SURVIVORSHIP DEED
THIS INDENTURE, made and entered into 1st day of October, 2015, by and between Sam
Sellers, married, of 123 West Main Street Bristol, TN. 37620 (the “Grantor”), and Barb Buyer
and Ted Buyer, husband and wife, of 123 East Main Street Bristol, TN. 37620, (collectively the
“Grantee”) (Tenn Code Ann. § 66-24-114, 2015).
WITNESSETH: That for and in consideration of $425,000.00 and other good and valuable
consideration the Grantor has bargained and sold and does hereby bargain, sell, convey, with
general warranty covenants, unto the Grantee, as joint tenants with full right of survivorship, the
following described real estate (the “Property”), situated and being in the county of Sullivan,
State of Tennessee: Lot 2, Block 3456, Section 7 having a street address of 123 West Main
Street, Bristol TN. 37620 (Tenn. Code Ann. § 66-24-122).
Being all or part of the same property described in the County Register’s Deed Book 23456,
Page 7765 (Tenn. Code Ann. § 66-24-116, 2015).
TO HAVE AND TO HOLD the Property together with all the appurtenances and hereditaments
attached to the property or in any wide appertaining unto the Grantee in fee simple forever
(Tenn. Code Ann. § 61-1-1422, 2015).
The Grantor does hereby covenant with the Grantee that the Grantor is lawfully seized in a fee of
the Property, that the Grantor has a good right to sell and convey the Property and that the
Property is unencumbered except for any taxes not yet due but constituting a lien which are

assumed by the Grantee. The Grantor also warrants to defend the title and quiet possession of the
Property against the lawful claims of all persons.

SPOUSAL RIGHTS
I, Sarah Seller of 123 West Main Street Bristol, TN. 37620, spouse of Sam Seller, in
consideration of the above sum and other good and valuable consideration received, do hereby

waive and release the Grantee all rights of dower, curtesy, homestead, community property, and
all other right, title and interest, if any, in and to the above property.
