3. Specifications Our Sealcoat Procedure 1.)Surface Prep: Cleaning of entire surface using a wire power brush and high power blowers. Street sweeping machines used where applicable. Oil spot primer applied to mask oil spots. 2.) Crack Fill & Hole Patch: Filling of cracks with torched rubberized direct fire crack fill. Sealing of all joints and boundaries with direct fire crack fill. Compacted cold patch fills holes in asphalt. Cut and pave patch work available where applicable. 3.) Sealer Application: Our mix consists of Coal Tar sealer, 3 lbs per gallon of silica sand for traction, and a quick dry fortifier. 4.) Line Striping: Painting of parking lines, handicap signs, fire lane, and all customized stencils using laser precision line striping.

The Life and Death of a Typical Unprotected Asphalt Parking Lot The chart below outlines the progressive deterioration of a “typical” unprotected asphalt overlay of parking surface, from the time it is installed to the time it can no longer be used. The year that certain flaws become noticeable may vary from lot to lot because of differences in original asphalt content and compaction, base construction, drainage, traffic and other variables. The point is that owners of these expensive parking areas can extend the life of their asphalt surfaces indefinitely........ YEAR 1: New asphalt overlay is young and full of life, with recommended amount of up to 7.5% asphalt by weight, mixed with small stones. Compaction good. YEAR 2: Evidence of oxidation (burn-out caused by sun) appears as lot starts looking faded and gray. YEAR 3: Oxidation continues, surface asphalt releases and is washed away, leaving embedded rock sticking up (raveling). Ability to repel moisture diminishes. YEAR 4: Oxidation continues. Raveling becomes more pronounced. Surface hairline cracks (crazing) may appear as deterioration progresses. YEAR 5: Deeper cracks develop, allowing water to enter. Surface fading and raveling continue. YEAR 6: Water below pavement surface freezes and expands, causing upward movement of asphalt sections (upheaval). Other areas sink (grade depression).
