                   There were 132 detached homes available for sale in October 2009 - a 54.2% decrease from October 2008.
                   This is consistent with seasonal market trends – we tend to see a decrease in inventory levels over the fall and winter
                   months with an increase in the early spring.

                   There was a significant jump in the number of detached homes sold between September 2009 and October 2009 – from 58
                   homes in September to 99 in October.
                   This also represents an increase of 191% from October 2008 to October 2009.

           This chart outlines the Sales-to-Inventory ratio for detached homes in Thornhill.
           To calculate the ratio, we take the total number of sales in a given time frame and divide that by the total inventory (available
           homes) for the same period. The general consensus in the real estate industry is that a balanced market occurs when this ratio
           lies between 15% and 25%. Anything below 15% would indicate a buyer’s market, and anything above 25% would indicate
           a seller’s market.
           The strong seller’s market that began in May 2009 in Thornhill has continued, and is now at it’s highest point since at least
           January 2007. The sales-to-inventory ratio was 75% for October, meaning that for every 4 detached homes listed for sale in
           Thornhill in October 2009, 3 of them have sold.

                           This chart attempts to predict sales outcomes in upcoming months, based on the previous 3-months’ history.
                           The bars represent the Months of Supply, based on the demand experienced within the previous 3 month period. As of
                           October 31, 2009 there were an estimated 1.7 months worth of detached homes available on the market in Thornhill.
                           The line in the above graph represents the odds of selling a detached home in Thornhill in the upcoming month, again based
                           on the previous 3-months’ demand. At the end of October 2009, it is estimated that a seller would have a 57% chance of
