Special Chamber of the Supreme Court of Kosova with its decision taken on 29.10.10 has
approved the claim of plaintiffs to assign an expert related to preparing a report on free
market value( price) of plot no 5502/1 non arable land with surface of 0,26.32 ha-
possession list no.9310 at a place called Gradine- Cadastral zone Peja with decision –
SCC-10-0100 dated 29.10.2010.
Through this order Special Chamber of Supreme Court of Kosova pursuant to Article 39
of UNMIK Administrative Direction has assigned Mr. Agim Cukaj in capacity of expert
to inspect cadastral plot no 5502/1 non arable land in surface of 0,26.32 ha- possession
list no.9310 at place called Gradina in cadastral zone Peja in order to deliver a decision
concerning free value ( price) of the mentioned plot and he made to following report:
Report on appraisal of the above-mentioned plot
Based on the order issued by Special Chamber of the Supreme Court of Kosova , taking
into account the above-mentioned notes and figures , expert Agim Cukaj according to
expertise made about the mentioned plot and following consultations with Directorate for
Urbanism within Peja Municipality and statements given by different individuals and
businessman, concluded that the mentioned plot should be valued as construction land
( industrial zone) ( Please find enclosed notification from Directorate for Urbanism and
environment protection dated 22.11.2010.
During site inspection, I have concluded that the mentioned plot no 5502/1 currently is
not any construction going on but it is only with gritty. Close to the plot is located
restaurant Univers belonging to Blerim Krasniqi and on the other side there is a
warehouse and parking place of some construction companies, business premises and
other dwelling premises.
Taking into account site inspection of the plot, its location and urban perspective of the
plot , I hereby would like to make the following conclusion about current market price of
the plot.
I enclose 3 statements of witnesses related to land price close to the mentioned parcel
including urban planning of the plot at the mentioned cadastral zone.

4. 15. 000 Euro ( fifteen thousand)
37 500 Euro/ 4 prices and the average is 9 375 Euro per ar
Therefore, it appears that 0,26.32 ha X 9375 Euro /ar , the total amount is 246,750
