Tony and Kelly purchased a new commercial property to support the
business’s expansion:

•they borrowed 100% of the purchase price, keeping their working
capital in the business

•they also borrowed the stamp duty and settlement costs, plus GST
everything was structured under a tax effective model approved by
their accountant

•they achieved a lower rate on their existing home loan and the final rate
of the commercial loan was almost the same as their old home loan 

•the new commercial loan cost them the same as what it was going to
cost to lease new premises of the same size
Situation
Tony and Kelly’s cabinetry business recently
picked up a second large account, and while they
had the labour capacity to do the work, they didn’t
have the extra space needed:

•they had recently spoken with their bank about
buying a commercial property

•they didn’t have the large deposit the bank told
them they needed to secure a commercial loan

Bill was going into a Silent Auction and knew he needed a great deal of
surety that he could complete the purchase if he was the winning bid:

•due diligence completed on borrower, security and tenant
before auction date

•multiple prime lenders engaged creating a bidding war for the
clients business and secure low rates and favourable conditions

•obtained approval subject to resulting contract of sale before placing
bid

•purchase settled within 30 days of Bill’s winning bid
Situation
Bill was a very experienced and well established
business owner with highly profitable businesses
across Australia. An investment opportunity came
calling when he found out about a distressed sale
of a valuable piece of real estate in the Pilbara:

•distressed sale of valuable industrial property
key to the central Pilbara mining services 

•change of tenants coinciding with sale

•current business banking relationship initially
not interested in supporting purchase

•limited pool of other interested lenders with
very little appetite for the region
