European CRE Loan & REO Sales Market Q1 2015
Over €12.2 billion in European commercial real estate loan and real estate owned transactions closed in Q1 2015, a 49% decrease from Q4 2014 levels driven by fewer "mega-deals". While the UK and Ireland remained the most active markets, accounting for almost two thirds of closed deals, activity increased notably in Italy with over €1 billion in closed transactions during the quarter. Secondary sales from early investors in non-performing loans looking to realize gains are also beginning to contribute to market activity. Despite lower volumes to start the year, the market remains on track to meet forecasts of €60-70 billion in closed transactions for 2015 due to a large pipeline of live and planned sales.
