Just a market update from the North Shore Association of Realtors for the year through Sept 30th. As I’ve been discussing for the last year, the real estate market is strong.
The number of closed sales is up 3% and median sales price is up about 4%. I’ve been discussing the bidding wars that we’ve been seeing in a lot of communites…that can be explained by the 34% decrease in inventory compared to 2015.
Some figures that stand out: Median sales price for the coverage area for NSAR is about 395k which is up 4% from last year. Also, Sellers are getting 97.5% of their original price. And properties are selling 6.2% faster. So it’s good to be a seller.
These figures showed the median sales price for condos and single family as compared to the state.
Can you afford that property? This applies to if you’re going schedule a private showing with a real estate agent. Do you have a pre approval? Without one you may be wasting your time and the real estate agent’s.
If you don’t have a pre approval….I know a guy that will be happy to assist you with that.
More over the lack of a pre approval speaks to the lack of seriousness of the buyer. A buyer isn’t willing to devote 45mins to speak with Gary and submit documents, they’re not ready to purchase, and not worth the time of a professional real estate agent, like me.
There ’s a perception that real estate agents have flexible schedules. That may be true, but I do have a set schedule. So calling an agent at 9am to try to see a property 11am or 12pm is unrealistic. Rule of thumb, provide at least 24 hrs notice for showings. Some exceptions may apply.
Real estate agents have lives too. We try our best to work around your schedules, but it’s unrealistic for us to show you a property at 7:30am or at 9PM. Generally I will show property only in the afternoons and until 7pm. On occasion I will show a property no earlier than 9am. It also gives the sellers an opportunity to maintain some semblance of a normal life.
If you make an appointment please be on time. Time is money in real estate. I’m likely showing you multiple properties that day, so any delay will cause a domino effect. Give the agent the heads up if you’re running late so they can plan accordingly. If a buyer doesn’t provide notice and doesn’t show, I leave after 15 mins. Quite possibly I put that buyer on my blacklist.
As an agent, I can appreciate you wanting to show your parents, siblings, aunt, grandma the house you may purchase….especially when initially starting the search. Once you’ve narrowed.If at all possible please don’t bring your children to showings, however if it is a must please make sure that they’re not running around the property uncontrolled….that’s a safety concern.
Remember you’re guests in a property. Some homeowners may not want you to do certain things….like wear shoes into their home. Please be respectful.
We understand that you may want to take photos of a home to show others or to get a better sense of the space, but ask permission from the real estate agent before doing so.
For an average single family home it should take a maximum of 25 minutes to tour a home. Any more is out of the ordinary. Remember time is money and your agent has a schedule they have to follow
When your agent asks for feedback about the property please be honest. It will only help you. A good agent is your ears and eyes when you’re not around and will likely be privy to information about properties that will be coming on the market. so if they’re unsure of your criteria they’re no help to you.
