The quest for the Ber-
wyn bungalow to receive
national recognition is
nearing its end.
What has been a five-
year process for the historic
brick, rectangular,
11
⁄2-story, low-pitched roof
homes to make it into the
National Register of His-
toric Places has moved to
the final stage. With the
help of City of Homes, or
CoHo, a Berwyn nonprofit
group promoting the his-
torical preservation of the
western suburb, the Illinois
Historic Sites Advisory
Council voted unanimously
June 19 to move the bunga-
low district into the Na-
tional Register.
“I think it will bring a lot
of pride to the residents of
Berwyn,” said Nasri Abi-
Mansour, CoHo president
and Berwyn bungalow
owner. “We’ll finally recog-
nize the beautiful build-
ings.”
The group’s campaign is
similar to the successful
efforts of the Historic Chi-
cago Bungalow Associa-
tion, which formed in 2000
and has since created 11
districts throughout the
city’s Bungalow Belt to
preserve roughly 80,000
homes built from 1910 to
1945. A 12th district in
Washington Heights will be
introduced for nomination
this fall.
HCBA Executive Direc-
tor Mary Ellen Guest called
pursuit of the register list-
ing an “onerous process”
but lauded Berwyn for its
efforts in what is expected
to become an official desig-
nation by fall. The Chicago
association met with CoHo
when it was forming, Guest
said.
“Anything that elevates
bungalows in the public
conscious, we think, is
good,” she said.
With its robust collection
of bungalows and historic
homes, Berwyn is poised to
become one of the largest
bungalow districts in the
National Register of His-
toric Places. The district
borders are Cermak Road,
26th Street, Ridgeland
Avenue and Home Avenue.
Many of the 1,290 desig-
nated single-family home
bungalows, typically
known for their oak wood-
work and stained-glass
windows, were built from
1920 to 1930, when the city
grew and the population
boomed. Of those bunga-
lows, as many as 1,041
match the Chicago-style
bungalow criteria. The
district features more than
40 styles of bungalows,
with a variety of porch
settings, window displays
and other details.
Guest called the bunga-
lows “incredibly sturdy
homes” that shouldn’t be
overlooked by new families
looking to settle down.
“We want to make sure
modern families see these
homes as places to raise a
family,” she said.
State approval pushed
the final decision to name
the Central Berwyn Bunga-
low Historic District a
national historic place in
the National Register of
Historic Places, which is
overseen by the National
Park Service. In the coming
weeks, the keeper of the
National Register in Wash-
ington is expected to ap-
prove placement of the
Berwyn district on the list
by October or sooner.
“When you are a volun-
teer and you don’t see the
outcome of your work for
five years, it takes a lot of
patience,” AbiMansour
said. “It is worth it.”
The goal of gaining na-
tional-level status started in
2010, when CoHo was
formed. Then, the group’s
focus was combating the
area’s growing foreclosure
problem. To bolster home-
ownership and protect the
housing stock, the group
launched the Berwyn Bun-
galow Preservation Initia-
tive.
The group received a
grant from the Illinois
Historic Preservation
Agency to hire a consultant
and eventually apply for a
National Register nomina-
tion, the ultimate step in
preserving the Berwyn
community. AbiMansour
said the expense of seeking
historic designation hasn’t
been borne by Berwyn
residents. The state grant
covered 70 percent of the
costs to apply for national
designation. CoHo has
raised the remaining 30
percent, about $10,000.
The grass-roots commu-
nity group has emphasized
the benefits of the historical
designation, including
preservation; improving,
rehabilitating and modern-
izing the historic housing
stock; investing in the city;
bringing in tourists, busi-
nesses and other devel-
opment; and building a
stronger community.
AbiMansour, who also
serves as chairman of the
Berwyn National Register
nomination ad hoc com-
mittee, said the listing will
give the historic homes
official recognition over-
looked by the Chicago
districts.
“Berwyn has always
been known for its bunga-
lows by its people,” he said.
The designation is also a
boon for the city’s market-
ing goals geared toward
first-time homeowners,
AbiMansour said. The
national listing will likely
entice families to consider
Berwyn and help the mid-
dle-class city as it continues
to rebound from the reces-
sion, he said.
Through the Berwyn
Bungalow Preservation
Initiative, bungalow own-
ers are encouraged to vol-
untarily participate and
designate their homes as
local historical landmarks.
Homeowners receive a
plaque and are eligible for
the Illinois Property Tax
Assessment Freeze. The
state program freezes the
assessed value of a home
for eight years, followed by
a four-year period of
stepped-up assessed valua-
tion. By its end, the pro-
gram offers 12 years of
reduced property taxes.
Once the Berwyn district
makes it into the National
Register, these benefits will
continue, although the new
listing will not include any
additional tax perks.
