Sometimes for Property Developers it is not necessary to get a photorealistic image of the final result (for example for
planning application purposes) and being able to choose between a 3D visual or a Photorealistic 3D render can
potentially save hundreds, sometimes even thousands of pounds per image.
To understand this economical difference, it is important to understand how both types of CGIs (Computer Generated
Images) are made.
A 3D render is not possible without a 3D model and a 3D rendering software which calculate the lights from the soft-
ware and the bounces of this on the 3D model itself. It takes hours for the 3D artist to model the 3D and even for the
software to calculate the images. A 3D visual instead is the result of graphic software, and usually (in the construc-
tion industry), it is just meant to give just an idea of how the project will look like. To be fair sometimes 3D visuals can
cost even more than 3D renders as these can be a combination of the rendered image and the graphic touch is given
in addition usually to add special effects, but this is not usually the case for the construction industry.

example, or the kitchen top. Changing these afterwards would
cost a fortune! Why not instead visualise these before, and then

Imagine you are building a medium size house and you have only 6 workers on site most of the time. Let’s say they cost
an average of £150 per day (keeping it low), now imagine that in 6 months of work, you have managed to save only four
days of time on final delivery. £150/day/worker * 4 days * 6 workers = £3,600.
You are readying it right! That’s £3,600 of savings that you managed to do only using CGIs and only on bricklayers
wages. Now, let’s say that on these four days you saved also the cost of the hotel, which is another £200 /night for all
your family, that’s an extra £800 in savings.
This is considering only a medium sized job! Of course you can save more than 4 days of works. Imagine only how
long you waste on meetings with brickies while they could keep working if the design was detailed, desired outcomes
clear, and they did not have so many questions to ask. If design is not clear in fact, first the labourer stops, then he asks
his supervisor who has to stop working as well who in turn has to ask his boss, or the main contractor, or set up direct

Plus on top of this, usually till the meeting can not be set up, brickies will proceed doing other tasks and not following
the most optimal schedule of work, resulting in more wasted time; imagine also that for the next task maybe not all
materials are already on site! So more hours wasted to go shopping! And so on! I’m saying this just to show you that
saving 4 days of works because of CGIs is a very low estimate! Case studies have proven 5 to 8% of time can be saved
because of CGIs.
Now imagine that because instructions were clear, you managed to save also on mistakes! Say for example you were
going to buy the wrong kitchen top material that wouldn’t have matched with the kitchen floor! How much it’d have
costed you changing it and fit it again?! Calculating the savings on mistakes like this is not an easy task because of all
the possible things that can go wrong on a building site. But trust me, if you show the outcome to a professional builder,
and you say you want it exactly like in the picture, he should know what needs to be done, quoting the job will be much
easier for him, there should be less surprises for you in extra costs! And you can hold on the 3D render if final result
don’t match with what they built. So is it worth it to spend £2,500 on CGI before starting a 6 months job? Absolutely! It

The main use of Computer Generated Images in Construction remains surely related to Marketing. Thanks to a better

Make sure that the company you choose for your CGIs has interior designers or architects who have a good under-
standing of architectural spaces and it is not just a 3D professional with no experience in Architecture or Interior Design.
This is important because it will surely reflect on the quality of your work.
It is also important that your exteriors design has been approved by planning, if you are not doing a 3D render for plan-
ning purposes (and in that case remember that a 3D visual might be a lot cheaper). This so you can avoid to do the

First choice would be to ask an Interior Designer to do all the design, plans, material specifications (probably a
mood-board) and items specifications, and then pass those documents to the CGI company together with the approved
external design.Second choice (and probably smarter) would be to do the interior design straight in 3D.
You may find pictures of how you would like the items to be on Instagram or on Pinterest, collect those, and send them
straight to your CGI company, they will work out the design and its dimensions matching the available space, and you
will save thousands of pounds on the interior designer. To proceed this way though, make sure your CGI company pro-
vides you with a free revision, otherwise if you are unhappy with something and they will charge you twice to make
changes, it might be worth it to proceed with the first choice above. Also, please keep in mind that Second choice is
smarter especially if you are selling the property afterwards and not going to live inside nor renting it. This is because
you may not need to purchase all the furniture but what you should be after is just a nice CGI to show to your buyer and

check their website, or their Instagram page if they have one. You should not pay attention on the design, because this
might be affected a lot by different clients but at the quality of the images:
Check if the CGI seems good, if you can read the texture of the materials, if it is properly illuminated, if the frame of the
picture seems professional. Check if the proportions of the items seem correct, and check if there are not architectural
mistakes depending on your knowledge. It is important that you check architectural details, maybe get help from your
architect if you can. I have seen 3D artists making images with marble skirtings for example, which are not a problem
to be created on the computer, but would cost thousands of pounds more to the client to be realized in real life. That is
why it is important that they have interior designers or architects internally. Choose a professional company that does
architectural visualization! Not a freelancer 3D artist that will have to do all by himself and will not, most probably,

TV, or books after audiobooks, new technologies are consistently offering us new possibilities regarding design and

Artificial Intelligence
As AI ( Artificial Intelligence) is now being developed for Google and many other companies, design companies make no
exception. AutoDesk (and few other companies are already doing the same) for example, have now engineered a new
car, designed together by humans and machines. They created an algorithm calculating the forces on nearly each
point of the car, adding first: many sensors to a car ; and then checking where the structure was most solicited. Through
the algorithm the machine itself was able to design a car, based from its usage requirement and those previous test
results. This is just one of the projects that very recently have been realized using AI as a design, in collaboration with
humans and seems to be a very big step we are about to take as humans, while a project created entirely and
autonomously by a machine seems still very far away and Sci-Fi.
