4. Real Estate Corner…
Saskatoon’s real estate market has seen possitive growth during the past several
months, April continued that trend. Unit sales were up 6% from April 2009 with 372
homes being sold as compared to April 2009 when 352 units were sold. Year to date
1,147 properties have exchanged hands, that number up 9% from 2009 when 1,056
properties exchanged hands. The average days on the market has dropped to 30 days
and in some areas of the city the average days to sell is as low as 22 days (Area 5).
The average residential selling price in April was $299,214 up 9% from April
2009 when the average selling price was $275,586. The average selling price
year to date is $287,722 up 5% from 2009 when the average price was
$274,898. There are 1,258 properties available for sale on the Saskatoon MLS
compared with the 1,499 available same time last year, 16% fewer.
In areas surrounding Saskatoon i.e. Martensville, Warman, etc. unit sales were
up 39% with 115 properties selling as compared to April 2009 when 83
properties were sold. Year to date 283 properties have sold in these areas, that
number up 28% from 2009 when 221 properties had sold. The average selling
price in these areas was $233,792 down 10% from April 2009 when the
average was $260,956; this reduction in the average selling price is attributable to
more properties selling in the lower to mid price range.
For the ninth month in a row, homebuilders in Saskatoon started work on more new
houses than the year prior. According to Canada Mortgage and Housing Corporation
(CMHC), builders started work on 75 single detached homes in the Saskatoon region in
March 2010, more than doubling the 32 units started in March 2009. To March 31,
2010 Saskatoon homebuilders have started construction on a total of 365 units
compared with 89 units for the same 3 months in 2009, this represents a 310%
increase. Strong new home starts, favorable interest rates (@6%), optimism in the local
economy, strong employment growth and consumer confidence will ensure Saskatoon
leads the nation in economic growth.
