  • 2. Your house appraisal value is crucial when applying for a refinance loan or trying to sell your home. If your home is appraised lower than its actual value, you may find yourself unable to refinance or lose money on a sale.
  • 3. Document the recent sales in your area, including the sizes, rooms and amenities of the houses and the selling prices. Be sure to include homes similar to your own. Present this information to the appraiser for consideration.
  • 4. Top-rated schools, libraries, shopping malls, fire and police stations – these all have an impact on the price of your property. Make sure your appraiser has a map with important neighborhood attractions / conveniences marked and explained. If your home is in a rural area, emphasize that aspect and provide a map with nearby property acreage and points of interest.
  • 5. Turning unused space (attic, basement) into finished, usable space is one way to improve the value of your home, but you will get the biggest impact from improvements to the kitchen and bathrooms. Make a list of these improvements and any custom cabinets, architecture, etc. to ensure the appraiser is aware of them.
  • 6. The appraiser should see your home in its best state, so thorough cleaning, decluttering and staging are vital. Pay special attention to the landscaping, garages and even outdoor buildings. This is the time to show off your assets, and if you are selling, keeping your home in this “show off” condition will increase the likelihood of a satisfying sale.
  • 7. Contact your mortgage banker to discuss preparations you can make to ensure that your home appraisal is as accurate as possible.
