EDITORIAL
It gives me great pleasure to connect with you every quarter
and share the significant developments at the Embassy
Group. We are constantly raising the bar in each of our
verticals, which has brought in immense recognition from all
our stakeholders, especially all of you.
Speaking of raising the bar, we had a landmark moment this
quarter at the Asian Games 2018 held in Jakarta, with Fouaad
Mirza, our prodigy at Embassy International Riding School,
clinching the Silver Medal for the Equestrian Individual
Eventing category. The Embassy sponsored Indian Team,
made us proud by winning yet another silver for India at
the prestigious Asian Games event. Bringing home these
prestigious honors have placed India on the International
map and our riders are now gearing up for the Olympics
scheduled in 2020 at Tokyo.
Embassy is at the forefront of promoting the equestrian
sport in India by providing intensive training to riders, world
class facilities and sponsorships for competitive domestic
and international events. Our Equestrian Premier League
held each year brings out the best talent among youngsters
showing keen interest in professionally pursuing the
equestrian sport.
The much awaited REIT entry into India is around the corner
and I am extremely happy to announce that Embassy Office
Parks, the joint venture partnership between Blackstone
and Embassy, has filed the draft offer document with
SEBI (Securities Exchange Board of India). REIT allows
investors to participate in the real estate sector through
a liquid and easily accessible instrument that is traded
on the public markets, much like a company’s common
stock. With this, India will join select countries such as US,
Singapore, Japan and Australia which allows REIT trading.
Meanwhile, our Office parks are growing from strength to
strength. I can confidently say that in locations where our
office parks are present, we are the most preferred developer
across most multinationals.
Embassy’s Stonehill International School (SIS) celebrated 10
years of holistic international education on 8th
September
Chairman’s Message
2018. The school was born out of a vision for an education
systemthatpreparesstudentstobesuccessful,inaconstantly
evolving and competitive environment. This was the driving
force that led to the establishment of a world class IB school
that provides students a conducive environment to develop
life skill, manage change, take risks and nurture compassion,
while creating emotionally balanced and resilient global
citizens. The Stonehill Founders Day also marked the
inauguration of the school’s latest world class sports hall
in the presence of Mr. Prakash Padukone, former World
Number 1 badminton champion; Ms. Ashwini Nachappa,
former international track athlete; and Ajeet Bajaj and Deeya
Bajaj, the first father-daughter duo to scale Mount Everest.
Education being the main focus of our CSR activities, we have
initiated collaborations with our corporate clients to amplify
the social impact and reach through a “Corporate Connect”
program. Under this program, we have brought together
government authorities, corporates and communities to
build and rehabilitate government schools. We are investing
time, effort and funds to make a difference to the quality of
education to the underprivileged children in the city. Some of

with other corporates towards restoration and improvement
of education facilities include renovation and beautification

of the Government Kannada Primary School, Challaghatta

Primary School, Devanahalli in partnership with Swiss Re
Foundation and Bangalore North Round Table Trust, the

Medium School, Hegdenagar with ANZ to name a few.
The annual Embassy ‘Pedal for the Planet’ was hosted for
the fifth consecutive year in August 2018, and we are very
pleased to see that the participation has steadily increased
with every edition. This not only demonstrates a growing
interest in cycling as a valid mode of urban transport but
more importantly showcases the eco-consciousness and
societal awareness of a large section of our citizens.
In conclusion, we are very happy to share that Embassy
received the recognition of “Best Employer” at the Golden
Brick Awards ceremony held in Dubai. Embassy also won
several awards at the Times Business Awards 2018 and I
congratulateReezaSebastian,President, ResidentialBusiness
for being named “Woman Super Achiever in the Real Estate
Sector,” at the Times Business Awards. Embassy Group was
named India’s Top Builder for the year 2018 at the prestigious
Construction World Architect and Builder (CWAB) Awards.
As we celebrate these achievements and continue to move
from strength to strength, I take this opportunity to wish you
all a very Happy Diwali and warm greetings for the festive
season ahead.
Embassy Group Bags CWAB Award

It was a proud moment for us when Embassy Group was
named one of India’s Top Builders for the year 2018 by
the prestigious Construction World Architect and Builder
(CWAB) Awards. The award recognizes the best and brightest
minds across the top achitect and top builder categories,
who change the landscape of the industry. The winners are
selected through a perception-based survey, followed by a
stringent jury selection process.
This was another feather in our cap. We had an excellent
run last quarter with many accolades coming our way. This
year the CWAB Award was held on 11th
September 2018 at
Four Seasons Hotel in Mumbai. The award was accepted by
Karan Virwani, Director, Embassy Group, and Chief Executive
Officer, WeWork India.
The Construction World Architect and Builder Awards were
instituted by ASAPP Info Global Group in 2006. They are
India’s most coveted awards for the architecture and building
industry.

Embassy Group Sweeps Times Business Awards;
Reeza Sebastian Named Women Super Achiever
The Embassy Group swept the prestigious Times Business
Awards 2018, across commercial, residential, hospitality
and corporate categories. And Reeza Sebastian, President,
Residential Business, Embassy was named the Women Super
Achiever In Real Estate Sector.
Embassy Group has been setting new trends in every
category it is operating in and the citation said it all. Under
the residential category: Embassy Edge won for being Most
Innovative Concept of the Year; Embassy Boulevard for Ultra
Luxury Villa Project of the Year; and Embassy Spring for Best
Upcoming Integrated Township.
The hospitality sector has been setting new standards in the
industry. Reflecting this, Embassy ONE was awarded the Best
Luxury Integrated Project and Embassy Manyata for the Most
Environment Friendly Commercial/Office Space. Embassy
Group won the Innovative Real Estate Marketing Campaign
of the Year award.
Reeza Sebastian, our super woman in real estate who won
the“Women Super Achiever in Real Estate Sector”award was
featured in the Times Business Awards 2018 supplement of
the Times of India, Bengaluru edition.
The awards were given away at the awards ceremony
organized byTheTimes Group. Bollywood legend Anil Kapoor
and the gorgeous Chitrangada Singh were the chief guests at
the ceremony attended by an exclusive by-invite only guests.

Embassy Group Brings Home Equestrian Medals
EIRS Rider Fouaad Mirza shines in Asian Games at Jakarta
The Jakarta Asian Games which concluded recently had an
Embassy moment. Embassy International Riding School
(EIRS) rider Fouaad Mirza’s performance helped bring India a
total of 2 silver medals in the equestrian events, at the games.
Fouaad Mirza topped the dressage and cross-country qualifi-
er with the score of 22.40 and notched up a score of 26.40 in
the medal round to bag the silver for India.
The Indian Equestrian team, comprising Rakesh Kumar,
Ashish Malik, Jitender Singh and Fouaad Mirza also won the
silver for the Indian team with a score of 126.70. Fouaad’s
high performance score helped bring up the Indian team’s
ranking, resulting in an another silver for India.
Speaking on his victory, Fouaad Mirza said, “Our win is a
proud moment for India. I am very lucky to be partnered with
a horse like Seigneur Medicott and my co-rider team there by
bringing two silver medal for the country. I am grateful to the
Embassy Group, without Mr. Virwani and his team’s support
this win would have only been a dream for India’s Equestrian
sport. I look forward to more wins and medals for India in the
future.”
Acknowledging Fouaad’s win and contribution at the Asian
Games Mr. Jitu Virwani - Chairman and Managing Director,
Embassy Group said, “This is a very proud moment for the
equestrian sport in India. Fouaad has shown an exemplary
performance in all the equestrian events at the Asian Games.
We acknowledge the hard work put in by the three Army
riders, within a short period to train abroad and reach this
milestone, winning yet another silver for India. This win goes
on to show the true potential of this sport, and the talent in
our country. It also reiterates that we can win many more
medals if Indian sport is better organized.”

Embassy Wins Golden Brick Awards In Dubai
The Embassy Group won five prestigious awards at the
Golden Brick Awards 2018 held in Dubai in September this
year. Embassy Springs, the Smart Township won the Best
Township Project Award while the Embassy ONE walked
away with the Best Mixed Use Architecture and the Embassy
Boulevard landed the Best Luxury Villa Project Award.
To cap it, Embassy Group won the Best Employer Award
and the Embassy Springs project won the Best Marketing
Campaign Award. Embassy Group has always thrived on
being on the leading edge of innovation and offering
customers delightful new features and services and these
awards are a testimony to the strength and capabilities of the
entire Embassy team.
The awards saw stiff competition from 125 others contenders
under various categories. It should not come as a surprise
that all the three projects that won the Golden Brick Awards
are part of the Embassy Luxe collection of stunning addresses
in the city of Bengaluru. Embassy Springs is drawing a lot
of international attention with its adoption of AI and smart
technologies while Embassy ONE is setting new benchmarks
in mixed-use, high-end luxury property and Embassy
Boulevard is setting new standards in luxury villa offerings in
the country.
The awards were given away at a glittering ceremony on
28th
September 2018 at The Marriot, Dubai. This is the first
time the award ceremony had moved outside India and was
attended by the best of the players in the industry.
The annual Golden Brick Awards is instituted by Phoenix
Expovent in association with the WorldWide Federation for
International Real Estate Investors (WFIREI) to acknowledge
and appreciate the contribution of Indian builders,
developers, construction companies, architects, designers
and professionals fo the Indian Real Estate Industry.

What started as a small contribution to increase healthy
living and green awareness among our office park users
five years ago, the Embassy Pedal for the Planet today
has become a movement. The fifth edition of ‘Embassy
Pedal for the Planet’ hosted at Embassy GolfLinks saw a
record participation with over 1000 cycling enthusiasts
cutting across age groups participating in the event.
The event was also the first ‘plastic-free’ outdoor
event, laying greater emphasis on the Government
of Karnataka’s efforts to make Bengaluru plastic-free.
The cyclists competed in various participating categories
including Pro Elite covering a distance of 40 km, Amateur
ride covering 25 km and three Fun rides, covering distances
of 15 km, 8 km and 1 km suitable for other cycling enthusiasts
and children. Another highlight of ‘Embassy Pedal for the
Planet’ is the CXO category, where around 20 corporate
leaders participated, representing some of India’s leading
business organizations and cutting across all industry sectors.
Mr. Jitu Virwani - Chairman and Managing Director, Embassy

All proceeds from the Embassy Pedal for the Planet event
was donated to Colours of Life, a non-profit organization that
works with the Embassy Group to support over 7,000 children

winners and runners-up of the event.

Continuing office demand across all our
markets
The commercial real estate demand in all of the 7 markets
where Embassy has its presence witnessed robust demand
in first 3 quarters of 2018. As per CBRE, YTD absorption
exceeded 32 million sq. ft. – a 7% increase year on year.
Given, the robust demand trend – most office markets noted
demand outpacing supply with pressure on vacancy levels
and occupancy percentages crossing 90% mark.
In fact, this trend has been in line with expansion and
consolidation discussions we have been having with our
existing occupiers on a constant basis.
Bengaluru, the market with Embassy’s largest presence
continued to maintain it’s top position in terms of country
level absorption – contributing to 37% of it. Further, all other
markets like NCR, Mumbai, Chennai, Hyderabad and Pune
continue to demonstrate strong fundamentals contributing
to another 62% of the total absorption.
Embassy, whether through the Group development activities,
or through the Embassy Office Parks platform is well placed
to capitalise on the current and continuing Indian growth
story.
We’re always fascinated by the breadth and range, complexity
and sophistication of activities and sectors operating from
our premises. We’re proud to see the technology companies
operating from our parks, companies like Google, Facebook,
Microsoft, Akamai and McAfee have a global impact and a
legacy for innovation. We’re also thrilled to see the home
grown technology companies like Flipkart and Ola who
registered their names in prestigious list of unicorn startups,
today being well established and operating from our
properties.
Our parks though are not only about technology. The
engineering, automotive and aerospace work being done in
our parks by companies such as Mercedes Benz, Quest Global
and Rolls Royce is a great testament to the quality and scale
of talent that comes from all over India and the world to work
in our parks. We are proud of the fact that over 250,000 such
talented individuals come to work everyday in our office
spaces.
Apart from getting the right talent and adopting the best
practices in the industry, one of the very important aspect
for the businesses is to find a real estate partner to provide
them with the best of solutions in order to build a world-class
workspace for their talent. The same understanding was part
of Embassy Group’s PAN India exclusive partnership with
WeWork. Co-working spaces alone in YTD 2018 accounted
for 11% of the total transactions countrywide, which is a
testimony to our belief in bringing WeWork to India. The
WeWork business has grown from its first centre in Bengaluru
in August 2017 to 18,000 desks in July 2018, the number is

likely to double across all major office markets in the country
over the next couple of months.
Last Quarter - A Million Milestone
Embassy Group accounted for 2.3 million sq. ft. of office
leasing in first 9 months of 2018. While, we are always thrilled
to welcome new occupiers, we feel proud when our existing
tenants prefer to expand their operations in our parks or
with us in other cities. We believe that this is testament to
our solutions based approach for our corporate occupiers
business needs.
The group signed up 14 new tenants during the period; this
included the landmark built to suit deal with the BFSI major
JP Morgan measuring 1.1 million sq. ft.
Embassy Office Parks – India’s 1st REIT
Embassy Office Parks, the joint venture commercial office
partnership between Blackstone and Embassy, filed draft
offer documents with the Indian regulator to launch India’s
maiden Real Estate Investment Trust (REIT).
A REIT is an investment vehicle that owns and operates rent-
yielding real estate assets. It allows investors to participate in
the real estate sector through a liquid and easily accessible
instrument that is traded on the public markets, like a stock.
REITs have been a long-established asset class in other
markets such as the US, Singapore, Australia and Japan, and
have delivered steady total returns through a combination of
stable cash distributions and capital appreciation.
The Embassy Office Parks REIT would be Asia’s largest REIT in
terms of portfolio size with 33 million sq. ft. of leasable area,
comprising of 7 business parks and 4 city-centric buildings
spread across Mumbai, Bengaluru, Pune and Noida.
24 million sq. ft. of the portfolio is complete and operational
today and operating at a committed occupancy of 95% with
Net Operating Income projected to increase by 56% over
these three financial years.
The issue would of course be subject to regulatory approvals
and market conditions and we are awaiting SEBI’s feedback
on the Draft Offer Document. Response to date has been
positive and encouraging. We will keep you updated on
further developments on this front.
Accolades keep coming
We are pleased to again report that Embassy Group as a
whole and Embassy Office Parks in particular have received
accolades at the Times Business Awards. While Embassy
Group captured 7 awards in this year’s edition, Embassy
Manyata Business Park won the “Most Environment Friendly
Commercial/Office Space”award.
Our mixed use integrated office, retail and hotel project,
Embassy One won the award for, “Best Luxury Integrated
Project”.
We acknowledge all the members of the teams who service
our portfolio and such awards are an example of how this
team delivers best in class outcomes.
Green is in
Our park users have been wonderful ambassadors of our
ethos at Embassy Group. Embassy Pedal for the Planet
completed its fifth annual edition in August and attracted
over 1,000 cycling enthusiasts. The event was hosted by
Embassy GolfLinks. This was also the first plastic-free outdoor
event.
We saw enthusiastic participation in our green initiatives
by our corporate users, and our Inter Corporate Football
tournament saw record participation.
Vibrant quarter
Our corporate citizenship project of building a flyover at
Embassy Manyata Business Park has commenced on site, and
our 619 room Hilton/Hilton Garden Inn at Manyata is also
underway.
In anticipation of the handover of our first building in our
Chennai project ‘Embassy Splendid TechZone’ to Accenture
in Q1 2019, we hosted a Channel Partners event in Chennai
where Embassy has also now commenced construction of
the 400,000 sq. ft. build to suit project for Wells Fargo as well.
Looking ahead, our business is in great shape across the
country and we have many new exciting projects in the

Embassy Builds Flyover Near Manyata Business Park As
Part Of CSR Initiative
As part of our Corporate social responsibilities, Embassy
undertook the construction of a flyover outside our Embassy
Manyata Business Park in consultations with the Bruhat
Bengaluru Mahanagara Palike (BBMP). This is a significant
undertaking and as we get set to initiate the preparatory
groundwork, we wanted to involve our corporate clients
and brief them on the various aspects of the project. We
have received a very enthusiastic response from the 40 plus
corporate clients and this has made our resolve to contribute
to solving the traffic problem of the city stronger.
The one-way flyover will connect the existing Nagawara and
Veeranapalya flyovers with an entry arm to the Park at Gate
1 and an exit arm at Gate 2. This will facilitate direct entry
into the Park from Nagawara Flyover for users travelling
from K. R. Puram side and a direct exit out of the Park onto
the Veeranapalya flyover for users travelling towards Hebbal
eliminating the U-turns which needs to be currently taken.
The entry arm will lead to the offices and vehicles can take
a left turn after getting down to access the underpass for
entering the residential avenue.
The project is expected to be completed in 16 months.
Preliminary works like mobilization of machinery and soil
testing have been initiated. Final No Objection Certificate
(NOC) from BBMP is awaited to start the execution.

Embassy GolfLinks gets its own unisex salon
founded by New York stylist
Embassy GolfLinks Business Park now boasts of its own uber
exclusive salon, the Prive Unisex salon, founded by Kathryn
Picraux, the celebrity stylist at the Grammys and the Toni and
Guy Academy in New York. While Kathryn is known for her
color styling, the Prive also offers hair styling, hair treatments,
skin care, manicure, pedicure, foot reflexology, waxing, and
many more carefully curated services.
The Prive specializes in using toxic free chemicals. It also
shuns Sulphate and Paraben based chemicals and ensures
a side-effect free treatment. The salon is located on the 1st
floor of Pyramid food court and is easily accessible. As with
our other services, this is exclusively for office park users to
ensure privacy and safety.

WeWork Completes One Year In India, Doubles
Down On India Commitment
WeWork turned One in India. The global network of
collaborative spaces registered stupendous growth in its
first year of operations in India. After the successful launch of
its first location - WeWork Galaxy - in Bengaluru in July 2017,
WeWork has expanded to 10 locations across three key cities,
i.e., Delhi, Mumbai and Bengaluru, and is looking to continue
its growth trajectory.
WeWork is defining the future of work space globally by
providing a platform for creators to work in a collaborative
space, connect, build a community while immersing
themselves in a range of services to help them make a life,
not just a living.
WeWork entered India through a joint venture with Embassy
Group in July 2017. By leveraging on Embassy’s expertise
across the country, along with driving WeWork’s technology
and global experience in design, the brand has grown from
just 2,200 members in its first space, WeWork Galaxy, to over
10,000 members and over 12,000 desks across its 10 locations
in India. By the end of 2018, it aims to open 4 more locations
in Delhi, 3 in Bengaluru and 6 in Mumbai which will raise the
number of locations to over 20 that will accommodate upto
35,000 members.

Embassy Splendid TechZone coming up on a 30-acre land
parcel in Chennai is heading towards the completion of
Phase 1. The highlight of July was the exclusive Channel
Partner’s Meet organized by Embassy Commercial.The Hilton

Hotel, Chennai came alive on the evening of 13th
July 2018
with 80 Channel Partners attending the meet where Mr.
Mike Holland, CEO, Embassy Offlice Parks Commercial shared
updates on the Embassy Splendid TechZone Business Park.
The gathering was in a celebratory mood as Mr. Mike Holland,
revealed to the group that the project will be ready for fit-outs
by November 2018. To add more excitement to the evening,
a stand-up comedian enthralled the gathering and a lucky
draw kept the guests on the edge of their seats. Our partners
were visibly excited by the prospect of the completion of
phase 1 . The park, a designated SEZ, has a potential for 4.5
million sq. ft. when it completes all the phases.
Embassy Splendid TechZone is a premium commercial
property in Chennai coming up onThoraipakkam-Pallavaram
Radial Road, the most happening place for the knowledge
industry.
At Embassy, we ensure that we are on top of the technology
adoption curve. We promote initiatives where the industry
can learn about new tech and processes. One such
occasion came up where we could explore how AI (Artificial
Intelligence) and ML (Machine Learning) is revolutionizing
office space management could add our own perspective
and learning in the space.
Embassy Commercial was a title sponsor for the Chennai
edition of Future Workplace Series 2.0, an event organized
by Infhra Initiative, held on 6th
August 2018. Over 90 MNCs
and Indian globals participated in the event bringing unique

Dream Mile Run Crosses A Milestone
The Vibha Dream Mile 2018 hosted by Embassy Manayata
Business Park brought together the young and old in a
unique display of fun and fitness. This year edition saw a
participation of over 500 enthusiastic runners from number
of companies at Embassy Manyata - Lowes, Nvidia, IBM, etc.
The event started at around 6.15 am with warmup routines
conducted by Mr. Prashant Arora, the head trainer at
Crosstrainers. The 10K runners started their race at 6.40 am
followed by the 5K runners.Parents were invited to run this
race with their children at their side and an average of their
completion timings was considered.
The final event was the fitness challenge, a new addition this
year to the Dream Mile. This test of stamina, strength and
agility, had 4 rounds of gruelling workouts with eliminations
at each stage. The Crosstrainer coaches conducted this event
flawlessly with great energy throughout. Some peppy dance
numbers made sure that all the participants and spectators
were thoroughly entertained.
Finally, we had prize distribution where the winners of each
category were felicitated. All children who participated
received some goodies from Vibha. Every participant at the
dream mile was given a packed breakfast and a Tshirt with all
sponsor logos printed on it. They were also given certificates
mentioning their respective race completion timings
measured using timing chips.

The Global Conclave for Indian Realty (GCIR) had its
second edition of knowledge series focusing on helping

I had the opportunity to be part of this excellent panel. It
was wonderful interacting with a highly energetic audience.
I had a wonderful time fielding questions, learning and
discussing about India’s macro economic situation in the
past few decades and how India is steadily growing its
investment profile. Some of my fellow panelists included
PNC Menon, founder and chairman of Sobha Realty and
member of the board of governance, IBPC, Dubai; Akash
Puri, director, international, India’s Sootheby’s International
Realty; Anita Kataria, Santhosh Kumar, group vice-chairman,
Anarock Group Business Services and other industry leaders.

now in its second edition, the Ahmedabad show brought
together fashion connoisseurs around the country to witness

Roaring Ferraris Celebrate Independence Day
It was Independence Day and the Madras Racing Track in
Chennai bowed to the deafening roar of Ferraris racing each
other in what was a battle of titans. Embassy Group and the
storied car maker, Ferrari came together to host an uber
exclusive event, the Ferrari Track Day. Held on the 14th
and

Bengaluru’s golfing destination, the salubrious KGA (Karnataka Golf Association) greens brought out an enchanting crowd who
combined patriotic fervour and a friendly competitive spirit on this Independence Day.
Enthusiastic citizen golfers took to the greens to celebrate the day in their inimitable style -- with a drive and a putt. Embassy
Group in association with Karnataka Golf Association (KGA) hosted the The Independence Day Tournament 2018 on 14th and
15th August.

This Ganesh festival, the member of Embassy Priority went
green in style. Village Story, which offers unique village life
experience, conducted a workshop at Embassy Pristine where
our members learnt to make environment-friendly Ganesha
idols. These idols went beyond the traditional concept of
environment friendliness and brought in a new concept of an
idol which grows into a plant! Small seeds of flowering plants
were embedded inside each Ganesha idol which was placed
in an earthen flower pot. In a matter of a few days, the idols
transformed into plants bedecked with colorful flowers.
It was a unique concept brought in by Village Story and
Embassy Priority members became ardent fans. They had
not only made Ganesha idols that were environment friendly
but had pushed the envelope in going green by making idols
that would grow into plants -- an evolutionary process that
Ganesha idol itself stands for.
The workshop was a huge draw with a turnout of 140
members. Members left the workshop with joy on their face
and a sense of accomplishment since they were contributing
to the green initiative in the most unique way.

NH8 Corridor in the Delhi-NCR emerges
as India’s largest warehousing hubs;
Warehousing picks up momentum in
northern India
The warehousing segment may lack the charisma that a posh
residential property may boast of but currently it is driving
the real estate market in rural Gurugram, creating jobs and
bringing in investment from India and overseas.
Amid a general slowdown in the real estate market in
Gurugram, warehousing is booming. Large boxes of steel,
covering lakhs of square feet of area, are sprouting up
on agricultural land in Pataudi, Dharuhera, Tauru road,
Farrukhnagar, Manesar and along the Patli Road. Real estate
experts assert that this area, popularly known as NH48 or
NH8 corridor, has emerged as one of the largest warehousing
hubs across the country.
Nearly9oftheentireprivateinvestmentintherealestatesince
2017 has been ploughed in this sector, say industry experts.
They say that sustained slowdown in residential property and
some favourable policy measures by the Government have
brought in more investors to this sector.
Delhi-NCR is one of the biggest consumer areas in the country
with a dense population and most companies want to be
close to the consumer. Also, the area is strategically located
along the NH8 which is the busiest highway of the country
with 57% of freight on trucks going through this road.
The completion of eastern peripheral road and western
peripheral road will further give an edge to this corridor
as entire northern India, including Rajasthan, UP, Punjab,
Himachal Pradesh, and Jammu and Kashmir could be served
from warehouses located in this area.
As a result, almost 60% of grade A and grade B warehousing
stock of about 38 million sq. ft. in Delhi-NCR has come up in
Gurugram’sNH8corridor.Theboomhasalsobeenpoweredby
the growth of large e-commerce companies such as Amazon,
Flipkart, Myntra, and ShopClues among others. Nevertheless,
traditional FMCG firms must also get the credit as they fuelled
growth in their push to cut on inventory, reduce storage
cost, and make distribution more efficient, particularly after
the introduction of GST. Not only the e-commerce and
Technology companies but large private equity investors are
also making big investments in warehousing in Gurugram
due to the growth opportunities.

However, a word of caution is that warehousing in India is still
maturing, getting organised, and if given the right support
will create lot of jobs in core and allied sectors.
Embassy Industrial Parks has invested over Rs. 1,900 crore
to set up industrial parks in the state. A central location in
NCR, availability of large pockets of land, cheaper land cost,
closeness to large consumption markets, easy connectivity
with Golden Quadrilateral, are some of the reasons behind
the decision.
Our 600,000 sq. ft. industrial park in Bilaspur was leased out
before completion and Embassy has now acquired another
110 acres in Farrukhnagar. This new 3 million sq. ft. industrial
park will serve as the second new age warehousing location,
which will serve e-commerce, auto, retail and FMCG players.

Over 3,100 industrial and office brokers and agents
worldwide have met stringent qualifications to earn the SIOR
designation, certifying their expertise and success.
“After conquering IT outsourcing, India is now emerging as
the outsourced destination for manufacturing,”said
Mr. Anshul Singhal - Chief Executive Officer, Embassy
Industrial Parks. In an inspiring, power-packed speech
delivered at CREDAI NATCON 2018 held on 3rd August 2018
in Berlin, Mr. Singhal made an impassioned pitch for India as
an emerging investment destination with his sharp statistics.
Exhorting the audience to look at India with a new set of eyes,
Mr. Singhal said, ”India invests 10% of its GDP in infrastructure
building versus 2% in US.” Infrastructure building takes time
and the country is making rapid progress.
“I can guarantee that in India we are building better quality
warehouses than anywhere in the world,” said Mr. Singhal
while reeling out compelling statistics. “Indian economy”, he
said, “is growing at 8% faster than anyone in the world. Our
GDP is at $2.25 trillion growing,” he pointed out. “We

like to save and reinvest. We only borrowed 70% of GDP last
year versus the 200% in China. Saving rate is 31%.”
His passionate pitch that India is growing, breaking its
stereotype image and Made in India is now a respected
phrase had the audience spellbound.
“Your investment in India will never be wrong,” Mr. Singhal
said. With the average working population of 29 years,
the youngest in the world, India’s emergence as the
manufacturing outsourcing destination is only natural. There
is a huge talent pool of skilled labour in this sector.
Construction Update
We handed over the second block for fit-out works to
Rosenberger Group, our second tenant at the park.
Construction is in full swing for 3rd
and 4th
block and they
will be ready for fit-out works within the next quarter. Base
preparations for 5th
block of roughly 0.13 million sq. ft. has
started and its completion is expected by end of this fiscal
year.
Roads are now shaping up and work in the park entrance
have begun.
Embassy Industrial Parks announced the acquisition of 110
acres of prime real-estate in Farrukhnagar. Both, Bilaspur
and Farrukhnagar will prevail as Embassy’s flagships in their
agreement with the Haryana Government. This project now
has environment clearance and building plan approvals in
place. Land grading and construction of compound wall
works are in progress.
The PMC (Project Management Consultant) for project is on
board and vendors for all major packages are finalised. Work
has started during the last week of September.
It means by 2021, two-thirds of the world’s working
population will be in India. This is a huge opportunity with
growing demand for more places to live, more places to work,
more eateries, more colleges, more and more of everything.
“Real estate and construction combined will be the largest
supplier of jobs in India, we will be employing 75 million
people by 2020. We have all read agriculture was the largest
supplier of jobs and that’s changing.”Mr. Singhal said.

put together which will reach 4 million sq. ft. in the next four

northern India, Bilaspur is going as per schedule. We handed
over the first phase of first block on date scheduled. 90% of

construction of which 40 million sq. ft. has been handed over
in the month of August 2018 for fit-out works.

Hospitality Industry is on an upswing in
India
Hospitality Industry in India is on a northward march with
growing ADR, occupancy rate and limited incoming supply.
Available data points to a continued positive growth
potential over the next 5 years.
India hit the 10 million mark in terms of foreign tourist arrivals
for 2017-18, as per figures from the Union Ministry of Tourism,
growing at over 14% as compared to the previous year.
Domestic tourism spends are also strong on the back of
higher disposable income and increasing trend of holidays
becoming a lifestyle with the large and growing middle-class
in the country. The ratio of domestic to foreign spending is
at 87:13 showing that the sector is spinning on an ideal twin
drive.
Bengaluru has been a shining example in this growth
story. The Kempegowda International Airport at Bengaluru
reported 269 lakh visitors in 2017-18, a 17% growth over
the previous year, and was the third busiest airport in India
following Delhi (656 lakh) and Mumbai (485 lakh).
Reflecting the above, the nationwide hotel occupancy rate
in 2017-18 showed a healthy trend at 67% , with Bengaluru
showing a remarkable growth with 69.5% occupancy rate,
and a REVPAR increase of 9.4% despite a 6% increase in

We have embarked upon an ambitious journey of developing
EmbassyTechVillagekeepingEmbassyManyataBusinessPark
as a benchmark. The southern part of Bengaluru’s ORR (Outer
Ring Road) is showing high growth potential and Embassy
TechVillage is being developed to be the iconic property in
that part of the corridor.
Apart from infrastructure that matches global standards that
is now templatized by Embassy Manyata Business Park, we
are also building a twin brand multi-use hotel at Embassy
TechVillage. The new hotel property will have Hilton Hotels
with 300 keys and Hilton Garden Inn with 200 keys, a
convention centre of 27,000 sq. ft., a retail space of 100,000
sq. ft. and Grade A office space of 1.8 million sq. ft.
While Embassy Manyata Business Park will hold our flag high
in the northern corridor, Embassy TechVillage will stand tall
in the southern part of the corridor with features mirroring
the former.
We have initiated a high-level workshop bringing in all
stakeholders and will incorporate their feedback in the
upcoming build out.
Hilton Twin Brand Hotels At Embassy Manyata On
Fast Track
India’s first 5-star twin branded hotels, the 266 keys Hilton
Hotels and the 353 keys Hilton Garden Inn coming up
in collaboration with Embassy Group and Hilton is fast
approaching completion. The hotels are coming up at the
Embassy Manyata Business Park in Bengaluru and will be
part of the mixed-use development featuring a food and
beverages hub and two commercial towers of 700,000 sq.
ft., a 46,000 sq. ft, of flexible meetings and events space that
accommodates up to 1,500 people.
With the increase in demand for an upscale hotel by
corporates in North Bengaluru and growing usage at
Embassy Manyata Business Park, the project is now on a fast
track. Slated for opening in mid-2021, construction at the site
has reached a peak with the Hilton Hotel B1 and the Hilton
Garden Inn’s G levels getting ready and excavation for the
convention hall underway. Mock up rooms at both hotels are
under development.
Designed by world renowned Andy Fisher Workshop, the
property will be developed and owned by Embassy Group
and managed by Hilton. Partnering with Hilton for the two
hotels is part of the Embassy Hospitality’s strategy which aims
to provide a complete immersive experience to its office park
users, without needing to leave the park for any amenities.
The twin brand hotels are coming up at the entrance of the
12 million sq. ft. Embassy Manyata Office Parks with easy
accessibility. By 2022, the hotels will offer 1,700 rooms making
them the largest mixed-use, twin-brand hotel property in
India.

you love and never retire”. The life lessons of Chef Vikas Seth
enraptured the young students of Christ University who are
preparing for a career in hotel management.
Embassy’s most coveted chef, Vikas Seth, Director of Culinary,
took the audience through his culinary journey, regaling and
inspiring them with anecdotes from his life story.The Amritsar
born, foodie who loves to innovate on the Mexican cuisine
said, “It is important to focus on change and understand the
importance of keeping up with the industry trends.” One
resounding message to the students was that a good chef is
made as much while traveling and interacting with amazing
people as inside the kitchen.
The students were cajoled, exhorted and roused to taking
up the culinary high street. In a power punch session that
lasted over two electrified hours, Seth showed the students
that discipline, planning and organization are key to one’s
success. They got first-hand lessons in picking up a career in
a 5-star restaurant and a standalone restaurant. The students
also got an insight into food development from the man who
made Mexican cuisine mainstream in India.
The final year hotel management students simply gorged on
the wonderful spread laid out to them by Chef Vikas Seth.
The students stepped out with a spring in their feet and a
dream in their eyes.
World’s Oldest Gastronomic Society La Chaîne Des
Rôtisseurs Celebrates 10 Years In India
The world’s oldest and exclusive society of gastronomes
celebrated its 10 years in India at Bengaluru’s ‘The Leela’.
The celebrations coincided with the society’s annual new
member induction event on 24th
June 2018. The celebrations
culminated in the traditional spectacular Gala Dinner.
Joining La Chaîne is joining a select band of gastronomes
who enjoy the food, wine and conviviality of a shared
gastronomic experience. New members, both professional
and non-professional, joined this fraternity. The ceremony,
always full of pomp and splendour was as spectacular as ever.
The origins of La Chaîne des Rôtisseurs dates to the European
Middle Ages when the first culinary guild was formed under
the patronage of St. Louis, King of France. The modern La
Chaîne des Rôtisseurs was established in 1950 by three
gastronomes Cumonsky, Dr. Auguste Becart and Jean Valby
who teamed with two professional Chefs, Louis Giraudin
and Marcek Darin. The society is now established in over 80
countries with over 25,000 members.

Embassy Boulevard and BLVD Club recently organized an
exclusive curated event to cater to the recreational needs
of the country’s elite. The Porsche BLVD Drive was designed
to showcase the Embassy Boulevard villa and a drive in the
Porsche cars to an elite group of guests. The event brought
together two sets of clients of similar profile presenting them
with Embassy Boulevard villas, BLVD Club membership and
the Porsche cars – all complementary to the lifestyle of this
common target group.
Porsche Bengaluru brought in the 718 Boxster and the Macan
to Embassy Boulevard and offered test drives to the invitees-
consisting of Porsche and Embassy prospects and clients.
It was an all-day event from 10 am to 5 pm with a brunch
hosted by Embassy at BLVD Club which saw the guests

The event started with a show around of the club facility and

followed by test drives on Porsche cars assisted by Porsche’s

Keeping with our tradition of presenting the best of the world
of cuisine to our park users, Garam Masala, an Indian cuisine
kiosk and HakkaChow, an Asian meal kiosk were launched at
Embassy TechVillage.
Garam Masala brings all the North Indian local flavours
together in a fusion desi tadka. And HakkaChow food adds
a dash of spice to the life with its tangling taste. The focus is
to use fresh local ingredients tossed together to make tasty
Asian meals.
The kiosks offer a mix of aspirational, healthy and local hero
dishes on the menu. Steamed Baos, Soupy Noodle Bowl,
Chop Suey, Thai Curry and Momos are the must have at the

As part of the parks outreach programme, Embassy Services
hosted the annual Inter Corporate Football Tournament 2018
held at Embassy Sports Zone in Embassy Manayata Business

Park participated with each park featuring 5, 4 and 23
corporate teams respectively.
We also kept all those who were hooked to their desks but
wanted to be updated on their favourite team’s progress.

Embassy sponsored equestrian team brings
back the lustre to the sport at the Asian
Games 2018
India’s Equestrian victory, the first after the 1982 game in
New Delhi, at Asian Games 2018 held at Jakarta was a proud
moment for Embassy Group. While the country’s sporting
fraternity was immersed in the afterglow, at Embassy we
had a private moment of unmitigated joy and a stupendous
boost to our confidence in our abilities to turn out winners in
this sport.
For several months preceding the games, the Embassy
leadership under personal directions from Jitu Virwani had
ensured that the team gets all the right training facilities
and excellent horses. The team was flown to France for the
training.
Our joy was limitless when the Indian team sponsored by the
Embassy Group won not one but two silver medals but also
because Embassy International Riding School rider Fouaad
Mirza broke the glass ceiling with his silver medal win in an
individual equestrian event -- the first ever individual medal
for the country in this sport.
We were all along confident of a splendid performance by
able team members of the Indian team comprising Fouaad
Mirza, Rakesh Kumar, Ashish Malik and Jitender Singh. This
victory stands as an inspiration for the Equestrian sport in
India. The whole nation and Embassy Group rejoices the
Indian equestrian achievement at Asian Games.

Games 2018 at Jakarta, it’s time to straddle up for a month
of equestrian sporting bonanza. The month of November is
going to pack a punch for this equestrian sports enthusiasts
as Embassy International Riding School plays host to India’s
two coveted equestrian championships, the National
Equestrian Championship (Show jumping) and the Grand
Finale of Equestrian Premier League 2018. The EPL Grand
Finale will also play host to a Sport Horse Foal presentation
and Stallion Show.

The July leg of Equestrian Premier League saw some tough
competition. Jibran Khan astride Claudette won the highest

Over 30 riders participated parading their skills and prowess.

It was celebration time as Fouaad Mirza, rider of Embassy
International Riding School won an individual Silver, at the
Asian Games 2018 at Jakarta. It was a proud moment for all
of us at Embassy Group as Fouaad became the first individual
medal winner in the equestrian sports in the Asian Games for
India. Fouaad with other team mates of the Indian equestrian
team won a silver in the dressage and cross-country qualifier
taking Indian medal tally in the sporting event to 2 Silvers -- a
record for India in the games.
Fouaad and Team India’s exceptional show in the games was
also the vindication of trust and confidence reposed in the
team by the Embassy Leadership. Mr. Jitu Virwani personally
oversaw the training of the Indian Equestrian team in France.
The Indian Equestrian team sponsored by Embassy Group,
comprised Fouaad Mirza, Rakesh Kumar, Ashish Malik and
Jitender Singh. The team’s show has put a new spotlight on
the equestrian sports in India with sports enthusiasts calling
for better funds to promote the sports in country. This big
victory is a shot in the arm for Embassy International Riding
School which has evangelized the sports and believes that
the right training with the best international facilities will

Celebrating Ten Years of Excellence
I first visited Stonehill International School in 2013. I was
impressed then by the vision for the school, the fabulous
campus and the world class facilities. It has been an absolute
privilege to be a part of Stonehill’s growth and development
since then. Today, five years later, I am now proud to be the
Head of School during a very special year. This year we are
celebrating Stonehill’s 10 Year Anniversary.
We are now a school with over 500 students representing
almost 40 nationalities. We are a learning community
dedicated to the development of knowledgeable, caring,

We completed the last academic year with a very pleasing
set of IB Diploma examination results. Our average scores
remained above the world average, for the sixth consecutive
year and we are delighted to have sent our graduating class
to some excellent universities. Students from the graduating
class of 2018 were accepted into universities which included
Stanford University, Massachusetts Institute of Technology
(MIT), London School of Economics (LSE) and McGill
University. We are now an established three programme IB
World School and our graduates are heading into life beyond
school equipped with the skills needed for the rapidly
evolving 21st
century workplace.
This year we will improve our already impressive facilities
with the addition of a purpose-built Sports Hall. Our students
are looking forward to making use of this fantastic addition
to the Stonehill Campus.
Another important part of school improvement is the
commitment to the process of international accreditation
and evaluation.This month we will have 11 School Evaluation
Visitors arriving from eight different countries on campus.The
visitors will be at the school for a Synchronised Evaluation
Visit. This is a process which happens every five years. The
International Baccalaureate (IB) Evaluation takes place to
ensure that the standards and practices of IB programmes
(PYP, MYP and DP) are being maintained.

Prakash Padukone Inaugurates World Class Sports
Hall At Stonehill International School
Sports gets equal prominence alongside artistic pursuits and
academics in the students’ life at the Stonehill International
School. The school celebrating its 10 years Excellence
in holistic international education marked the day on
September 8, 2018 with the inauguration of the school’s
latest world class sports hall. The event was attended by
Mr. Prakash Padukone, former World Number 1 badminton
champion; Ms. Ashwini Nachappa, former international track
athlete; and Ajeet and Deeya Bajaj, the first father-daughter
duo to scale Mount Everest.

Stonehill International School, known for its diverse
and inclusive culture, topped the world average in the
International Baccalaureate Diploma Program (IBDP) for the
sixth consecutive year, with an average of 32.1 points.
Of the graduating Class of 2018, two of Stonehill’s graduates,
Dilsher Singh and Vinicius De Paula Sousa received an
excellent result of 42 out of a maximum score of 45 points.

Stonehill Students Take The ISTA Drama Festival By
Love For Life
On the morning of September 26th
, we set off, an intrepid
band of nineteen students and two clipboard bearing
teachers. With students from M1 up to M3, we were a diverse
group representing numerous nationalities among us. Yet, all
of us shared the same desires – to go to new places, meet
new people, be inspired by the influences around us, share
our creative energy, and collaborate on making something to
be truly proud of.
The ISTA festival started onThursday morning and Stonehill’s
students picked up the challenges put to them with great
gusto. In the initial group warm-ups our students shone
with enthusiasm and during an afternoon visit to the crafts
museum, they proved themselves to be both keen observers
of culture as well as confident improvisers; the impromptu
marriage performance in front of the Marriage Column
confirmed the latter!
Over the following three days, our students learnt a broad
range of theatrical techniques taught by renowned theatre
artists. From puppetry to dance, ensemble to lifts, they
persevered and applied these skills to their growing final
performance. The festival also allowed our students to forge
friendships with students of other participating schools.
On the final day, the audience poured into the theatre and the
lights rose to reveal the fruits of the activities of the previous
three days. Our students exceeded all expectations. Sitting in
the audience, I was struck by how confident and in-character
our students appeared on stage. All of them performed with a
charm and a swagger that spoke of how comfortable they all
felt in their own skin. Teachers from other schools remarked
how visible this self-esteem was in our students and were
eager to know what caused it. I was proud to tell them that
we have a community at Stonehill where all our students are
encouraged and supported to be authentically themselves.
OverthecourseofthefestivalIwatchedourstudentsworking,
joking, and celebrating with children from many different
schools and cultures and came to a surprising realisation. It
is not solely our beautiful green campus, or the teachers and
parents that support them, that frees our students. Rather, it
is our students themselves who allow each other to be free
and to feel positive about who they are and who they wish to
be. To see this same characteristic being extended so openly
and completely to students they had met only days before,
filled me with pride.
To open the performance, each school was asked to create a
‘promotional’ chant. After a heated debate the group settled
on –‘We are Tigers we exist! SIS first on the list!’
Upon hearing this, I couldn’t help but feel that ‘we exist’
was perhaps too meek a statement of self-aggrandisement.
The students subsequently decided to choose ‘we persist!’
instead; also, an admirable quality. Yet, when watching them
all on stage boldly and confidently hitting their marks and
enthusiastically revelling in the process as they did it, I wish
they had kept the original line. Their work was a glorious
statement of existence of each of them as wonderful, caring,
creative, young people – and that’s an existence well worth
shouting about!

Stonehill Celebrates 10 Years Of Excellence With
10K Run
True to the mission statement of: “To provide stimulating,
engaging academics integrated with enhanced
opportunities for sports, arts and technological innovation,”
the Stonehill International School organized a 10K Run
to celebrate its 10 Years of Excellence in education.
The event was managed by Life is Calling Sports. Held in the
the 34-acre scenic campus of Stonehill the run saw close
to 500 people participating in a variety of different events
including 10K, 5K, 25K and 35K runs as well as a Huddle Relay.
Ms. Deepa Bhat, the first Indian woman to successfully
complete the tough Everest Marathon, participated in
the 35K event. Mr. Thomas Bobby Philip, the first runner to
successfully complete the prestigious Boston Marathon by
running barefoot, won the 35K run in the Men’s category.
Mr. Raghunath Bylahalli, who successfully completed
the 10K run, was the oldest participant at 85 years!
The event also saw Stonehill staff and students
participate enthusiastically in the 10K and 5K runs.
Mr. Jitu Virwani, Founder of Stonehill International School,
flagged off the runs and attended the prize distribution
ceremony along with Mr. Simon McCloskey, Head of School.
Mr. McCloskey also participated and successfully completed
the 10K run. “We encourage our students to live a balanced
and healthy life. It was great to see students, parents and
teachers participating in this fantastic event”he said.
The Corporate Relay event had participants from
companies such as Cargill, Honeywell, Cognizant, Sapient,
Altair Engineering, Shimizu Corporation, Nokia and
more. The event also had participant from well-known
running clubs in Bengaluru like Pace Makers, Trail Blazers,
League of my Own Run Club and the Infinity Run Club.
Participants said that the event has the potential to become
one of the premier running events in Bengaluru as Stonehill,
which hosted the event, has a beautiful campus and the
route planned for the run is peaceful and scenic.

We are constantly raising the bar in each of our verticals, which has brought in immense recognition from all our stakeholders, especially all of you. Speaking of raising the bar, we had a landmark moment this quarter at the Asian Games 2018 held in Jakarta, with Fouaad Mirza, our prodigy at Embassy International Riding School, clinching the Silver Medal for the Equestrian Individual Eventing category. The Embassy sponsored Indian Team, made us proud by winning yet another silver for India at the prestigious Asian Games event. Bringing home these prestigious honors have placed India on the International map and our riders are now gearing up for the Olympics scheduled in 2020 at Tokyo. Embassy is at the forefront of promoting the equestrian sport in India by providing intensive training to riders, world class facilities and sponsorships for competitive domestic and international events. Our Equestrian Premier League held each year brings out the best talent among youngsters showing keen interest in professionally pursuing the equestrian sport. The much awaited REIT entry into India is around the corner and I am extremely happy to announce that Embassy Office Parks, the joint venture partnership between Blackstone and Embassy, has filed the draft offer document with SEBI (Securities Exchange Board of India). REIT allows investors to participate in the real estate sector through a liquid and easily accessible instrument that is traded on the public markets, much like a company’s common stock. With this, India will join select countries such as US, Singapore, Japan and Australia which allows REIT trading. Meanwhile, our Office parks are growing from strength to strength. I can confidently say that in locations where our office parks are present, we are the most preferred developer across most multinationals. Embassy’s Stonehill International School (SIS) celebrated 10 years of holistic international education on 8th September Chairman’s Message 2018. The school was born out of a vision for an education systemthatpreparesstudentstobesuccessful,inaconstantly evolving and competitive environment. This was the driving force that led to the establishment of a world class IB school that provides students a conducive environment to develop life skill, manage change, take risks and nurture compassion, while creating emotionally balanced and resilient global citizens. The Stonehill Founders Day also marked the inauguration of the school’s latest world class sports hall in the presence of Mr. Prakash Padukone, former World Number 1 badminton champion; Ms. Ashwini Nachappa, former international track athlete; and Ajeet Bajaj and Deeya Bajaj, the first father-daughter duo to scale Mount Everest. Education being the main focus of our CSR activities, we have initiated collaborations with our corporate clients to amplify the social impact and reach through a “Corporate Connect” program. Under this program, we have brought together government authorities, corporates and communities to build and rehabilitate government schools. We are investing time, effort and funds to make a difference to the quality of education to the underprivileged children in the city. The annual Embassy ‘Pedal for the Planet’ was hosted for the fifth consecutive year in August 2018, and we are very pleased to see that the participation has steadily increased with every edition. This not only demonstrates a growing interest in cycling as a valid mode of urban transport but more importantly showcases the eco-consciousness and societal awareness of a large section of our citizens. In conclusion, we are very happy to share that Embassy received the recognition of “Best Employer” at the Golden Brick Awards ceremony held in Dubai. Embassy also won several awards at the Times Business Awards 2018 and I congratulateReezaSebastian,President, ResidentialBusiness for being named “Woman Super Achiever in the Real Estate Sector,” at the Times Business Awards. Embassy Group was named India’s Top Builder for the year 2018 at the prestigious Construction World Architect and Builder (CWAB) Awards. As we celebrate these achievements and continue to move from strength to strength, I take this opportunity to wish you all a very Happy Diwali and warm greetings for the festive season ahead. Embassy Group Bags CWAB Award NEWS/FEATURES It was a proud moment for us when Embassy Group was named one of India’s Top Builders for the year 2018 by the prestigious Construction World Architect and Builder (CWAB) Awards. The award recognizes the best and brightest minds across the top achitect and top builder categories, who change the landscape of the industry. The winners are selected through a perception-based survey, followed by a stringent jury selection process. This was another feather in our cap. We had an excellent run last quarter with many accolades coming our way. This year the CWAB Award was held on 11th September 2018 at Four Seasons Hotel in Mumbai. The award was accepted by Karan Virwani, Director, Embassy Group, and Chief Executive Officer, WeWork India. The Construction World Architect and Builder Awards were instituted by ASAPP Info Global Group in 2006. They are India’s most coveted awards for the architecture and building industry.

Page 4 | Issue 17 Embassy Group Sweeps Times Business Awards; Reeza Sebastian Named Women Super Achiever The Embassy Group swept the prestigious Times Business Awards 2018, across commercial, residential, hospitality and corporate categories. And Reeza Sebastian, President, Residential Business, Embassy was named the Women Super Achiever In Real Estate Sector. Embassy Group has been setting new trends in every category it is operating in and the citation said it all. Under the residential category: Embassy Edge won for being Most Innovative Concept of the Year; Embassy Boulevard for Ultra Luxury Villa Project of the Year; and Embassy Spring for Best Upcoming Integrated Township. The hospitality sector has been setting new standards in the industry. Reflecting this, Embassy ONE was awarded the Best Luxury Integrated Project and Embassy Manyata for the Most Environment Friendly Commercial/Office Space. Embassy Group won the Innovative Real Estate Marketing Campaign of the Year award. Reeza Sebastian, our super woman in real estate who won the“Women Super Achiever in Real Estate Sector”award was featured in the Times Business Awards 2018 supplement of the Times of India, Bengaluru edition. The awards were given away at the awards ceremony organized byTheTimes Group. Bollywood legend Anil Kapoor and the gorgeous Chitrangada Singh were the chief guests at the ceremony attended by an exclusive by-invite only guests.
  • 5. Page 5 | Issue 17 Embassy Group Brings Home Equestrian Medals EIRS Rider Fouaad Mirza shines in Asian Games at Jakarta The Jakarta Asian Games which concluded recently had an Embassy moment. Embassy International Riding School (EIRS) rider Fouaad Mirza’s performance helped bring India a total of 2 silver medals in the equestrian events, at the games. Fouaad Mirza topped the dressage and cross-country qualifi- er with the score of 22.40 and notched up a score of 26.40 in the medal round to bag the silver for India. The Indian Equestrian team, comprising Rakesh Kumar, Ashish Malik, Jitender Singh and Fouaad Mirza also won the silver for the Indian team with a score of 126.70. Fouaad’s high performance score helped bring up the Indian team’s ranking, resulting in an another silver for India. Speaking on his victory, Fouaad Mirza said, “Our win is a proud moment for India. I am very lucky to be partnered with a horse like Seigneur Medicott and my co-rider team there by bringing two silver medal for the country. I am grateful to the Embassy Group, without Mr. Virwani and his team’s support this win would have only been a dream for India’s Equestrian sport. I look forward to more wins and medals for India in the future.” Acknowledging Fouaad’s win and contribution at the Asian Games Mr. Jitu Virwani - Chairman and Managing Director, Embassy Group said, “This is a very proud moment for the equestrian sport in India. Fouaad has shown an exemplary performance in all the equestrian events at the Asian Games.   • 6. Page 6 | Issue 17 Embassy Wins Golden Brick Awards In Dubai The Embassy Group won five prestigious awards at the Golden Brick Awards 2018 held in Dubai in September this year. Embassy Springs, the Smart Township won the Best Township Project Award while the Embassy ONE walked away with the Best Mixed Use Architecture and the Embassy Boulevard landed the Best Luxury Villa Project Award. To cap it, Embassy Group won the Best Employer Award and the Embassy Springs project won the Best Marketing Campaign Award. Embassy Group has always thrived on being on the leading edge of innovation and offering customers delightful new features and services and these awards are a testimony to the strength and capabilities of the entire Embassy team. The awards saw stiff competition from 125 others contenders under various categories. It should not come as a surprise that all the three projects that won the Golden Brick Awards are part of the Embassy Luxe collection of stunning addresses in the city of Bengaluru. Embassy Springs is drawing a lot of international attention with its adoption of AI and smart technologies while Embassy ONE is setting new benchmarks in mixed-use, high-end luxury property and Embassy Boulevard is setting new standards in luxury villa offerings in the country. The awards were given away at a glittering ceremony on 28th September 2018 at The Marriot, Dubai. This is the first time the award ceremony had moved outside India and was attended by the best of the players in the industry. The annual Golden Brick Awards is instituted by Phoenix Expovent in association with the WorldWide Federation for International Real Estate Investors (WFIREI) to acknowledge and appreciate the contribution of Indian builders, developers, construction companies, architects, designers and professionals fo the Indian Real Estate Industry.

Page 7 | Issue 17 EVENTS What started as a small contribution to increase healthy living and green awareness among our office park users five years ago, the Embassy Pedal for the Planet today has become a movement. The fifth edition of ‘Embassy Pedal for the Planet’ hosted at Embassy GolfLinks saw a record participation with over 1000 cycling enthusiasts cutting across age groups participating in the event. The event was also the first ‘plastic-free’ outdoor event, laying greater emphasis on the Government of Karnataka’s efforts to make Bengaluru plastic-free. The cyclists competed in various participating categories including Pro Elite covering a distance of 40 km, Amateur ride covering 25 km and three Fun rides, covering distances of 15 km, 8 km and 1 km suitable for other cycling enthusiasts and children. Another highlight of ‘Embassy Pedal for the Planet’ is the CXO category, where around 20 corporate leaders participated, representing some of India’s leading business organizations and cutting across all industry sectors. Mr. Jitu Virwani - Chairman and Managing Director, Embassy Group said, “Embassy has been hosting this unique event for the fifth consecutive year and we are very pleased to see Record Participation and that participation has steadily increased with every edition. Page 8 | Issue 17 COMMERCIAL EDITORIAL MIKE HOLLAND Chief Executive Officer Embassy Office Parks Continuing office demand across all our markets The commercial real estate demand in all of the 7 markets where Embassy has its presence witnessed robust demand in first 3 quarters of 2018. As per CBRE, YTD absorption exceeded 32 million sq. ft. – a 7% increase year on year. Given, the robust demand trend – most office markets noted demand outpacing supply with pressure on vacancy levels and occupancy percentages crossing 90% mark. In fact, this trend has been in line with expansion and consolidation discussions we have been having with our existing occupiers on a constant basis. Bengaluru, the market with Embassy’s largest presence continued to maintain it’s top position in terms of country level absorption – contributing to 37% of it. Further, all other markets like NCR, Mumbai, Chennai, Hyderabad and Pune continue to demonstrate strong fundamentals contributing to another 62% of the total absorption. Embassy, whether through the Group development activities, or through the Embassy Office Parks platform is well placed to capitalise on the current and continuing Indian growth story. We’re always fascinated by the breadth and range, complexity and sophistication of activities and sectors operating from our premises. We’re proud to see the technology companies operating from our parks, companies like Google, Facebook, Microsoft, Akamai and McAfee have a global impact and a legacy for innovation. We’re also thrilled to see the home grown technology companies like Flipkart and Ola who registered their names in prestigious list of unicorn startups, today being well established and operating from our properties. Our parks though are not only about technology. The engineering, automotive and aerospace work being done in our parks by companies such as Mercedes Benz, Quest Global and Rolls Royce is a great testament to the quality and scale of talent that comes from all over India and the world to work in our parks. We are proud of the fact that over 250,000 such talented individuals come to work everyday in our office spaces. Apart from getting the right talent and adopting the best practices in the industry, one of the very important aspect for the businesses is to find a real estate partner to provide them with the best of solutions in order to build a world-class workspace for their talent. The same understanding was part of Embassy Group’s PAN India exclusive partnership with WeWork. Co-working spaces alone in YTD 2018 accounted for 11% of the total transactions countrywide, which is a testimony to our belief in bringing WeWork to India. The WeWork business has grown from its first centre in Bengaluru in August 2017 to 18,000 desks in July 2018, the number is

Last Quarter - A Million Milestone Embassy Group accounted for 2.3 million sq. ft. of office leasing in first 9 months of 2018. While, we are always thrilled to welcome new occupiers, we feel proud when our existing tenants prefer to expand their operations in our parks or with us in other cities. We believe that this is testament to our solutions based approach for our corporate occupiers business needs. The group signed up 14 new tenants during the period; this included the landmark built to suit deal with the BFSI major JP Morgan measuring 1.1 million sq. ft. Embassy Office Parks – India’s 1st REIT Embassy Office Parks, the joint venture commercial office partnership between Blackstone and Embassy, filed draft offer documents with the Indian regulator to launch India’s maiden Real Estate Investment Trust (REIT). A REIT is an investment vehicle that owns and operates rent- yielding real estate assets. It allows investors to participate in the real estate sector through a liquid and easily accessible instrument that is traded on the public markets, like a stock. REITs have been a long-established asset class in other markets such as the US, Singapore, Australia and Japan, and have delivered steady total returns through a combination of stable cash distributions and capital appreciation. The Embassy Office Parks REIT would be Asia’s largest REIT in terms of portfolio size with 33 million sq. ft. of leasable area, comprising of 7 business parks and 4 city-centric buildings spread across Mumbai, Bengaluru, Pune and Noida. 24 million sq. ft. of the portfolio is complete and operational today and operating at a committed occupancy of 95% with Net Operating Income projected to increase by 56% over these three financial years. The issue would of course be subject to regulatory approvals and market conditions and we are awaiting SEBI’s feedback on the Draft Offer Document. Response to date has been positive and encouraging. We will keep you updated on further developments on this front. Accolades keep coming We are pleased to again report that Embassy Group as a whole and Embassy Office Parks in particular have received accolades at the Times Business Awards. While Embassy Group captured 7 awards in this year’s edition, Embassy Manyata Business Park won the “Most Environment Friendly Commercial/Office Space”award. Our mixed use integrated office, retail and hotel project, Embassy One won the award for, “Best Luxury Integrated Project”. We acknowledge all the members of the teams who service our portfolio and such awards are an example of how this team delivers best in class outcomes. Green is in Our park users have been wonderful ambassadors of our ethos at Embassy Group. Embassy Pedal for the Planet completed its fifth annual edition in August and attracted over 1,000 cycling enthusiasts. The event was hosted by Embassy GolfLinks. This was also the first plastic-free outdoor event. We saw enthusiastic participation in our green initiatives by our corporate users, and our Inter Corporate Football tournament saw record participation. Vibrant quarter Our corporate citizenship project of building a flyover at Embassy Manyata Business Park has commenced on site, and our 619 room Hilton/Hilton Garden Inn at Manyata is also underway. In anticipation of the handover of our first building in our Chennai project ‘Embassy Splendid TechZone’ to Accenture in Q1 2019, we hosted a Channel Partners event in Chennai where Embassy has also now commenced construction of the 400,000 sq. ft. build to suit project for Wells Fargo as well. Embassy Builds Flyover Near Manyata Business Park As Part Of CSR Initiative As part of our Corporate social responsibilities, Embassy undertook the construction of a flyover outside our Embassy Manyata Business Park in consultations with the Bruhat Bengaluru Mahanagara Palike (BBMP). This is a significant undertaking and as we get set to initiate the preparatory groundwork, we wanted to involve our corporate clients and brief them on the various aspects of the project. We have received a very enthusiastic response from the 40 plus corporate clients and this has made our resolve to contribute to solving the traffic problem of the city stronger. The one-way flyover will connect the existing Nagawara and Veeranapalya flyovers with an entry arm to the Park at Gate 1 and an exit arm at Gate 2. This year edition saw a participation of over 500 enthusiastic runners from number of companies at Embassy Manyata - Lowes, Nvidia, IBM, etc. The event started at around 6.15 am with warmup routines conducted by Mr. Prashant Arora, the head trainer at Crosstrainers. The 10K runners started their race at 6.40 am followed by the 5K runners.Parents were invited to run this race with their children at their side and an average of their completion timings was considered. The final event was the fitness challenge, a new addition this year to the Dream Mile. This test of stamina, strength and agility, had 4 rounds of gruelling workouts with eliminations at each stage. Village Story, which offers unique village life experience, conducted a workshop at Embassy Pristine where our members learnt to make environment-friendly Ganesha idols. These idols went beyond the traditional concept of environment friendliness and brought in a new concept of an idol which grows into a plant! Small seeds of flowering plants were embedded inside each Ganesha idol which was placed in an earthen flower pot. In a matter of a few days, the idols transformed into plants bedecked with colorful flowers. It was a unique concept brought in by Village Story and Embassy Priority members became ardent fans. They had not only made Ganesha idols that were environment friendly but had pushed the envelope in going green by making idols that would grow into plants -- an evolutionary process that Ganesha idol itself stands for. Page 21 | Issue 17 INDUSTRIAL & WAREHOUSING EDITORIAL NH8 Corridor in the Delhi-NCR emerges as India’s largest warehousing hubs; Warehousing picks up momentum in northern India The warehousing segment may lack the charisma that a posh residential property may boast of but currently it is driving the real estate market in rural Gurugram, creating jobs and bringing in investment from India and overseas. Amid a general slowdown in the real estate market in Gurugram, warehousing is booming. Large boxes of steel, covering lakhs of square feet of area, are sprouting up on agricultural land in Pataudi, Dharuhera, Tauru road, Farrukhnagar, Manesar and along the Patli Road. Real estate experts assert that this area, popularly known as NH48 or NH8 corridor, has emerged as one of the largest warehousing hubs across the country. Nearly9oftheentireprivateinvestmentintherealestatesince 2017 has been ploughed in this sector, say industry experts. They say that sustained slowdown in residential property and some favourable policy measures by the Government have brought in more investors to this sector. Delhi-NCR is one of the biggest consumer areas in the country with a dense population and most companies want to be close to the consumer. Also, the area is strategically located along the NH8 which is the busiest highway of the country with 57% of freight on trucks going through this road. The completion of eastern peripheral road and western peripheral road will further give an edge to this corridor as entire northern India, including Rajasthan, UP, Punjab, Himachal Pradesh, and Jammu and Kashmir could be served from warehouses located in this area. As a result, almost 60% of grade A and grade B warehousing stock of about 38 million sq. ft. in Delhi-NCR has come up in Gurugram’sNH8corridor.Theboomhasalsobeenpoweredby the growth of large e-commerce companies such as Amazon, Flipkart, Myntra, and ShopClues among others. Nevertheless, traditional FMCG firms must also get the credit as they fuelled growth in their push to cut on inventory, reduce storage cost, and make distribution more efficient, particularly after the introduction of GST. Not only the e-commerce and Technology companies but large private equity investors are also making big investments in warehousing in Gurugram due to the growth opportunities. Available data points to a continued positive growth potential over the next 5 years. India hit the 10 million mark in terms of foreign tourist arrivals for 2017-18, as per figures from the Union Ministry of Tourism, growing at over 14% as compared to the previous year. Domestic tourism spends are also strong on the back of higher disposable income and increasing trend of holidays becoming a lifestyle with the large and growing middle-class in the country. Sandeep Dewan Won The Highest Category, 135 CM The Equestrian Premier League 2018 (August leg) hosted by Embassy International Riding School concluded on August 5th 2018. We are happy to announce the Show Jumping Results for the highest category of 135 CM. Lt. Col. Sandeep Dewan of the HEC Club astride Almost Heaven bagged the 1st place. Nitin Gupta of the URB Club astride Caprice won the 2nd place and EIRS rider Jibran Khan astride Claudette came at 3rd place. In the 115-120 CM Show Jumping, Pranay Khare astride Democratic pipped Aditya Krishna riding Rolex for the first place. Jibran Khan riding Claudette had to settle for the third place. Mahira Furniturewala riding Caveman took the first place from Lt Col. Sandeep Dewan riding Max Mara, this time who settled in for the second place. Ashish Limaye finished third riding Junior. In the 100-110 event, Ashish Limaye astride Nu Star won the first place ahead of Sanyogeeta Kadu riding Demon who settled for the second place. Lt. Col. Sandeep Dewan finished third riding Almost Heaven. In the 100 CM Show Jump, Ashish Limaye took the top spot riding Junior and Paridhi Joshi came a close second riding Cassina Nagra while Anish Sai finished third astride Erano. Vijay Shiva topped the Preliminary Dressage event and he rode Sir Colman to the second spot. Hiral Joshi astride Sevilla finished third. In the Pre-Novice Dressage event, Hiral Joshi riding Sevilla topped while Samartha Sattyajit riding Moonlight and Shashank Varma riding Dejavu finished second and third respectively. Harsha Tejaa astride Bold Performer won the Pre-Novice Dressage for Junior and Abdeali Masaliya riding ricardo and Tiyasha Vathul astride Bold Performer shared the second place while Vijay Shiva finished third riding Sir Colman. Sep Karamveer riding Paco stood first in the Novice dressage and Sep Rajveer came second riding Makhan. It was celebration time as Fouaad Mirza, rider of Embassy International Riding School won an individual Silver, at the Asian Games 2018 at Jakarta. It was a proud moment for all of us at Embassy Group as Fouaad became the first individual medal winner in the equestrian sports in the Asian Games for India. Fouaad with other team mates of the Indian equestrian team won a silver in the dressage and cross-country qualifier taking Indian medal tally in the sporting event to 2 Silvers -- a record for India in the games. Fouaad and Team India’s exceptional show in the games was also the vindication of trust and confidence reposed in the team by the Embassy Leadership. Mr. Jitu Virwani personally oversaw the training of the Indian Equestrian team in France. The Indian Equestrian team sponsored by Embassy Group, comprised Fouaad Mirza, Rakesh Kumar, Ashish Malik and Jitender Singh. The team’s show has put a new spotlight on the equestrian sports in India with sports enthusiasts calling for better funds to promote the sports in country. This big victory is a shot in the arm for Embassy International Riding School which has evangelized the sports and believes that the right training with the best international facilities will make Indian riders shine on the world stage.
  • 37. Page 37 | Issue 17 EDUCATION EDITORIAL Celebrating Ten Years of Excellence I first visited Stonehill International School in 2013. I was impressed then by the vision for the school, the fabulous campus and the world class facilities. It has been an absolute privilege to be a part of Stonehill’s growth and development since then. Today, five years later, I am now proud to be the Head of School during a very special year. This year we are celebrating Stonehill’s 10 Year Anniversary. We are now a school with over 500 students representing almost 40 nationalities. We are a learning community dedicated to the development of knowledgeable, caring, confident and responsible global citizens. We completed the last academic year with a very pleasing set of IB Diploma examination results. Our average scores remained above the world average, for the sixth consecutive year and we are delighted to have sent our graduating class to some excellent universities. Students from the graduating class of 2018 were accepted into universities which included Stanford University, Massachusetts Institute of Technology (MIT), London School of Economics (LSE) and McGill University. We are now an established three programme IB World School and our graduates are heading into life beyond school equipped with the skills needed for the rapidly evolving 21st century workplace. This year we will improve our already impressive facilities with the addition of a purpose-built Sports Hall. Our students are looking forward to making use of this fantastic addition to the Stonehill Campus. Another important part of school improvement is the commitment to the process of international accreditation and evaluation.This month we will have 11 School Evaluation Visitors arriving from eight different countries on campus.The visitors will be at the school for a Synchronised Evaluation Visit. This is a process which happens every five years. The International Baccalaureate (IB) Evaluation takes place to ensure that the standards and practices of IB programmes (PYP, MYP and DP) are being maintained. Page 40 | Issue 17 Stonehill Students Take The ISTA Drama Festival By Love For Life On the morning of September 26th , we set off, an intrepid band of nineteen students and two clipboard bearing teachers. With students from M1 up to M3, we were a diverse group representing numerous nationalities among us. Yet, all of us shared the same desires – to go to new places, meet new people, be inspired by the influences around us, share our creative energy, and collaborate on making something to be truly proud of. The ISTA festival started onThursday morning and Stonehill’s students picked up the challenges put to them with great gusto. In the initial group warm-ups our students shone with enthusiasm and during an afternoon visit to the crafts museum, they proved themselves to be both keen observers of culture as well as confident improvisers; the impromptu marriage performance in front of the Marriage Column confirmed the latter! Over the following three days, our students learnt a broad range of theatrical techniques taught by renowned theatre artists. From puppetry to dance, ensemble to lifts, they persevered and applied these skills to their growing final performance. The festival also allowed our students to forge friendships with students of other participating schools. On the final day, the audience poured into the theatre and the lights rose to reveal the fruits of the activities of the previous three days. Our students exceeded all expectations. Sitting in the audience, I was struck by how confident and in-character our students appeared on stage. All of them performed with a charm and a swagger that spoke of how comfortable they all felt in their own skin. Teachers from other schools remarked how visible this self-esteem was in our students and were eager to know what caused it. I was proud to tell them that we have a community at Stonehill where all our students are encouraged and supported to be authentically themselves. OverthecourseofthefestivalIwatchedourstudentsworking, joking, and celebrating with children from many different schools and cultures and came to a surprising realisation. It is not solely our beautiful green campus, or the teachers and parents that support them, that frees our students. Rather, it is our students themselves who allow each other to be free and to feel positive about who they are and who they wish to be. To see this same characteristic being extended so openly and completely to students they had met only days before, filled me with pride. To open the performance, each school was asked to create a ‘promotional’ chant. After a heated debate the group settled on –‘We are Tigers we exist! SIS first on the list!’ Upon hearing this, I couldn’t help but feel that ‘we exist’ was perhaps too meek a statement of self-aggrandisement. The students subsequently decided to choose ‘we persist!’ instead; also, an admirable quality. Yet, when watching them all on stage boldly and confidently hitting their marks and enthusiastically revelling in the process as they did it, I wish they had kept the original line. Their work was a glorious statement of existence of each of them as wonderful, caring, creative, young people – and that’s an existence well worth shouting about! EVENTS

Page 41 | Issue 17 Stonehill Celebrates 10 Years Of Excellence With 10K Run True to the mission statement of: “To provide stimulating, engaging academics integrated with enhanced opportunities for sports, arts and technological innovation,” the Stonehill International School organized a 10K Run to celebrate its 10 Years of Excellence in education. The event was managed by Life is Calling Sports. Held in the the 34-acre scenic campus of Stonehill the run saw close to 500 people participating in a variety of different events including 10K, 5K, 25K and 35K runs as well as a Huddle Relay. Ms. Deepa Bhat, the first Indian woman to successfully complete the tough Everest Marathon, participated in the 35K event. Mr. Thomas Bobby Philip, the first runner to successfully complete the prestigious Boston Marathon by running barefoot, won the 35K run in the Men’s category. Mr. Raghunath Bylahalli, who successfully completed the 10K run, was the oldest participant at 85 years! The event also saw Stonehill staff and students participate enthusiastically in the 10K and 5K runs. Mr. Jitu Virwani, Founder of Stonehill International School, flagged off the runs and attended the prize distribution ceremony along with Mr. Simon McCloskey, Head of School. Mr. McCloskey also participated and successfully completed the 10K run. “We encourage our students to live a balanced and healthy life. It was great to see students, parents and teachers participating in this fantastic event”he said. The Corporate Relay event had participants from companies such as Cargill, Honeywell, Cognizant, Sapient, Altair Engineering, Shimizu Corporation, Nokia and more. The event also had participant from well-known running clubs in Bengaluru like Pace Makers, Trail Blazers, League of my Own Run Club and the Infinity Run Club. Participants said that the event has the potential to become one of the premier running events in Bengaluru as Stonehill, which hosted the event, has a beautiful campus and the route planned for the run is peaceful and scenic.
