4. MANAGEMENT TEAM
KEN GROSS, HEAD PROPERTY MANAGER
Ken Gross III has been with DLP Realty since 2013. Ken joined the DLP Property Management team with 24 years
of property management experience in South Eastern Pennsylvania. Ken is responsible for the day to day operations
of the DLP Property Management portfolio. Primary responsibilities include tenant and owner relations, supervision
of building maintenance and administrative staff, vendor contracts and tenant build out. Ken’s experience ranges from
being a leasing agent, providing property management accounting services for single family residential rental homes,
apartment communities, community associations and commercial properties including office, retail and medical
buildings and overseeing the management of over 450 units. In addition to obtaining a Pennsylvania Real Estate License
in 1990. Ken is a member of the Institute for Real Estate Management (IREM) and is a Certified Property Manager
(CPM) candidate. Ken Majored in Business Administration and Accounting at Delaware Valley College.
JOHN PRZYUSKI, PROPERTY MANAGER: HEAD OF RENT COLLECTION
John plays a prominent role in managing and assisting with the day to day operations for DLP Property Management.
John has a diverse background in the field of Real Estate and Property Management, along with sound professional
experience. A PA licensed Real Estate Agent since 2004, John has spent the last few years specializing in rent collections,
delinquencies, leasing, tenant retention and business development. John has extensive knowledge and experience
with government housing, Section 8, inspections and city compliance. Impressive past experience includes managing
a portfolio of three hundred plus units across the tri-state area. John earned a BA degree in Marketing from DeSales
University and is an active member of the Pennsylvania and National Association of Realtors.
BRUCE EATON, PROPERTY MANAGER: HEAD OF COMMERCIAL REAL ESTATE
Bruce Eaton is a Property Manager with 5 years of experience in professional management. His drive and focus
is helping investors maximize their investment and expand their portfolio. After starting and managing his own
management firm in 2010, Bruce moved on to a firm specializing in commercial real estate. There he helped grow the
property management department from 50 to 350 units before joining DLP in 2014.. Bruce grew up in the Poconos and
received his B.A. in Political Science from Penn State University.
JOSH STREITMAN, MAINTENANCE MANAGER
Prior to Joining DLP Property Management in 2010, Josh was working in the auto industry as a master technician.
Josh first was employed as an apprentice and quickly developed the skills needed to maintain the properties in the fast
growing portfolio. With a strong background in electrical, plumbing and carpentry Josh was promoted to maintenance
supervisor. His responsibilities include leading the maintenance staff of seven to maintain and keep the assets under
management in compliance with city, state and government agencies.
JAMES BELL, LEASING MANAGER
Jim has been working with DLP Property Management since they first opened in 2010. He proudly considers himself
one of Don Wenner’s protégés, as he has spent over an entire year learning how to be successful in the real estate
business from him. Along with being a licensed real estate agent since 2011, he has also held various management roles
throughout the company, including being a property manager from 2013-2014. As Leasing Manager, Jim focuses on
recruiting, training, and motivating the leasing team in order to keep our vacancy rate as low as possible
5. MAIRA CRUZ, PROPERTY MANAGEMENT COORDINATOR
Maira joined the DLP team in 2013 and quickly found that her skills were not only needed, but valued. She had
studied marketing & communications at Cedar Crest College where she also learned the leadership skills she puts
into action everyday at DLP. She found her niche in the Property Management Department starting with marketing
the rentals, but soon became a vital member of the rental team by coordinating necessary leasing paperwork and
building a repertoire with many of the tenants. Maira offers the property managers general support and uses her
detective skills to get to the bottom of any situation.
KAREN SCHOPF, ACCOUNTING & BOOK KEEPING COORDINATOR
Karen was born and raised in Allentown and still resides in the Lehigh Valley. She graduated from Bloomsburg
University with a Bachelors Degree in Business Administration and has worked in accounting ever since.
CINDY TEMPLE, OFFICE MANAGER
Cindy has served as the Office Manager for DLP Capital Advisors and DLP Realty for the past six years. Cindy does a
little bit of everything and has a comprehensive understanding of everything that is going on across the board for DLP

Details:
When DLP Property Management took over property there were 2 vacancies & 2 tenants in process of leaving. Within
the first 60 days of management a total of 4 tenants were vacated & 5 units were leased. In total within first 8 months of
management 16 out of 21 tenants were vacated/evicted & 4 leases were extended all with rent increases. Many tenants
were consistently late and/or delinquent on rent. Upon move-out of undesirable tenants, a mix of new carpets and
fresh paint was added to increase rent and overall attractiveness of units. All rents were increased upon lease expiration
by a minimum of 3% Currently the building is 100% occupied, and has maintained an average of 97% occupancy. In
addition, Oil heating systems have been converted to gas, decreasing the heating bill ( landlord pays heat ) by 60%. In
addition. improved laundry facilitates are being added, with an expected increased revenue of $300 per month.

Details:
When DLP Property Management took over property there was 3 vacancies & 2 tenants in delinquency. Over the
course of the first 35 days the 3 vacancies were leased. Within 50 days of taking over the property 3 tenants were vacated.
By 65 days, the building reached 100% occupancy & has maintained an average of 97% occupancy since.
The units that were vacated, received spruce up ie a mix of new carpet, paint, appliances, etc. This increased the
attractiveness, thus increasing the demand & increased the monthly rent received. All rents have been increased upon
lease expiration or termination by a minimum of 3%
Outcome:
Increase NOI: $22,738/year
Capital Investment: $17,000
Increased value: $200,000 in 1 year.( Based on appraisals )
Owner was able to refinance property & pull significant equity out of building, while maintaining significantly
increased cash flow.
