3. TYPES LAND DOCUMENTATION
Land Documents: Formal piece of writing that provides information or acts as a record of
events; they include:
Survey Plan
Excision
Gazette
Deed of Assignment OR Registered Conveyance
Certificate of Occupancy (C of O)
Governor’s Consent
4. SURVEY PLAN
Gives an accurate measurement and description of a land boundary
A survey plan must contain the following information:
The name of the owner of the land surveyed
The Address or description of the land surveyed
The size of the land surveyed
The drawn out portion of the land survey and mapped out on the survey plan document
The beacon numbers
The surveyor who drew up the survey plan and the date it was drawn up
A stamp showing the land is either free from Government acquisition or not
5. EXCISION
Excision
A portion of land, legally free from govt. acquisition & documented in a state/federal
govt. gazette to indigenous settlers (Villagers)
Thus, C of O could be easily processed on such property.
6. GAZETTE
A govt. official record book of locations or areas acquired by govt., or released to
communities or a families
FUNCTIONS OF A GAZETTE
It shows the communities or villages that have been granted excision
It determines the area of a land i.e. the number of acres or hectares of land excised
It gives the coordinates e.g. the Beacon Numbers
Can replace a Certificate of Occupancy (C of O) to grant title to theVillagers.
7. DEED OF ASSIGNMENT
Deed Of Assignment
A legal document that transfers a land/property title, right of interest to someone else.
A deed must to be recorded in the land registry to show a legal proof of transfer.
Deed of Assignment comes with a Governor Consent OR Registered Conveyance
8. CERTIFICATE OF OCCUPANCY (C OF O
Certificate of Occupancy (C of O)
A certificate which officially leases all State’s land to applicant for 99yrs
An officially recognized Document for demonstrating Right to a Land/Property.
Given, ONCE ONLY, to the first person on aVirgin Land devoid of govt. acquisition.
Can be used as a collateral to finance another project.
Prevents a situation where a single property is claimed by multiple owners
9. GOVERNOR’S CONSENT
A legal document that subsequent land/property buyers
MUST obtain before transaction.
Servers as a legal document to directly transfer a
land/property title, right or interest to another without going
to the “Omoniles or Family Baale” to sign your deed and Form
1c.
