For more than 30 years, GSI Engineering has helped
landowners protect themselves by performing Phase I and
Phase II ESAs.
Since both former and present landowners can be held
financially responsible for identifying the extent of
contamination, the information in an ESA can help real
estate purchasers and lenders avoid environmental liability
and qualify the purchaser for the “innocent landowner
defense” under CERCLA.
A Phase I ESA prior use investigation determines the site
history, previous ownership, and regulatory records, and
reviews available information. These activities, along with
a site visit and interviews with current and previous owners
can reveal past, current and potential environmental issues.
A Phase II ESA may be recommended to further define and
identify the type and extent of site contamination through
soil and/or ground water samples. To solve problems
identified and characterized in the previous two ESAs, a
Phase III ESA may also be recommended to contain, abate,
and remediate the property.
Regardless of the property type, location or previous
