Cubi TLC (Total Living Concept) 3

In 2005, Paul Rinkens had the idea of combining a
canopy bed with a bathroom. After experimenting
with several applications, he came up with the “Cubi
furniture pod” and created a first prototype.

After rigorous and thorough testing, in 2007 an
existing office building (the Amsterdam World Trade
Center) was partially converted into the first Qbic
hotel, with 35 rooms (all with Cubi TLC pods). This
hotel served as a pilot and was successfully received
with an occupancy of 95% and intensive global media
  attention (incl. CNN News).

In 2009 the hotel was extended to 55 rooms. Since
2007, the Cubi TLC „pod‟ has evolved into a
modular concept with four basic configurations and
the possibility of including a kitchenette and storage.
Following 4

  Market problem
  • Empty (office) buildings are not generating any income,
create lower tax revenues and can negatively impact
    social environments.
  • Building owners and (local) governments are looking
for solutions to reverse these situations by revitalizing
    empty and old buildings.
  • Currently no scalable concept for (office)
    transformations.

  Market size
  • Currently there is over 100 million sq metres of vacant
building space in the EU alone (average 15,6% of total
    space).
  • Vacancy rates are growing.
  • No real strategic solutions available.

  Opportunity
  • New creative concept to transform and regenerate
    vacant (office)space.
  • Increase building value.
Target audience 5

  • (Temporary) housing.

  • (Temporary) student housing.

  • (Temporary) hotel.

  • Care environments (eg service hotels).

  • Specials such: Dental-Cubi, Kiosk-Cubi,
    Pantry-Cubi, etc.
The product 6

The Cubi TLC draws its power not only from its size,
compactness and performance, but also from the
smartness of the construction and versatile
  applications of the product.

The modularity allows max. flexibility in adapting to
room requirements. In addition, all primary and
  secondary elements and applications are
incorporated in the Cubi TLC pod, allowing to build
“clean” walls for the room which don‟t include any
  applications, not even sockets.

The smart design and construction method of the
Cubi TLC generate a saving in construction costs of
up to 60% vs traditional while time savings of 80%
are achieved. While many elements of the Cubi TLC
are standardized, it is entirely up to the user to
decide on choice of materials and finishes.
