BONSALL, Calif.--(BUSINESS WIRE)--July 10, 2006--Surprising strength showed in North San Diego
County real estate during June, Jerry Kalman, RE/MAX United, reported today.
"Average selling prices for 49 homes that sold in Fallbrook and Bonsall during June rose 22 percent
over May; and market time declined to 70 days, an improvement over prior months. The increase in
selling price and $302 average price per square foot overshadowed strong performance from entry-
level homes into the mid $600,000 range," he said.
Kalman cautioned against interpreting June results as start of a rebound from disappointing results
earlier this year. The number of homes in escrow dropped to 65. The average asking price of those
in escrow declined to $721,125, or $314 per average square foot. During June, 37 sellers accepted
offers to enter escrow. The average asking price was $635,367, or $299 per average square foot.
On July 1, the inventory increased to 474 homes, however, the average asking price declined to
$899,554, or $339 per square foot. More than 130 new listings came on the market averaging
$842,613, or $335 per average square foot with a fourth priced a million dollars or above.

"In the first six months of the year, 300 homes sold here, a 27 percent decline from the first half of
2005. Prices in the first half of 2006 were eight percent higher than in the comparable year-earlier
period," Kalman said.
"Lot sizes and homes in Fallbrook and San Diego homes for sale Bonsall tend to be larger than other
North County areas," he continued. "In June, homes that closed escrow here cost less per square
foot than the $362 in Carlsbad, $303 in Escondido and $311 in Oceanside, and more than the $300
in Vista and $292 in San Marcos."
