One of the key drivers to reach this goal will be strong economic
growth, led by attracting foreign investments and hence
demand for commercial space is expected to rise.

8. Jurong Gateway has been planned by URA as the
Key Commercial Hub in the West Region:
Attractive location for company headquarters, business services and science
& technology sectors
Excellent mix of office, retail, residential, hotel, entertainment and F&B uses
Ready access to a large talent and labour pool
Close proximity to more than 3,000 MNCs and SMEs – from the established
International Business Park (IBP) and nearby Jurong and Tuas Industrial
Estates
Critical mass of office users relocating to Jurong Lake District from key
government agencies e.g. Agri-Food & Veterinary Authority (AVA) and the
Building and Constion Authority (BCA)
9. And the entire Jurong Lake District will be planned as a
lakeside destination for business and leisure

JCube shopping mall (by 2012 – Completed)
A new transport hub that integrates the bus interchange with the MRT
station will also be developed
Residential site for private housing was awarded to MCL Land in 1H 2012
and in 2H 2012, a hotel site was awarded to Genting Singapore.
First of many office & commercial sites at Venture Avenue by URA was
awarded to Sim Lian and launched for sale in March 2014
15. We believe that once all the amenities and
development are completed, property value will
appreciate as Jurong East will be a much
sought-after location to live, work and play.
A similar analogy will be mature HDB estates
like Queenstown and Ang Mo Kio are always
sought after due to the availability of

connectivity.

22. Another possible location is City Centre, but we think
that Jurong East stands a higher chance as it has been
planned as the next CBD outside City Centre, and sits
in the middle of Tuas West^ and City Centre.
If either Jurong East or Tuas West was chosen, the
demand for quality office space in Jurong East would
increase tremendously.
^ All ports will be consolidated to Tuas by 2027 hence Tuas West will be another growth area in
the West Region
