Consists of new Construction Program that will allow
Non-owner and Owner-Occupied clients to now
purchase a new home ground up construction at Half the
cost to build and
1/3 of the build time.

• To change the Mindset of Private money industry as it is Viewed
by our Clients and Partners.
• PM Lending corp. combines 45 years of Retail, Wholesale and
Private Money Experience.
• Step 1 consists of or new Construction Program that will allow
Non-owner and Owner-Occupied clients to now purchase a new
home ground up construction at 1/3 costs to build and a 1/6 of the
build time.
Caribbean Homes
• Strong company with (Big 3) chosen and Approved, Experience, Assets
and Credit. Plus, a Unique building system approved LEED, Miami-Dade
200 plus hurricane tested, and Approved for Building.
• Due to the structure, now everyone is a potential Client. No limits.
Providing Affordable, Energy Efficient homes and multi-family
properties with amazing turnaround times. Secured by Builder and
Clients.
• Each draw secured by Land and/or Down payment total minimum 10%
cost to build
• Each draw approved by PM after client approval, Builder fee collected
with down payment.
• 5% builder fee Required (Non Refundable)

Security of Investment
Per month Projections at 5 homes a month.
Upfront fee for draw 2% plus 1195 processing fee with approved buyer.
(Minimum of 3 months Interest payments to be made securing 5% return)
Approved buyer – will be approved by PM for either ***NON-owner or Owner
Occupied***. Once approved down payment and/or Land (deeded to PM) will be
assessed provided with completed contract. Once Land is approved for build we will
allow draw for pre-approved amount of Build (2 draws first will provide erect
structure with roof) on approved models accelerating build time and final closing to 2
or 3 months. (compared to current 12 to 14 months with current draw system.) Builder
sold homes fulfill Non-Owner requisite. Builders fee of 3% will be collect at closing.
At a minimum securing 8% return per build.
All Draws secured by Deed, Erect structure, Joint construction account with Builder
and PM requiring Dual Signature from each Entity.

60 Home Minimum every 12 – 14 months
3,000,000.00 Allotted for Program would Yield
5 x 200,000 = 1,000,000 every month
Minimum return 8% x 1,000,000 = 80,000 per month
60 x 16,000 = $960,000 Minimum per year return.
Startup costs = 3,000,000.00
Investor Cap Tier 1 / 12% ROI
Investor Cap Tier 2 / 15% ROI
Plus end of Year Bonus to TBD by Final Performance

1st closing for build = 6k org, 1195.00 Pro, 7,000 costs = 14,195.00
Monthly minimum interest only payment 12% 2,000.00 per month average current build
time 10 months on Modest home. = 20,000.00
Draws minimum 5 at 250 per draw fee (wait time or approval) 1,250.00
2nd Closing for Rental or Bridge. (currently not available to End users) 14,195.00

Builder’s fee 2% – 3 months minimum Payments.

PM Invest Pro a Division of PM Lending corp.
• PM Invest Pro LLC Limited Partnerships with investors protecting
investors from any liability.
• Distributes Dividends to Investors
• End of year bonus to be determined upon K-1 Statements
• Provide real time updates of builds and Investments
• Communication direct with Division PM services that will be on
the ground supervising Projects.
• Providing control of all aspects.
PM Services Group a Division of PM Lending corp.
• Report real time progress and Financials on all Investments for
Investors. Who will be provided Log In with all Reports.
• Manage Draws and supervise Projects
• JV Agreement in place between PM and Builder mandates Joint
Account which requires Dual Signature from 1 member of PM and
Builder on Checks to be dispersed.
• Providing complete control of Investments in Best Interests of All
Parties
• Plus Surety Bond Protects Investors up to 1,000,000 per occurrence
on any attempt of Fraud by any employee of PM.

Secured by Builder and Clients. • Each draw secured by Land and/or Down payment total minimum 10% cost to build • Each draw approved by PM after client approval, Builder fee collected with down payment. • 5% builder fee Required (Non Refundable)
