The adjacent land to the north is largely a cow pasture and a swamp. To the west are a few scattered
homes and the Florida side is leased to a hunting club, pushing wildlife to this diversified 'sanctuary'.
This quality property is designed to attract, hold and benefit wildlife in many ways for years to come
with minimal maintenance and upkeep.
There's a large, 10-acre 'destination' food/tree plot (in green above) designed to attract and provide
wildlife with nutritious foods such as: Soy beans, a combination of Buck Forage Oats, Daikon Radish,
medium red & ladino clover (blend). The “X” plot (in green above) is to be planted in the “blend”. The
X plot is to capture staging or traveling deer to or from the large destination plot.
There are two, four-acre 'Old Field Managed' habitats designed to create ecosystems of forbs & warm
season grasses providing native foods, bedding, and cover for doe & yearlings, turkey, rabbit and so
on. The bucks will be here during the rut. file:///D:/Downloads/Old_Field_QW%20(1).pdf
In red above sets a four-acre orchard of three-year-old Dunstan Chestnut trees and Sawtooth Oaks -
a beautiful drive-through hammock. Deer love chestnuts over anything. Sawtooths fall after chestnuts
and turn yellow in the Fall. http://www.chestnuthilloutdoors.com
By Owner, Unique 316 acre Sportsman's Utopia, in Baldwin County, Bay
Minette, Alabama.
Beautiful, secluded, easily accessed and tucked in on the State Line, also known
as the Perdido River, for nearly one and a half miles. The Perdido River is
narrow here (about 20' wide), deep, swift & clear, and lined with gorgeous,
accessible, hardwood bottom-lands (A nature trail paralleling the river with
shooting houses will soon be complete). High & dry, slow sloping toward the
Perdido, all heavily wooded, 24-year-old Lob lolly pine plantation blanket the
highlands.
Both, the pines and bottoms are abundant with high-quality wildlife due to age,
good genetics, and virtually no hunting pressure over the last ten years. For the
Southeast, these deer are heavy on the hoof and rack. Mature bucks will weigh
over 200 pounds. Turkey are prolific, from hens and jakes to mature beard
dragging gobblers, they're here. Additionally, there are a few coveys of quail
scattered throughout as well. This property, with its seclusion, layout, and
management, supports some of South Alabama's, best in quality hunting and
will only get better.
A one-acre pond with bass, bream & catfish will be strategically dredged on the
secluded 10-acre recreational home-site, south of the hunting grounds. The
material excavated from the pond-site will be used to build the access road, as
shown above.
This tract is in the Phillipsville Community, in North Bay Minette, Alabama, and
is known for its beauty, southern hospitality, great schools, safe & quiet country
living and central location. Also, Baldwin County is well known to be a leading,
growing and promising area for now and the future. The 3,000 acre Baldwin
Mega Site is only ten miles west, making this area very attractive.
Agenda:
Chestnut and Sawtooth oaks are to be planted in October or November 2016
(weather dependent). The access road to the south 10 acres will be put in
before 2017. The hunting blinds will be large, handicapped accessible, 8'X8'
ground blinds and 6'X8' elevated blinds that will be framed, carpeted, shingled,
heated and extremely well camouflaged. All shooting houses will have
dedicated entry/exit routes. Improvements will be completed before closing
unless otherwise agreed.
