Executive Summary
Elevated Solar is the first Vertically
Integrated Solar Company for Mid-Scale
Commercial Solar, Especially Carports
• Mid-Scale Solar ($1 million to $5 million projects) is not financially
viable without a vertically integrated approach.
• The opportunity for these projects is as vast as the commercial real
estate market, and it can expand nationally beyond the currently “solar
friendly” States.

Impact Investing
ESP is an ideal investment vehicle for Impact Investors.
Here’s Why:
• Advancing solar energy
• 8% to 10% returns, AAA rated
• When the carport canopy product is used, which we are seeing 80% of the time on
these projects, it is solar you can see………….and touch and feel………..and it can
be in your community if you want. Unlike rooftop solar or ground mount (rural)
solar, parking lots are nearly always open to the public. When you invest in these
projects, you can witness your investment at work, real time.
• Typical impact investing will be several degrees removed from the actual outcomes
of the investment.
• We can develop a branded Elevated Solar canopy product, possibly with name
plates and placards on the steel columns.

The Problem
• In March 2016 the owner of a medical office building in Temecula, CA, wanted to
install $2.1 million of solar at his building. He went to the local, well-known,
(residential) solar company. The said they could not do such a large project. He went to
the large solar company in the San Diego area. They said that they did not do projects
under $5 million. Then he called Elevated Solar.
• In June 2017 a historic San Diego church wanted to install $1.8 million of solar at their
campus site. Repeat the story above.
• In February 2018 a California Community College sent out a public Request-for-
Proposals (RFP) for a $1 million solar project on one of their campuses. A mandatory
pre-bid meeting was scheduled. Despite the College’s presence close to one of the
largest solar companies in the USA, only Elevated Solar attended the meeting.

The Solution
• We established Elevated Solar to be a completely vertically
integrated solar company positioned to become the leader in
middle market solar.
• Smaller local solar companies cannot scale to do commercial solar; large solar
companies cannot justify the transaction costs of project under $5 million.
• Right now, $4.8 million in revenue for Elevated Solar in 2018 is represented by mid-
scale projects.
• By expanding our Sales, Marketing, Estimating, and QA/QC positions, we can triple
that revenue in 2019.
• By bringing solar into the mainstream commercial real estate
market, we believe that our only constraint is sufficient
capitalization of the company.

Elevated’s Business Model
• Layers in the Vertical Integration Model for mid-scale solar:
– Development expertise
– Sales and Marketing
– Financing solutions, either self-financed (ideal) or with key partners
– Design and Engineering
– Procurement of components and parts
– Complete installation with self-performing teams (EPC/Self-Perform)
– Own and maintain completed systems
Essentially, by driving out brokerage fees and layered margins, EPC costs can be
20% lower than the current state.

Elevated’s Business Model
(Cont.)
A One-Stop Shop for Commercial Real Estate Owners in Need of
Solar Energy
Mid scale solar should be sold in a similar fashion to major building equipment
such as lighting and air-conditioning. One company should do it all, and
financing the solution would be an added upsell for many customers.

Elevated’s Business Model
(Cont.)
• Our revenues for the last 6 months of 2017 were $1.4 million.
• Projected revenues for 2018 are $8.0 million.
• Goal for 2019 is to double 2018.

Solar Energy Carport Canopy
Specialists
• Elevated Solar is one of 3 California companies known for the
specialty in Carport Canopy Solar.
• Many mid scale solar projects will include carport canopies as necessary to achieve the
required power requirement of the real estate.
• The 3 projects described earlier all have a significant carport canopy component, and are
a major reason for the engagement with Elevated Solar.
• It is probable that many real estate owners nationwide will engage with Elevated Solar
to deploy small canopy systems at visibly public locations on their properties, thus
telegraphing their increased investment in their property along with their energy
conscious strategy.

Market Strategy
• Elevated Solar has close relationships with national real estate companies. This allows
us to broadly contact the mid scale commercial real estate market, locally, Statewide,
and Nationally.
• The typical project has a 6 month to 18 month sales cycle from contact to contract.
• Three projects are currently under contract.
• 10 projects will be secured for the CY2019.

The Elevated Team
• Bill Adelson, AIA MBA, CEO
Bill Adelson is recognized as one of a handful of experts in the California solar carport
industry. Combining an MBA from the NYU Stern School of Business with high-level
training in architecture and construction, Bill has been at the forefront of California’s
evolution into solar carports over the past 10 years.
Following a degree in Architecture from Princeton University, Bill trained on design
teams for high-rise office building projects throughout the USA. After moving to
California in 2004, and recognizing that California’s school systems were openly
adopting these systems, Bill joined with the most advanced steel fabricators in
California to investigate, adopt, and deploy the most efficient solar carports on the
market, while still maintaining the high level of integrity necessary for projects built
near and around schools.

• Tuan Nguyen, RMO, VP Operations
Tuan leads the construction and field operations for ESP. Tuan began his career as a
framing contractor (a carpenter), and he continuously advanced his career over nearly 20
years, rising to a foreman of complex building crews. In the recession of 2008, Tuan
moved to the solar industry, becoming the general foreman for one of San Diego’s
premier solar installers. Tuan holds a General Building B License, an Electrical C-10
License, and a C-46 Solar Installer’s License.
Tuan’s work previously at the Temecula Valley Unified School District established him
as California’s leading builder of solar carports. At Temecula, Tuan and his teams
installed 6.0 MW of carport canopies, on 18 sites, in 7 weeks. We are unaware of any
DSA school district project matching the scope and speed of this installation.

• Jon Silvester, VP Technology and Business Development
In 2008 Jon Silvester began his career in renewable energy developing utility-scale
projects for Edison Mission Energy, First Solar, and other multi-national firms.
In 2011 Jon started JDS Power to pursue commercial projects. JDS Power developed
some of the first working solar + storage proformas and battery cycling algorithms to
demonstrate the feasibility of these projects with readily available and inexpensive
battery chemistries. In 2015, Jon brought together Tigo Energy and Sunpreme to create
the world’s first bi-facial smart panel – one of the highest yielding panels available
today. Later iterations have just recently won a prestigious award from Frost and
Sullivan for the Most Innovative Solar Product of 2018. In 2018 JDS Power joined
forces with Elevated Solar Performance to augment ESP’s turn-key construction and
development capabilities.
