room, a curio shop, restaurant, housed in the
main reception area and a large well spaced thatched
loobo, to host events during the sunny days, i.e. Weddings,
Parties and Meetings. There will be free WIFI, room service
and other important amenities for our guests to feel at
home.

• The site is fully accessible by tarred road, has potable
water, electrified and it is only 44 km (28 miles) from
our international airport. Our aim is to use solar
panel as the source of our energy once we can
afford them to help cut down on the carbon
footprint, remember our aim is to conserve and
preserve the environment.
PROJECT COMPONENTS
• Accommodation: Five (5) grass thatched rooms for overnight accommodation will
be constructed.
• Wedding Loobo: Fully thatched open building catering for 150-250 people. To be
used for special occasions such as product launches, business meetings, conferences,
trade shows, sports events, banquets, wedding receptions, meetings, trainings, retreats,
birthdays, anniversaries, graduations, gala dinners, charity fundraisers, Christmas
parties, holidays, company picnics and private parties with secure parking.
• Restaurant: This will provide meals such as ala carte menu, grills, international cuisine,
sea food menu, buffet: breakfast, lunch and dinner, conservatory: light snacks.
Traditional menu such as dikgobe, thophi, serobe, logala, phane, and bogobe jwa
lerotse are some of the delicious food of the restaurant. This will also serve beverages
of different tastes to guests at affordable prices.
• Swimming Pool: Will help our guests to cool themselves during hot weather
conditions.
• Reception: This shall serve as the front office where arrivals and departures are
registered

• Curio Shop: This will specialize in displaying Batswana’s indigenous Art and
craft (e.g. of Balete, Basarwa, Baherero, Bayei, Bakalanga, Bambukushu etc. this is to
show case that we still hold our past culture and history in high-esteem and respect.
• Kgotla: A traditional Tswana ward made from wood logs will be
constructed near the entrance. Fire will be set in the evenings and it is where our
way of receiving visitors will be done. Folk tales or mainane together with proverbs will
be used as part of the evening entertainment in this arena.
• Lawn Area: A site that caters for people who prefer camping will be set aside.
There will be the ablution blocks for easy housekeeping. At least two typical Tswana
wells with a winch will be dug in the camp. Traditional water through will include a
typical well of our historical heritage. This area will also be used for open space public
events.
• Other Services: The following services will be provided by the project to top up the
day to day running of the venture: typing, photocopying, internet, faxes. Newspapers
and magazines sales as another way to keep our customers well informed of the
around the globe.

IMPLEMENTATION PLAN
• Once we have reached our goal through our campaign, we will take 2-3
months to construct and furnish our project, and then take a further 3
months to welcome our guests from the campaign.

IMPLEMENTATION SCHEDULE
The project will be located on the outskirts of Ramotswa,
South East District, at Disana ward plot number 6439. A
suitable plot for this project has been identified and it is
about 1.92 Ha (4.74 acres). The plot has a tittle deed and it is
approximately 25km away from Gaborone. It is next to
residential area that has a vast untouched aesthetic view of
natural environment.
On the first phase, we will construct 5 spacious chalets with
private balconies and entrances. We shall have outdoor
camping facilities in our secure gardens. Guests can enjoy the
pristine surroundings, splash in the sparkling pool, or spend
their day being pampered in the spa. We will construct 10
more chalets within 2 years to accommodate more guests.

The Cultural Village will provide an all-inclusive 1 or 2-night cultural
experience to high-end tourists in Ramotswa, Botswana. The customers will
arrive and stay overnight in traditional style huts, fitted with some level of
comfort, i.e. electricity, private toilets and hot water. During their stay, they
will participate in a fully scheduled set of activities that include traditional
dances, story telling, bush walks and cultural demonstrations with the
community. All meals will be included and will incorporate traditional dishes
cooked over an open fire.
We intend to provide the perfect setting for weddings, rehearsal
dinners, full-day corporate retreats, corporate meetings, special
celebrations, and photographic shoots. We will provide meeting
rooms and event space for small to large groups, with professional
event planning services for Business Meetings, Conferences, Trade
Shows, Sports Events, Banquets, Wedding Receptions, Trainings,
Retreats, Birthdays, Anniversaries, Graduations, gala dinners, charity
fundraisers, Christmas Parties, Holidays, Company picnics and
Private Parties. Whether you are having a business or social event,
our goal is to meet your budget and exceed your expectations. We
will provide event planning in a wide range of applications. We
guarantee satisfaction in the areas of appearance, performance, and
taste. Our Garden will be one of the most astonishingly romantic
and intriguing gardens in Botswana providing a wonderful backdrop
for any special occasion or event.

PROJECT CAPACITY
Our garden will be available for use for special
events throughout the year. The Garden will
comfortably accommodate about 1500 people
theatre-style and approximately 1000 people for a
sit down dinner. The space can accommodate
about 1800 for a standing reception. There will be
a fully-equipped kitchen to serve our guests on a
daily basis. For a larger crowd, we will consider in
house catering and/or out-sourcing the service.
Rental fees will vary depending on size of group,
date and time, and set up.

ACTIVITIES
Our guests will be able to tour the nearby attractions like hills, bird
sanctuaries, game parks and historical sites. All of these sites are
accessible either via cycling, quad bikes, off road vehicles, and
some on foot. A local tour guide will be assigned to guests to
ensure a smooth and pleasurable experience.

The activities will include:
• Traditional Dance: The dance group will demonstrate the local style of dance. The performances will take place around
the fire circle and will show guests the various types of dances and their purposes (i.e. music dance, initiation, rite of
passage, etc.)
• Traditional Songs: Traditional songs and music will accompany the dances and will be presented using traditionally made
and authentic instruments. The host will interpret the songs so that the visitors can understand their meaning, but still get
to hear the songs sung in the local language.
• Bush-Walks: Visitors will go out on short walks with both traditional and certified guides around natural surroundings.
Guides will explain the medicinal and nutritional uses of various roots, leaves, fruits, etc.
• Storytelling: A large component of Batswana culture is their oral tradition of passing on knowledge from one generation
to the next. Stories and fables will be told to tourists around the camp fire and translated into English by the host.
• Traditional Food Tasting: A mix of traditional and modern food will be provided for tourists including kudu, warthog,
ostrich, as well as berries, fruits and teas from the bush. Meat will be prepared over an open fire before the guests.
• Traditional Medicine: Sometimes a traditional doctor will accompany the dance group and demonstrate the mystical
powers of the traditional medicine used to cure ailing individuals in the village.
• Sorghum Beer tasting: Tourists will have the opportunity to taste traditional sorghum beer fermented in the village.
• Craft Making: Women will be present at the Traditional Village weaving baskets and making jewelry for the tourists to see,
see, buy and learn how to make if they choose.
• Fire Making: Traditional guides will demonstrate how to make fire. Guests will also be able to try their luck.

GOVERNMENT
SUPPORT
The government of Botswana supports and
encourages investments in tourism. Hence our
design and architectural drawings were
approved without any problems. Letters of
support have been written by authorities to
confirm their support for our project. Scanned
copies of the documents referred to above, have
been uploaded to our website under the project
information tab for easy reference by our
supporters. Our government's other priority area
is the promotion of tourism, and a lot of funds
have been invested to promote such by the
government.

ENVIRONMENTAL IMPACT AND
MITIGATION MEASURES
All efforts possible will be made to ensure the ecological
integrity of the site and that the area as a whole will not
be compromised by the business activities. Buildings will
be constructed taking into account the natural wind,
shade, gravity, water sources and vegetation of the area.
During construction, local labour and materials will be
used as much as possible. Builders’ waste will be collected
immediately by labourers. Materials will be stored in
locations that will become a building or part of a building.
Transport to and from the site will be minimized and will
use predetermined circulation routes to reduce disruption
from movement of materials. Transport vehicles will be
required to use four wheel drive and to drive responsible,
staying on these designated track to minimize damage to
the surrounding vegetation.

• Explore and demonstrate the economic value of Botswana’s natural and cultural heritage
• Promote cultural heritage for the future of the people of Botswana
• Provide skills training for increased job security and opportunity
• Be a source of income to the salaried employees
• Contribute to the country’s revenue through tax
• Create employment to the general public
• Combat poverty and unemployment
• Assist in crime or vandalism reduction
• Help to empower the youth and women employed
• Assist to reduce the high level of poverty when creating jobs
• Aim to extend a helping hand to the needy and underprivileged
• Fight the concern of street roaming as the youth will be kept busy
• Engage the youth, hence minimize the increasing rate of substance abuse such as drug and
alcohol intake

• Marketing strategies will be put in place to cater for the South-East District region.
• The lack of Agro-tourism Cultural Village projects in Ramotswa is an indicator for the
potential high demand for our product. The village does not have similar projects which
boost our tourism sector to promote education & understanding based on culture, Arts and
Conservation of Natural Resources.
• There will be less competition in the region due to lack of places for cultural events and other
activities which will be boosting the tourism sector.
• The market of the proposed area is determined by the definition and purpose of sustainable
developments provided on the site, tourist attractions and locals willing to view the climax of
the village above the hills’ aesthetic views.

and successful operation of this project is
US$480,000.
• With Occupancy/Sales Rates estimated at
about 45%, we have projected that our Annual
Sales Totals will be US$410 580, US$451 638
and US$496 801 for Year 1, Year 2 and Year 3
respectively.
• This translates to Net Profits after Tax of US$96,
492, US$156, 749 and US$175, 554 for Year 1,
Year 2 and Year 3 respectively.
SUCCESS FACTORS
There is potential growth for our entity because of the following reasons:
• Botswana is one of the best performing economies of Africa. It does not have foreign
exchange controls and it is a low tax regime. These are strong general reasons motivating
investors to invest in Botswana.
• Botswana borders South Africa, a channel and conduit to do business with rest of Africa.
Botswana is a regional hub, and a regional financial services power house. The Government
lays emphasis on export promotion. These are strong marketing reasons to invest in Botswana.

ABOUT THE PROJECT • This an innovative idea offering tourists a cultural, educational, exciting and real experience, while simultaneously rejuvenating a culture rich in knowledge about the balance between man and nature. • The Eden View Gardens project is a conservation project that embodies the balance of agriculture, hospitality and social investment. We intend to construct and operate an agri-tourism business whose main intention will be the preservation of the environment, to prevent degradation, preserve the ecological integrity and produce vegetables in the most environmentally friendly and natural way. In order to teach and share this knowledge, we will also hold cultural festivals, trade in African artifacts, host nature conferences, serve international and local cuisines, serve beverages, invite our guests to participate in our farming activities, interact with the community, host weddings in our gardens, kiddies parties, game & safari drives, historical sites tours etc. www.edenviewgardens.com
  • 5. WHAT IS EDEN VIEW GARDENS? The word Eden means "fruitful, well- watered.“ Another interpretation associates the name with "pleasure." The above definition clearly captures the theme of our project through which we intend to provide our visitors with an exciting getaway experience that they shall forever cherish. PROJECT LOCATION Our project is located in Ramotswa, Botswana, a country in Southern Africa that has an impeccable record of security, political & economical stability so much it has been, and still is, crowned as the “Jewel of Africa.” Prince Harry also loves Botswana. In fact, this is the country where he sourced the diamond for his wife Meghan Markle’s engagement ring. The couple enjoys visiting the camps in the African country. Apparently Prince Harry fell in love with the country after his father took he and Prince William on a trip here after Princess Diana, their mother, died. He is alleged to have stated that, “I am incredibly fortunate to be able to call it my second home.” This is proof that Botswana has very a good reputation, climate and the general attitude of its inhabitants is genuinely inviting.   • 8. CLIMATIC CONDITIONS Coordinates: 25°13′S 25°40′E Country Botswana District South-East District Elevation 915 m (3, 002 ft.) Population (2011) 316, 606 (including Gaborone) Time zone GMT +2 Climate Semi-arid climate. These tend to be located in the tropics and subtropics. These climates tend to have hot summers and warm to cool winters, with some minimal precipitation (about 65mm/26 in per annum). There are seasonal rivers like Limpopo river.   • 9. WHY CROW-FUNDING • We see this project as a social investment and corporate social responsibility on our part. And this is the main reason the board has decided to pursue crowd funding as the main source of our support. Most of the local projects similar to ours, rely on donations to start, however they end winding down as they can't sustain themselves eventually. • With our model, the project has been designed such that it will be able to operate and generate sufficient operational income. We are fully confident that once we have fully constructed & furnished Eden View Gardens, we will have a fully fledged self sustaining business whose backers and supporters shall forever cherish and take pride in, for many generations to come. PROJECT DESIGN • As can be seen in the 3D models, our project will consist of 5 chalets for accommodation, a swimming pool, an open garden for parties and other open space events, a conference room, a curio shop, restaurant, housed in the main reception area and a large well spaced thatched loobo, to host events during the sunny days, i.e. Weddings, Parties and Meetings. There will be free WIFI, room service and other important amenities for our guests to feel at home. www.edenviewgardens.com • The site is fully accessible by tarred road, has potable water, electrified and it is only 44 km (28 miles) from our international airport. Our aim is to use solar panel as the source of our energy once we can afford them to help cut down on the carbon footprint, remember our aim is to conserve and preserve the environment.
  • 11. PROJECT COMPONENTS • Accommodation: Five (5) grass thatched rooms for overnight accommodation will be constructed. • Wedding Loobo: Fully thatched open building catering for 150-250 people. To be used for special occasions such as product launches, business meetings, conferences, trade shows, sports events, banquets, wedding receptions, meetings, trainings, retreats, birthdays, anniversaries, graduations, gala dinners, charity fundraisers, Christmas parties, holidays, company picnics and private parties with secure parking. • Restaurant: This will provide meals such as ala carte menu, grills, international cuisine, sea food menu, buffet: breakfast, lunch and dinner, conservatory: light snacks. Traditional menu such as dikgobe, thophi, serobe, logala, phane, and bogobe jwa lerotse are some of the delicious food of the restaurant. This will also serve beverages of different tastes to guests at affordable prices. • Swimming Pool: Will help our guests to cool themselves during hot weather conditions. • Reception: This shall serve as the front office where arrivals and departures are registered www.edenviewgardens.com
  • 12. • Curio Shop: This will specialize in displaying Batswana’s indigenous Art and craft (e.g. of Balete, Basarwa, Baherero, Bayei, Bakalanga, Bambukushu etc. this is to show case that we still hold our past culture and history in high-esteem and respect. • Kgotla: A traditional Tswana ward made from wood logs will be constructed near the entrance. Fire will be set in the evenings and it is where our way of receiving visitors will be done. Folk tales or mainane together with proverbs will be used as part of the evening entertainment in this arena. • Lawn Area: A site that caters for people who prefer camping will be set aside. There will be the ablution blocks for easy housekeeping. At least two typical Tswana wells with a winch will be dug in the camp. Traditional water through will include a typical well of our historical heritage. This area will also be used for open space public events. • Other Services: The following services will be provided by the project to top up the day to day running of the venture: typing, photocopying, internet, faxes.   • 14. IMPLEMENTATION SCHEDULE The project will be located on the outskirts of Ramotswa, South East District, at Disana ward plot number 6439. A suitable plot for this project has been identified and it is about 1.92 Ha (4.74 acres). The plot has a tittle deed and it is approximately 25km away from Gaborone. It is next to residential area that has a vast untouched aesthetic view of natural environment. On the first phase, we will construct 5 spacious chalets with private balconies and entrances. We shall have outdoor camping facilities in our secure gardens. Guests can enjoy the pristine surroundings, splash in the sparkling pool, or spend their day being pampered in the spa.   • 15. OUR SERVICES www.edenviewgardens.com The Cultural Village will provide an all-inclusive 1 or 2-night cultural experience to high-end tourists in Ramotswa, Botswana. The customers will arrive and stay overnight in traditional style huts, fitted with some level of comfort, i.e. electricity, private toilets and hot water. During their stay, they will participate in a fully scheduled set of activities that include traditional dances, story telling, bush walks and cultural demonstrations with the community. All meals will be included and will incorporate traditional dishes cooked over an open fire.
  • 16. We intend to provide the perfect setting for weddings, rehearsal dinners, full-day corporate retreats, corporate meetings, special celebrations, and photographic shoots. We will provide meeting rooms and event space for small to large groups, with professional event planning services for Business Meetings, Conferences, Trade Shows, Sports Events, Banquets, Wedding Receptions, Trainings, Retreats, Birthdays, Anniversaries, Graduations, gala dinners, charity fundraisers, Christmas Parties, Holidays, Company picnics and Private Parties.   • 17. PROJECT CAPACITY Our garden will be available for use for special events throughout the year. The Garden will comfortably accommodate about 1500 people theatre-style and approximately 1000 people for a sit down dinner. The space can accommodate about 1800 for a standing reception. There will be a fully-equipped kitchen to serve our guests on a daily basis. For a larger crowd, we will consider in house catering and/or out-sourcing the service.   • 18. ACTIVITIES Our guests will be able to tour the nearby attractions like hills, bird sanctuaries, game parks and historical sites. All of these sites are accessible either via cycling, quad bikes, off road vehicles, and some on foot. A local tour guide will be assigned to guests to ensure a smooth and pleasurable experience. www.edenviewgardens.com
  • 19. The activities will include: • Traditional Dance: The dance group will demonstrate the local style of dance. The performances will take place around the fire circle and will show guests the various types of dances and their purposes (i.e. music dance, initiation, rite of passage, etc.) • Traditional Songs: Traditional songs and music will accompany the dances and will be presented using traditionally made and authentic instruments. The host will interpret the songs so that the visitors can understand their meaning, but still get to hear the songs sung in the local language. • Bush-Walks: Visitors will go out on short walks with both traditional and certified guides around natural surroundings. Guides will explain the medicinal and nutritional uses of various roots, leaves, fruits, etc. • Storytelling: A large component of Batswana culture is their oral tradition of passing on knowledge from one generation to the next. Stories and fables will be told to tourists around the camp fire and translated into English by the host. • Traditional Food Tasting: A mix of traditional and modern food will be provided for tourists including kudu, warthog, ostrich, as well as berries, fruits and teas from the bush. Meat will be prepared over an open fire before the guests. • Traditional Medicine: Sometimes a traditional doctor will accompany the dance group and demonstrate the mystical powers of the traditional medicine used to cure ailing individuals in the village. • Sorghum Beer tasting: Tourists will have the opportunity to taste traditional sorghum beer fermented in the village. • Craft Making: Women will be present at the Traditional Village weaving baskets and making jewelry for the tourists to see, see, buy and learn how to make if they choose. • Fire Making: Traditional guides will demonstrate how to make fire.   • 20. GOVERNMENT SUPPORT The government of Botswana supports and encourages investments in tourism. Hence our design and architectural drawings were approved without any problems. Letters of support have been written by authorities to confirm their support for our project. Scanned copies of the documents referred to above, have been uploaded to our website under the project information tab for easy reference by our supporters. Our government's other priority area is the promotion of tourism, and a lot of funds have been invested to promote such by the government. www.edenviewgardens.com
  • 21. ENVIRONMENTAL IMPACT AND MITIGATION MEASURES All efforts possible will be made to ensure the ecological integrity of the site and that the area as a whole will not be compromised by the business activities. Buildings will be constructed taking into account the natural wind, shade, gravity, water sources and vegetation of the area. During construction, local labour and materials will be used as much as possible. Builders’ waste will be collected immediately by labourers. Materials will be stored in locations that will become a building or part of a building. Transport to and from the site will be minimized and will use predetermined circulation routes to reduce disruption from movement of materials. Transport vehicles will be required to use four wheel drive and to drive responsible, staying on these designated track to minimize damage to the surrounding vegetation. www.edenviewgardens.com

PROJECT AIMS The project will: • Explore and demonstrate the economic value of Botswana’s natural and cultural heritage • Promote cultural heritage for the future of the people of Botswana • Provide skills training for increased job security and opportunity • Be a source of income to the salaried employees • Contribute to the country’s revenue through tax • Create employment to the general public • Combat poverty and unemployment • Assist in crime or vandalism reduction • Help to empower the youth and women employed • Assist to reduce the high level of poverty when creating jobs • Aim to extend a helping hand to the needy and underprivileged • Fight the concern of street roaming as the youth will be kept busy • Engage the youth, hence minimize the increasing rate of substance abuse such as drug and alcohol intake www.edenviewgardens.com
