d Valorem Tax Management
Q: Who is Ad Valorem Tax Management - and how can we reduce your
property taxes?
A: Ad Valorem Tax Management is a real estate property tax consulting,
appraisal and market research firm since 1987. We have developed an organized
process for compiling and analyzing data for each property we represent. This
includes researching the public records for the subject property, examining recent
sales of similar properties in the vicinity of the subject and performing an
assessment comparable analysis (Uniform and Equal analysis.)
In201.4, Ad Valorem Tax Management filed more than $1.5 billion in protests,
effectively reducing our client's taxable values by over $140 million" cutting their
taxes by over $3.5 million.
Q: If I want to hire you, what do I need to do?
A: To get started, we will need a couple of forms signed by you. We will ask you
to fill out a survey that provides us with relevant information about your
property. Also, we will need an Appointment of Agent form. Before the appraisal
district will allow us to represent you, we must file this signed form with them.
Depending on the property type, we may ask you for some additional
information. After that, we will take care of everything.
Q: How are tax savings and fees calculated?
A: For the tax year in question, subtract the property's final assessed value (after
the protest hearing) from its initial noticed value. Then multiply the difference by
the previous year's total tax rate. The resulting number equals the amount of tax
savings.
For example, if the residential property initial taxable value is $10O000 and the
final taxable value achieved by Ad Valorem Tax Management is $9O000 and
your tax rate is 37o, tl:entax savings is calculate as:
($100,000 - $90,000)
* 37 = $300
Our fees starts at 40%** of tax saving for residential properties and 30%** for
commercial properties. With the above example and our lee is 40%, then amount
due Ad Valorem Tax Management (Fee) would be:
$300*4go¡.:$120
Q: Is there a fee if you don't reduce my taxes?
A: No!!! There are no hidden fees and absolutely no fees unless we reduce your
property taxes. We will not send you an invoice unless we reduce your property
taxes.
Since 1987, AdValorem Tax Management has been reducing property taxes for
thousands of property owner of all type of properties including Hotel, Shopping
Center, Restaurant, Apartment,Industrial Residential, and many more. Ad
Valorem Tax Management has saved our clients millions in tax dollars and we
will recluce your property taxes - or no fee to you!
**We will gladly beat any current contract or proposed offer with
documentation.
