3.8 ULI Office Development Handbook
The Urban Land Institute (ULI) is a nonprofit education and research institute and has
long been recognized as one of America’s most respected and widely quoted sources of objective
information on real estate development, land use planning and policy.
Synopsis
In 1998, The Urban Land Institute (ULI), recognizing Hickok as a leader in the profession, invited
him to co-author their new Office Development Handbook.
Mr. Hickok codified the concepts and ideas about office building design he had first articulated
in the early 1990’s and presented at World Workplace in 1997. These concepts, including larger
floor plates, column free space, higher ceilings and increased daylight, supported a shift from a
hierarchical, private office environment toward a more horizontal, open office work place.
In his section, Project Planning and Design, Hickok defines best practices for all aspects of the
planning and design of office developments including chapters on:
▪ Regulatory issues ▪ Site planning
▪ Base-building configuration ▪ Exterior design
▪ Building systems ▪ Interior design
▪ Tenant improvements ▪ Renovations
