Emersons Commercial Management
Emersons Commercial Management, a third-party property manager and
consultant based in Dallas, TX, was founded for the purpose of providing
property management and real estate services to third-party owners and
investors. Since its inception, Emersons has continued to add to its portfolio of
managed assets, and today manages properties in eight states from Florida to
Montana. Ranging from neighborhood retail centers and multi-story office
buildings to office-flex properties, Emersons' assets represent a diverse mix of
markets, tenants, and property types. The company uses Yardi Voyager™
Commercial and Yardi ASP (Application Hosting Service) to manage a portfolio
comprised of approximately 4 million square feet of commercial space
throughout the Midwest and Western United States.
Why Yardi?
Emersons Commercial selected Yardi Voyager Commercial for its ease-of-use
and resulting cost efficiency, as well as its browser-based platform. “Yardi
Voyager provides a totally transparent platform through which our owners and
investors can access property operating results in real time, from anywhere via
the Internet,” explained Keith Colvin, VP Finance for Emersons. “The system
also allows us to easily customize the program, tailoring it to our specific needs.
The ASP model is stable, secure, and always available, making down time a
thing of the past.”
Emersons also uses two of Yardi’s fully integrated optional modules – Yardi
Voyager Construction Management™ and Yardi Investment Accounting™.
Yardi Voyager Construction Management is a full-service, job-costing system
that tracks all types of construction projects through all construction phases.
Emersons uses Yardi Investment Accounting to track complex investor
relationships, using a variety of standard and custom investment accounting
reports. The program manages hierarchical flows of ownership and displays
the linear relationship between entities, while also allowing for customized,
descriptive attributes, including standard AIMR and NCREIF-compliant
options. Plans are in the works to implement Yardi Budgeting and Forecasting
and Yardi Real DCF modules.
Emersons Commercial Management plans to continue growing its portfolio of
