MF Multi-Family
A multi-family district with some optional mixed-use
allowed, if desired.

MU Mixed-Use
A vertical mixed-use district with both residential and
commercial required.
Appropriate in Urban Mixed-Use designation and
Redevelopment (where stated)

• Flexible, allowing for single-unit and two-unit structures,
high-density apartments, and the option for mixed-use
development.
• Non-Residential uses permitted as a maximum of 50% of the
area incorporated within the same building footprint.
• Minimum density: 12 du/ac
• Maximum density: 30 du/ac
9. MU Mixed-Use
• New opportunity allowing for mixed use development with
multi-family housing close to the University, while
preserving commercial opportunities along the City’s major
corridors.
• Residential, commercial, and office uses in vertical mixed-
use structures.
• Ground-floor non-residential uses on major corridors
• Minimum 30% residential requirement
• Urban landscape/streetscape
• Reduced parking requirements
