international career as an architect, Tony
saw a need for professionally-designed
golf courses which respect site values,
in answering the growth in residential
golf course estates and resort projects
being developed at the time.
The success ofTony’s early projects led to
engagements from many private Clubs
and owners of pay-for-play golf venues
to undertake revisions to their courses
and clubhouses, often amounting to
full masterplanning and extensions to
existing golf terrains and buildings.
1. Company Background & Global Experience

1. Company Background & Global Experience
Another key differentiation between our company and most
other golf design groups is that Tony Cashmore remains the
major designer and supervisor for construction for each project,
whereas other‘name’companies normally have assistants develop
the course design, and attend site during construction.

The Dunes, Mornington Peninsula
Hole 13

3. Our Design Methodology
Our approach to golf course design is simple: to allow the flow of the
landonanysitetodeterminethecourseroutingasnaturallyaspossible,
and then to use all available ground elements – ridges, swales, spurs,
trees and vistas to create golf holes with great individuality, visual
beauty, and strategic flexibility.
We like to touch the land gently, and construct elements as broadly
as possible, so that the finished terrain looks as though it was always
there in nature, waiting to be mown; to bring golfers to tees in such a
way that the next golf hole is suddenly exposed as a ‘vision splendid’
for them, with everything laid out beautifully before them; and to have
golfers of all skill and strength levels, having a drink in the clubhouse
after their game, wanting to come back again and again, because the
golf was fun, fascinating and satisfying.
Our approach to client service is similarly flexible and open minded.
Many of our previous clients have become close personal friends. This
has occurred as we like to work very closely with our clients and adopt
a very flexible attitude in our approach to delivering our services. We
listen carefully to our client’s wishes and are always willing to respond
to changing requirements.
Over the past 30 years, we have developed our proven methodology
for the design and implementation process of golf course related
projects. Our comprehensive 8 Stage Design Process, distinguishes
us from other companies and ensures the best possible golf course is
created for every site.

3. Our Design Methodology
TheCGD8-StageDesignProcessisoutlinedbelowandcanbetailoredto
suitthespecificneedsofourclients. Thisprocesswillensurecompletion
of deliverables outlined in the Invitation to Tender Document under
Scope of Works for Package A.
Stage 1: Preliminary Discussions
• Create open communication channels so that your needs
are clearly detailed and formulated into a brief.
• Ensure we understand what you need, the timeframes
you require and the expected budgets for the project.
Stage 2: Concept Planning
• Prepare initial ideas and concept plans for the site.
• Participate in additional meetings with various
stakeholders to establish further ideas of what may be
required.
• Respond quickly in preparing drawings and delivering
presentations that are often required by the client project
team and local Government.
• Provide advice on other aspects of the project including
general landscaping, building and villa concepts, road
infrastructure, construction methods and delivery.
19
3. Our Design Methodology
Stage 3: Design Development
• Present additional design options and refine concept
plans to reflect further thinking
• Seekfinalfeedbackandsupportfromyourteamsothatthe
final design ideas and concepts meet all requirements.
• Achieve final sign-off of all concept designs from you and
your key stakeholders.
Stage 4: Masterplan
• Achieving this stage indicates that the Design
Development has been successful and that the plans are
finalized.
• We provide detailed reports on our overall site planning
methodology and how the planned golf course will
integrate with its surroundings.
• Detailed Masterplan drawings are prepared and
provided to your team and other key stakeholders such
as Government representatives.
• These Masterplans are formally agreed so we can
commence detailed construction documentation.
20
3. Our Design Methodology
Stage 5: Detailed Documentation
• It has often been said that our construction documentation is the
best in the industry.
• We prepare precise construction plans (all with GPS coordinates)
that are used extensively in the construction of your new course.
• Our documentation includes greens, tees and bunker plans down
to 0.25m contour intervals.
• We provide a detailed Construction Specification report that
describes the materials and standards that will be required for each
part of the construction process. This specification can be used to
issue tenders.
Stage 6: Construction Monitoring
• Inordertoensuredeliveryofthebestpossibleoutcomeforourclient,
it is essential that we monitor the construction of the project.
• This is achieved through regular site visits by one (or more) of our
senior golf architects. The timing of these visits is determined after
development of the construction program. This helps to identify
the likely timing of key milestones throughout the process at which
point site visits will be necessary. We remain flexible in the timing
of our visits.
• Theregularityofoursitevisitssetsusapartfromourcompetition. We
find a regular presence on site often leads to substantial reductions
in construction costs and delivers wonderful golf courses.
21
3. Our Design Methodology
Stage 7: Grow-in Consultation
• In consultation with your appointed Superintendent, we proactively visit your golf course during and following the construction of
your project.
• Each site visit is followed up with a comprehensive report of our findings and includes recommendations.
22
3. Our Design Methodology
Stage 8: Opening
• A very rewarding stage of the process. We will be
on-hand to celebrate the opening of your grand
vision and assist with any opening or promotional
speeches.

  • 16. 3. Our Design Methodology The Dunes, Mornington Peninsula Hole 13
  • 17. 17 3. Our Design Methodology Our approach to golf course design is simple: to allow the flow of the landonanysitetodeterminethecourseroutingasnaturallyaspossible, and then to use all available ground elements – ridges, swales, spurs, trees and vistas to create golf holes with great individuality, visual beauty, and strategic flexibility. We like to touch the land gently, and construct elements as broadly as possible, so that the finished terrain looks as though it was always there in nature, waiting to be mown; to bring golfers to tees in such a way that the next golf hole is suddenly exposed as a ‘vision splendid’ for them, with everything laid out beautifully before them; and to have golfers of all skill and strength levels, having a drink in the clubhouse after their game, wanting to come back again and again, because the golf was fun, fascinating and satisfying. Our approach to client service is similarly flexible and open minded. Many of our previous clients have become close personal friends. This has occurred as we like to work very closely with our clients and adopt a very flexible attitude in our approach to delivering our services. We listen carefully to our client’s wishes and are always willing to respond to changing requirements. Over the past 30 years, we have developed our proven methodology for the design and implementation process of golf course related projects. Our comprehensive 8 Stage Design Process, distinguishes us from other companies and ensures the best possible golf course is created for every site.
  • 18. 18 3. Our Design Methodology TheCGD8-StageDesignProcessisoutlinedbelowandcanbetailoredto suitthespecificneedsofourclients. Thisprocesswillensurecompletion of deliverables outlined in the Invitation to Tender Document under Scope of Works for Package A. Stage 1: Preliminary Discussions • Create open communication channels so that your needs are clearly detailed and formulated into a brief. • Ensure we understand what you need, the timeframes you require and the expected budgets for the project. Stage 2: Concept Planning • Prepare initial ideas and concept plans for the site. • Participate in additional meetings with various stakeholders to establish further ideas of what may be required. • Respond quickly in preparing drawings and delivering presentations that are often required by the client project team and local Government. • Provide advice on other aspects of the project including general landscaping, building and villa concepts, road infrastructure, construction methods and delivery.
  • 19. 19 3. Our Design Methodology Stage 3: Design Development • Present additional design options and refine concept plans to reflect further thinking • Seekfinalfeedbackandsupportfromyourteamsothatthe final design ideas and concepts meet all requirements. • Achieve final sign-off of all concept designs from you and your key stakeholders. Stage 4: Masterplan • Achieving this stage indicates that the Design Development has been successful and that the plans are finalized. • We provide detailed reports on our overall site planning methodology and how the planned golf course will integrate with its surroundings. • Detailed Masterplan drawings are prepared and provided to your team and other key stakeholders such as Government representatives. • These Masterplans are formally agreed so we can commence detailed construction documentation.
  • 20. 20 3. Our Design Methodology Stage 5: Detailed Documentation • It has often been said that our construction documentation is the best in the industry. • We prepare precise construction plans (all with GPS coordinates) that are used extensively in the construction of your new course. • Our documentation includes greens, tees and bunker plans down to 0.25m contour intervals. • We provide a detailed Construction Specification report that describes the materials and standards that will be required for each part of the construction process. This specification can be used to issue tenders. Stage 6: Construction Monitoring • Inordertoensuredeliveryofthebestpossibleoutcomeforourclient, it is essential that we monitor the construction of the project. • This is achieved through regular site visits by one (or more) of our senior golf architects. The timing of these visits is determined after development of the construction program. This helps to identify the likely timing of key milestones throughout the process at which point site visits will be necessary. We remain flexible in the timing of our visits. • Theregularityofoursitevisitssetsusapartfromourcompetition. We find a regular presence on site often leads to substantial reductions in construction costs and delivers wonderful golf courses.
  • 21. 21 3. Our Design Methodology Stage 7: Grow-in Consultation • In consultation with your appointed Superintendent, we proactively visit your golf course during and following the construction of your project. • Each site visit is followed up with a comprehensive report of our findings and includes recommendations.
  • 22. 22 3. Our Design Methodology Stage 8: Opening • A very rewarding stage of the process. We will be on-hand to celebrate the opening of your grand vision and assist with any opening or promotional speeches.
