Renowned Building Designer Rodney Stevens, our in-house design specialist, will sketch out
your vision of your home as you describe it. Rodney ensures that the interior of your home is
planned with an orientation that is in harmony with your lifestyle.

Our architectural Design team brings your
drawings to life using advanced architectural
software like Revit® and AutoCAD® to create a
3D model that you can “walk through” during
the design phase. Changes can be made easily
and viewed immediately. The team then creates
the final plans to build.

Sketch Phase
Survey & Site
Once a site is obtained, we carefully study the ecology and environment in order to obtain
the best possible custom design through a process called environmental design. We begin by
researching the site to discover any local ordinances, deed restrictions, and other vital building
information in order to obtain a clear understanding of the constraints of the site. We do this
by obtaining information from the city, visiting the site, and having a survey performed.
Original Concept Sketch
Unique to Frankel Building Group, our Building Designer is on staff and meets with
clients from the start. Rodney listens as they discuss their lifestyle and how they desire
the house to function, then turns their thoughts into an architectural form—sketching
beautiful renderings of their dream home. Rodney will sit down across from you during
your first concept meeting and sketch your ideas into plans and elevations on the lot!
Refining Sketches
Once a concept has been established for the home, Rodney will start to refine the drawings by
adding multiple layers of design until the concept is complete. Square footage, room counts,
and environmental design are addressed during this stage so that the budget and scope can
be established. Once completed, the sketches will be used to determine the elevation, and by
extension, the architectural feel of the house.
Sketched Elevations
The elevation is one of the most important architectural elements of your new home. It
will determine the three-dimensional feel of the home by creating order, proportions, and
architectural details. Throughout the entire Sketch Phase, clients’ input is encouraged on
the design and feel of their home.

Engineering
Once the construction document has been produced, the home is sent to a structural
engineer. The engineer performs calculations for the foundation and frame of the home.
We work with the engineer to solve any issues in order to avoid conceptual changes. While
the engineer works, we finish developing the electrical and plumbing plans to streamline
the entire process.
Permitting
By the time the plans come back from the engineer, we have assembled all of the necessary
construction documents, site plans, changes to HVAC and energy calculations, and other
items needed for permitting, and swiftly submit them to the city. This is another way
that the design/build process works so efficiently. Once a permit is obtained, we start
constructing your home.
Pre-Construction Meeting
All FBG projects begin with a pre-construction meeting. It is important to ensure that the
client and construction staff are on the same page, and that the client is comfortable with
the process going forward.

Computer Sketches
Initial Layout & Refining
Once the budget, scope, and qualities of the home are determined, our Architectural Design
Coordinators lay out the initial Revit©
sketches—making them come to life in full color on
the computer screen. Our design meetings allow the client to digest the transition from
sketch to computer drawing in order to ensure that their vision has not been lost. Many
design elements evolve during this phase.
First 3D Look
At this stage, the house is roughly put together. Now that the walls and windows have been
placed according to site requirements, sun angles, and room layouts, the general form begins
to emerge. Textures, materials, components, and site design are controlled throughout the
entire design process, ensuring that the house will not only be architecturally beautiful, but
functional as well. This is the cornerstone of the design/build process.
Plan Production
Roof & Elevations
The roof plan and elevations are the most important aspect of a successful design. The
main bodies of roof are laid upon each other until the desired elevation begins to emerge.
Then arches, window treatments, stucco bands, etc. are added. Once approved by the
client, we begin the process of engineering and permitting.
Construction Documents
At this stage, we add dimensions, section lines, door sizing, window callouts, etc. We also
finish drawing the sections, elevations, and roof plans in preparation for engineering
and construction. What sets us apart from other builders and architects is that we have
the capability of streamlining the entire CD phase; since the entire project is built three-
dimensionally, the construction team can simultaneously consult on our work. We save weeks
in the field by solving any problems that may arise while in design. We save time and money
on the project and eliminate the emotional toll, while also producing a better product.

Illustrated here is the original concept that Building Designer Rodney Stevens created alongside
the homeowners during the 3D sketch phase, all the way through the interior selection process
into the finished product. The use of illustration and access to outstanding materials allowed
the homeowners to easily follow and agree on each step of the process, and also to be fully
aware of what they were getting. The building designers, projects managers, interior designers,
and homeowners were able to collaborate effectively with this advanced method.

The founder and patriarch of Frankel Building Group, Jim Frankel has been building in
Houston’s best neighborhoods for more than two decades. Jim and his son Scott are among
the few builders in America to hold the status of Graduate Master Builder.
For many years, Jim ran the company as a “one-man show,” but as business boomed and he
had the vision to expand, Jim’s sons Kevin and Scott joined the family business—on the very
same day.
They each lead different facets of the company: Jim now serves as Chairman, Kevin
heads up the sales and financial divisions, and Scott handles construction and operations
management. But in any aspect of the business, their focus remains on customer service,
interactive experience, and trust.
Because of the longevity and reputation of the business, Frankel Building Group has been
able to recruit a staff of extraordinary professionals in their fields. The Frankels have built
an award-winning custom home building company unlike any other in Houston.
Frankel Building Group is deeply involved in the community as well as the residential building
industry. They always strive to exceed the expectations of their home buyers, and their team.
Jim Frankel launched Jim Frankel Custom Homes in 1988, and was the first custom
builder to start a home in west Houston’s Cinco Ranch. A native Houstonian, Jim is an
Honored Life Director and past President of the Greater Houston Builders Association,
and a Life Director of the Texas Association of Builders. He won GHBA’s Custom Builder
of the Year for the first time in 1999. He and his wife, Carol, have four children and three
grandchildren.
Kevin Frankel gained real estate experience at Wulfe & Co. and Weingarten Realty before
joining his father’s firm in 2006. Kevin’s keen eye for new projects, smart investments, and
economic trends continues to position FBG ahead of the curve. He loves working with his
family and spending time with his wife, two daughters and son.
Scott Frankel began his career working with Newmark Homes and Lindenwood Homes,
and also joined FBG in 2006. Scott has been instrumental in expanding green building in the
Houston custom home market. He is a Master Certified Green Professional, the first registered
in Texas and the second in the country. Scott is married with his first child on the way.

While considering your finances and listening to your needs, Kevin and Scott will help you assess how to make your home a reality. Sketch your vision. Renowned Building Designer Rodney Stevens, our in-house design specialist, will sketch out your vision of your home as you describe it. Rodney ensures that the interior of your home is planned with an orientation that is in harmony with your lifestyle. See your plans come to life. Our architectural Design team brings your drawings to life using advanced architectural software like Revit® and AutoCAD® to create a 3D model that you can “walk through” during the design phase. Changes can be made easily and viewed immediately. The team then creates the final plans to build. Decorate and build your dream home.   • 6. d e s i g n / b u i l d / i n n o v a t e Sketch Phase Survey & Site Once a site is obtained, we carefully study the ecology and environment in order to obtain the best possible custom design through a process called environmental design. We begin by researching the site to discover any local ordinances, deed restrictions, and other vital building information in order to obtain a clear understanding of the constraints of the site. We do this by obtaining information from the city, visiting the site, and having a survey performed. Original Concept Sketch Unique to Frankel Building Group, our Building Designer is on staff and meets with clients from the start. Rodney listens as they discuss their lifestyle and how they desire the house to function, then turns their thoughts into an architectural form—sketching beautiful renderings of their dream home. Rodney will sit down across from you during your first concept meeting and sketch your ideas into plans and elevations on the lot! Refining Sketches Once a concept has been established for the home, Rodney will start to refine the drawings by adding multiple layers of design until the concept is complete. Square footage, room counts, and environmental design are addressed during this stage so that the budget and scope can be established. Once completed, the sketches will be used to determine the elevation, and by extension, the architectural feel of the house. Sketched Elevations The elevation is one of the most important architectural elements of your new home. It will determine the three-dimensional feel of the home by creating order, proportions, and architectural details. Throughout the entire Sketch Phase, clients’ input is encouraged on the design and feel of their home. 02 02design/build/innovate FrankelBuildingGroup.com
  • 7. Engineering Once the construction document has been produced, the home is sent to a structural engineer. The engineer performs calculations for the foundation and frame of the home. We work with the engineer to solve any issues in order to avoid conceptual changes. While the engineer works, we finish developing the electrical and plumbing plans to streamline the entire process. Permitting By the time the plans come back from the engineer, we have assembled all of the necessary construction documents, site plans, changes to HVAC and energy calculations, and other items needed for permitting, and swiftly submit them to the city. This is another way that the design/build process works so efficiently. Once a permit is obtained, we start constructing your home. Pre-Construction Meeting All FBG projects begin with a pre-construction meeting. It is important to ensure that the client and construction staff are on the same page, and that the client is comfortable with the process going forward. 02design/build/innovate FrankelBuildingGroup.com Computer Sketches Initial Layout & Refining Once the budget, scope, and qualities of the home are determined, our Architectural Design Coordinators lay out the initial Revit© sketches—making them come to life in full color on the computer screen. Our design meetings allow the client to digest the transition from sketch to computer drawing in order to ensure that their vision has not been lost. Many design elements evolve during this phase. First 3D Look At this stage, the house is roughly put together. Now that the walls and windows have been placed according to site requirements, sun angles, and room layouts, the general form begins to emerge. Textures, materials, components, and site design are controlled throughout the entire design process, ensuring that the house will not only be architecturally beautiful, but functional as well. This is the cornerstone of the design/build process. Plan Production Roof & Elevations The roof plan and elevations are the most important aspect of a successful design. The main bodies of roof are laid upon each other until the desired elevation begins to emerge. Then arches, window treatments, stucco bands, etc. are added. Once approved by the client, we begin the process of engineering and permitting. Construction Documents At this stage, we add dimensions, section lines, door sizing, window callouts, etc. We also finish drawing the sections, elevations, and roof plans in preparation for engineering and construction. What sets us apart from other builders and architects is that we have the capability of streamlining the entire CD phase; since the entire project is built three- dimensionally, the construction team can simultaneously consult on our work. We save weeks in the field by solving any problems that may arise while in design. We save time and money on the project and eliminate the emotional toll, while also producing a better product.
  • 8. 71 Pine Brook Illustrated here is the original concept that Building Designer Rodney Stevens created alongside the homeowners during the 3D sketch phase, all the way through the interior selection process into the finished product. The use of illustration and access to outstanding materials allowed the homeowners to easily follow and agree on each step of the process, and also to be fully aware of what they were getting. The building designers, projects managers, interior designers, and homeowners were able to collaborate effectively with this advanced method. Jim and his son Scott are among the few builders in America to hold the status of Graduate Master Builder. For many years, Jim ran the company as a “one-man show,” but as business boomed and he had the vision to expand, Jim’s sons Kevin and Scott joined the family business—on the very same day. They each lead different facets of the company: Jim now serves as Chairman, Kevin heads up the sales and financial divisions, and Scott handles construction and operations management. But in any aspect of the business, their focus remains on customer service, interactive experience, and trust. Because of the longevity and reputation of the business, Frankel Building Group has been able to recruit a staff of extraordinary professionals in their fields. The Frankels have built an award-winning custom home building company unlike any other in Houston. Frankel Building Group is deeply involved in the community as well as the residential building industry. They always strive to exceed the expectations of their home buyers, and their team. Jim Frankel launched Jim Frankel Custom Homes in 1988, and was the first custom builder to start a home in west Houston’s Cinco Ranch. A native Houstonian, Jim is an Honored Life Director and past President of the Greater Houston Builders Association, and a Life Director of the Texas Association of Builders. He won GHBA’s Custom Builder of the Year for the first time in 1999. He and his wife, Carol, have four children and three grandchildren. Kevin Frankel gained real estate experience at Wulfe & Co. and Weingarten Realty before joining his father’s firm in 2006. Kevin’s keen eye for new projects, smart investments, and economic trends continues to position FBG ahead of the curve. He loves working with his family and spending time with his wife, two daughters and son. Scott Frankel began his career working with Newmark Homes and Lindenwood Homes, and also joined FBG in 2006. Scott has been instrumental in expanding green building in the Houston custom home market. He is a Master Certified Green Professional, the first registered in Texas and the second in the country. Scott is married with his first child on the way. 03
